This Quick Reference Guide has been created to help current DataTree users

understand the differences between the Classic and New DataTree application.

PROPERTY REPORTS

Property Detail Report DataTree Classic New DataTree.com

This report provides comprehensive information on the subject property with legal description, last market sale, prior sale information, property characteristics, site details and basic tax information.

Tax Status Report DataTree Classic New DataTree.com

This report provides payment status of a parcel’s real estate tax obligations. It includes status, frequency, and type, due dates, APN, Situs and mailing addresses. This report does not include prior year delinquencies.

Sales Comparables DataTree Classic New DataTree.com

This report provides a quick view into current market conditions that include sale prices, property characteristics as well as land use, comparing up to 50 similar properties.

Title Chain and Lien Report DataTree Classic New DataTree.com

This report provides insight to the property title chain (property index), displaying transactions posted to the owner (general name index), including involuntary liens (bankruptcies, mechanic’s, etc.) It combines and groups transactions and documents together. This report replaces the Property Ownership Report

and Involuntary Lien Search. This report is

only available in select areas.

Foreclosure DataTree Classic New DataTree.com

This report provides information on properties at all stages of foreclosure and those subject to pending legal action.

Legal and Vesting DataTree Classic New DataTree.com

This report provides an abbreviated legal description, APN, current owner vesting and supporting tax information. The report is no longer combined with Transaction History.

Transaction History Basic DataTree Classic New DataTree.com

This report provides a comprehensive transaction history that includes ownership transfers such as quit claims, market sales, plus any mortgages including sale or refinances. Also includes links to document images associated with the financial and transfer activity. Does not include releases, assignments or foreclosure information.

This report replaces Transaction History

Search in DataTree Classic.

Transaction History Full DataTree Classic New DataTree.com

This report provides transaction history details that include ownership transfers such as quit claims, market sales, plus any mortgages

including sale or refinance related. Also includes releases, assignments, transfers and foreclosure transactions. It combines all reports into one output stream and groups related documents together. This report replaces Voluntary Lien

Report.

Neighbors Report DataTree Classic New DataTree.com

Report listing nearby properties and their owners based on proximity to the subject property. Includes interactive component allowing users to unselect properties based on visual inspection that may not be applicable (across busy

thoroughfares or in other neighborhood tracts). This report is commonly used by real estate agents in their marketing materials.

DOCUMENT IMAGES

Last Transfer Document DataTree Classic New DataTree.com

Represents the most current deed used to transfer real property from the buyer to seller. Typically a Grant Deed but also be a Quit Claim, Trust Transfer, Warranty or Distribution Deed.

Last Finance Document DataTree Classic New DataTree.com

The Last Finance document can be a purchase, refinance or any other voluntary encumbrance executed most recently on the property.

Assessor Map DataTree Classic New DataTree.com

The Current Assessor's Map (aka Tax or Assessor's Parcel Map.)

Abstractor Search DataTree Classic New DataTree.com

Requests the retrieval of any property record across the nation including mortgages, deeds, assignments, transfers, releases, foreclosures, etc. User must provide first/last name, address city, state or zip, recording date and mortgage amount. This dispatches a physical order to an abstractor, who will visit the county court house to retrieve the document in question. This

service can be accessed when a Document Search yields no results or through the drop down menu from the Property icon.

The Administrator has access to account detail information for customer management. This controls authorized products, features and document image access along with activity logs and trial account generation. User accounts can also be created and maintained.

Advanced Search Filters DataTree Classic New DataTree.com

The Advanced Search filters can be activated from either a map or property address search. These filters can include distance from subject, beds, bath, square footage, etc. and can be used to modify search results.

Inline search results display as soon as customer types/pastes at least 3 characters of the APN; State and county selections are required. User has the ability to enter formatted or unformatted APN number.

Document Search / Display DataTree Classic New DataTree.com

Search for a document with state, county, document type, document ID, year. Document is displayed in a separate tab. Documents are also available from directly within the property information reports and can be retrieved by using the “Order” button.

Estimated Value – Advanced Search Filter DataTree Classic New DataTree.com

Estimated Value is a search filter that uses a DataTree AVM to establish the values in a map overlay. Estimated Value can also be accessed through the Advanced Search Filter within the Characteristics tab. This is not an AVM.

Ability to filter results by ethnicity of the property owner based on the surname (last name) of the owner. Owner Ethnicity is located within the Owner tab.

Ability to access FlexSearch for open, contextual based searches. FlexSearch allows users to quickly find one or more documents with an expanded set of search filters including: Full Document Text (any word, name or phrase), County Name & State Name, Document Type & Document Year.

Interactive Map Features DataTree Classic New DataTree.com

Interactivity of map and text search is a powerful new usability standard for online property

research tools! The integrated search capability merges Map, Address, Owner, APN and

Advanced Search features into one easy to use portal. Allows users to identify, select, deselect properties based on visual inspection including site influences not always reflected in public record: Golf courses, Lake front, Ocean front, Major thoroughfares, Railroad tracks, and other positive and negative influences.

Map search provides interactive information layers (Owner Name, APN, Address and Value), search results, zoom, street level and walk-the-block viewing options, and the ability to

immediately order reports for one or more properties.

Owner Name Search with Nationwide DataTree Classic New DataTree.com

In the new DataTree, the Owner Name search can either be done as Nationwide or with a select State and County. Select “Nationwide” in the State field for a true nationwide search or choose a State and County to narrow results regionally. This feature replaces the Statewide Search in Classic DataTree.com.

Detach or Parallel Multi-Property Search DataTree Classic New DataTree.com

This feature enables users to conduct an

unlimited number of property searches in parallel without having to complete or exit previously started searches. Additional tabs and hyperlinks will dynamically appear. The Detach button allows the user launch a new session and window without interrupting their previous work.

Property Address Search DataTree Classic New DataTree.com

The new Property Address Search supports non-standardized address entry such as address range searching for multi-unit searches as well as condos. It provides recommendations on address search after 3 characters, wild card search parameters or an address range are entered.

Proximity Search DataTree Classic New DataTree.com

Proximity Search is used to create a list of properties near a given location, such as an address or APN. This search will be similar to a comparable search with the key difference being that proximity search creates a contact list or “farm” list, rather than identifying property values. A key differentiating feature of the proximity search is the notion of locating a certain number of properties that meet multi-property search filter criteria defined by the user. This is a customer service feature inside Filters within the Location tab. It will generated a max fill bucket request similar to a comparable radius search but by numeric record request.
