The easy user interface makes DeDU one of the most user-friendly yet po-werful programs on the market.

In total, around 2,500 people use the software, making DeDU one of the most widely distributed programs in its niche eld.

Users include everyone from mu-nicipal authorities and county coun-cils to private property companies, contractors, industrial and energy companies.

Fully comprehensive

DeDU is a fully comprehensive main-tenance system to assist you with:

task management, inspection and care, rounds, fault reporting, key loans, monitoring of warranty peri-ods and contracts, public authority inspections, media follow-up and document management.

Web-based

DeDU is web-based and supports modern Internet browsers such as Mozilla Firefox, Internet Explorer, Sa-fari, Opera and Google Chrome.

PROPERTIES

The core of DeDU is the property window, which allows various pro-perty structures to be created simply. After that, the various players which relate in some way to their appro-priate region, property or building, are linked together.

This is the storage and manage-ment location for all of the shared information that is used in di erent parts of the program. There are nu-merous elds for which you can per-sonally change the prompt. These

elds can be used to store optional information about properties and buildings.

Tenants and apartments can be stored directly in DeDU or can be linked and matched with your rental system.

It is also possible to insert docu-ments and various reports.

Area is important from many as-pects - DeDU supports all area con-cepts by default.

DeDU’s task management module makes it possible quickly and easily to receive and manage fault reports and other types of task.

The tenant can report the fault via a website or by telephone. Afterwards the person performing the task re-ceives a work order as an e-mail, as a call to a mobile phone or on paper. Once the task has been actioned, the person who performed the task con rms the work in DeDU and an automatic e-mail message is sent back to the tenant to notify that the work has been performed, contain-ing details of what has been done. If, in addition, the tenant has to cover the cost of the work, DeDU can also create basic invoicing data.

The website for reporting tasks can be designed in various ways. It can be integrated into your existing web-site, and the tenant can also be given the option to monitor tasks and view statistics on them.

External resources

DeDU’s module for task manage-ment provides a fantastic opportu-nity to follow up the status of your tasks. For example, you can request that external resources, such as outli-ne agreement contractors, should re-port their tasks and orders in DeDU. This allows you and your purcha-ser to follow up the status of the task, thus facilitating important communications between tenant, property owner and contractors. All events are stored automatically in a history log.

Statistics

From DeDU, it is also possible to ex-tract statistics concerning the tasks and faults that are most common and cost most in both time and money. There are a lot of di erent reports for you to choose from.

DeDU allows you rapidly and simply to plan preventive maintenance - ”Inspection and care”.

All service objects are entered in the object window. Type, position, service interval, person performing the task (e.g. external contractors), planned time etc, are given here. Maintenance items and spare parts are also recorded. DeDU crea-tes work orders based on the details in this register.

Planning maintenance is simple

The maintenance object is placed in the calendar on the desired start week, after which DeDU makes plans based on the interval entered.

DeDU can also manage long-term planned maintenance. It includes an option to set the price of the main-tenance. The most common actions can be recorded on a pricelist to fa-cilitate the entry of new objects, and can be indexed and adjusted on an annual basis.

The planning calendar provides a good overview of the maintenance that is to be carried out. Once the orders are acknowledged they turn green and are ticked o . If an order is to be moved from one week to another, the icon is just dragged over

to the required week. After the work has been carried out, the order is acknowledged in the acknowledge-ment window.

DeDU remembers what you don’t remember.

Dynamic work can be carried out on the maintenance plan within the calendar, by dragging and releasing the actions in the desired year. Numerous di erent reports for di erent types of nancial monito-ring are easy to produce.

Strike a blow for the environment by using Energy & Environment. It gives you control over your media usage, its costs and its environmental im-pact with regard to CO2 and SO2. The program manages main meters, sub-meters and calculating meters as well as the input of meter settings or consumptions.

If you need relevant statistics for meters, building, property or area, reports are easy to extract from the program.

Consumption details or costs can be extracted on an annual or a monthly basis, with or without key indicators – degree-day corrected or time corrected.

With media analysis you obtain a report of the stock, sorted for example on the basis of which pro-perty consumes most energy/m2, or which property has increased its consumption most in comparison with previous years.

Make your own choice of whether you want to extract a cost report or a consumption report, time corrected or degree-day corrected.

DeDU contains a number of dif-ferent standardised area concepts: BOA, LOA, BIA, ÖVA, BTA, A-TEMP etc. All to make things easier for produ-cing the correct statistics, for internal use or in the event of an energy de-claration.

DOCUMENT ARCHIVE

DeDU’s module for key loans keeps track of keys and access cards that have been loaned out. A constant question for many people is about who has which key, which means the module is a greatly appreciated function.

INSPECTIONS

In DeDU you can manage all types of inspections such as OVK (mandatory ventilation inspections), elevator inspections, electricity audits or play-ground inspections. Everything is constructed using free text, speci c headings, and status.

Contractors and those perfor-ming the work themselves can acknowledge their inspections per-sonally. They can also attach les such as photos, minuted records and drawings, and print out nished minuted records to be forwarded to the public authorities concerned. The information is saved directly in DeDU which you follow up simply afterwards.

In this way, you ”own” all of the information and history instead of it being widely distributed among various contractors. This simpli es matters considerably when changing contractors, for example.

CONTRACT MONITORING

Many purchasers lose large amounts of money because they do not have any method of monitoring the cont-racts on which they have a warranty. DeDU monitors warranty periods for contracts, compiles warranty ob-servations and provides reminders about warranty inspections. As an extra bonus, you can easily pick out statistics on warranty observations and compare various contractors with one another.

DeDUMOBILE

An important part of DeDU’s success is its support and training activities. The training is run in various for-mats depending on previous know-ledge and wishes.

It might be a workshop in which functions in DeDU are shown, while discussions also take place about the set-up for maintenance. Or a training course for users in conjunction with starting to use DeDU, in which the course materials comprise in-house

DeDUMobile is an online solution adapted for the smaller windows on mobile phones. The telephone needs to be equipped with a web browser. The menus have a simple structure to allow you to work quick-ly and wirelessquick-ly.

DeDUMobile allows you to do the following:
