The Dodge Momentum Index increased 2.4% in May to 119.4, a bump up from the upwardly adjusted April figure of

116.6, due largely to a 6.5% surge in commercial project planning. This second consecutive monthly rise in commercial

project planning helped the Index overcome a 3.4% May decrease in institutional planning, which is part of a 1.3%

year-over-year dip in that category from robust activity in the fourth quarter of 2015 and the first quarter of this year.

FORECLOSURE INVENTORY DROPS 23.4% IN APRIL

71% of potential homeowners saddled with student loan debt said the financial burden was keeping them from

buying a home, according to a joint National Association of Realtors and SALT/American Student Assistance survey.

Over 50% of all respondents with loans said their student debt would delay homeownership by more than five years,

and 40% said it would keep them from moving out of a family member's home.

According to the Federal Reserve Board’s first quarter of 2016 release of its Financial Accounts of the United States

report, household holdings of real estate, measured on a not seasonally adjusted basis, totaled $22.524 trillion in the

first quarter of 2016, $1.140 trillion higher than its level in the first quarter of 2015, $21.113 trillion. At the same time, home

mortgage debt outstanding, $9.511 trillion in the first quarter of 2016, rose by $136.4 billion over the same four-quarter

period. Since the total value of household-held real estate rose faster than the aggregate amount of mortgage debt

outstanding, then home equity held by households grew. Over the year, total home equity held by households grew

by $1.275 trillion, 10.9%, to $13.014 trillion. Household’s home equity is now 57.8% of household real estate.

CoreLogic on Tuesday said its April 2016 National Foreclosure Report shows foreclosure inventory declined by 23.4%

and completed foreclosures declined by 15.8% compared with April 2015. The number of completed foreclosures

nationwide decreased year over year from 43,000 in April 2015 to 37,000 in April 2016, representing a decrease of

68.9% from the peak of 117,813 in September 2010.

The foreclosure inventory represents the number of homes at some stage of the foreclosure process and completed

foreclosures reflect the total number of homes lost to foreclosure. Since the financial crisis began in September 2008,

there have been approximately 6.2 million completed foreclosures nationally, and since home ownership rates

peaked in the second quarter of 2004, there have been approximately 8.3 million homes lost to foreclosure.

Real estate company JLL reported that retail construction activity in the first quarter of 2016 is 24.4% higher than the

first quarter of 2015 — a performance strong enough to help boost nonresidential construction employment 4.7%

during the same period, Building Design + Construction reported. JLL predicted continued commercial construction

growth into the second quarter — including in the industrial and office sectors — but said that concerns over the

economic downturn in China, coupled with a near 1% decrease in the quarter-over-quarter U.S. gross domestic

product, were hampering investment, as evidenced by a downward tick in office construction starts.
