information including establishing services at your residence, registering as a new resident upon move-in and obtaining your Amenity Access Card(s).

Board of

The Founder of Babcock Ranch established the vision for the community and through authorities granted in the Community

Charter is responsible for developing, evolving and overall governance of Babcock Ranch and subsequent affairs through the Development

and Sales Period. Accordingly, the Founder maintains three seats on the Board of Directors.

The Board of Directors contracted with property management firm, CCMC, to manage the daily business of the Homeowners Association.

CCMC manages the community according to Board of Director approved resolution and policies, as well as state law, local law, and the governing documents set forth which are comprised of the

Community Charter, Articles of Incorporation and By-Laws.

The Community Manager, Luke Kenzik, reports directly to the Board of Directors and is the primary point of contact for association business

matters. His office is located at 42911 Lake Babcock Drive, Babcock Ranch, FL 33982. Luke can also be reached at HOA@babcockranch.

com or at 941.676.7191.

How do I contact the Homeowners Association?

Email your Community Manager, Luke Kenzik at HOA@babcockranch.com or call to 941.676.7191.

Luke will either assist you or guide you to the right person.

If I have a security concern, who should I call?

If an emergency, call 911. Afterwards, or if a non-emergency, call Babcock Ranch Community Patrol at 239.652.8000. They are on site to assist you seven days per week, 24 hours per day.

When are trash pick up days?

Trash is picked up each Monday and recycling is picked-up each Thursday. For more detailed information, you can call Ecologic Waste Management direct at 941.467.1499.

Who do I need to call for cable television, internet, electricity, natural gas, and other Babcock Ranch service providers?

A full contact list of Babcock Ranch service providers and other important numbers are located on the community website at BabcockRanchLiving.com. You will need to register on the main page to see the full contents of the website.

If I want to put in a pool, add a fence, put in a swing set, or install landscaping, do I need to gain approval first?

Yes. Homeowners are required to submit an application for all improvements that are in public view.

Applications can be downloaded at BabcockRanchLiving.com.

How do I gain access to the amenities?

Complete the registration form found under the community tab at BabcockRanchliving.com. Go to Homeowner Welcome and book an amenity card appointment.
