Inspectors Evaluation
1. Well Performance Evaluation
Private well records from the Tuscola county Health dept were not available. No records on file.
Private well pump during the evaluation, the pump appears to function in a normal & typical fashion. Water pressure from the well pump appeared to be normal.
Exterior well casing (well head) was in good condition with a proper secured cover in place. Equipped with a composite bladder holding tank, the holding tank was in good condition.
Inline water filtration system present near the bladder tank. Filter cartridge need to be monitored for replacement to ensure adequate water pressure.
Hot water heater was present, unit show no signs of any issues.
2. Septic System Evaluation
Septic disposal records from the Tuscola county environmental health dept has no records on file.
The septic tank shows the tank has not been properly maintained. The tank has 10 plus inches of top scum layer, the outlet port/pipe was not visible for evaluation. Recommend contacting a local sanitation company to have the tank pumped/cleaned to ensure proper function.
Some fruit trees are planted in proximity of the septic leach field, its possible the drain field may have some damaged caused by the tree roots. Trees or shrubs should never be planted over or near the septic system. 1) During the home inspection & septic evaluation a load test was conducted. Less than 10 minutes of
running water, water had risen above the outlet of the tank and reached above the tank about 12 inches above. Typically, this would indicate a potential failing septic system, due to the ground be saturated due to snow melt and excessive rains for the past month.
2) Due to the age of the home and lack of maintaining the tank & periodic cleaning and trees in proximity of the drain field. There are concerns the septic system will need further evaluation for potential replacement. 3) The tank has a heavy top sludge layer which prevented any type of visual inspection without having the tank pumped. Proper components within the tank could not be determined during the time of the septic evaluation.
4) Recommend contracting a licensed sanitation specialist to pump the septic tank and preform a load test to properly evaluate the leaching field. It the system is in need of replacement, suggest obtaining some bids. Sanitation septic companies within the local area; Trisch Septic Service LLC; (989) 673-3980
Water flooding above the septic tank after 8-10 minutes of load test.
Trees or shrubs should never be planted over or near the septic system.
