Assumed design loads per structural engineering.

All footings shall rest on firm, undisturbed soil. Soil bearing is assumed to be 2000 psf minimum, unless shown otherwise on drawings.

Structural concrete shall attain a 28 day strength of f'c = 2500 psi.

Reinforcing steel shall conform to ASTM A615-76A, Grade 40, fy = 40,000 psi.

Minimum concrete coverage of steel to be 3" clear at bottom of footings; 1 1/2" clear at outside of walls, 3/4" clear at inside of walls.

Provide 1/2" x 10" anchor bolts w/ 3x3x1/4" sq. washers at 72"

o.c. or 48" o.c. for two story. Hold bolts 12" from ends and splices. Each plate to have minimum of 2 bolts. Superseded by structural engineering.

Footings located inside of crawl space will be 8" below grade.

Bottom of exterior footing to be 18" minimum below grade.

Install floor diaphragm and remove forms prior back filling.

Provide solid blocking over supports.

All shearwall framing anchors and holdowns to be inspected prior to covering.

Provide under floor ventilation in all crawl spaces. Vent area to be 1/150 net of area of vented space. See Foundation Plan for calculations.

Provide 18"x24" minimum access opening to each under floor area (crawl space) of the structure. Access from heated space to be insulated and weather stripped per WSEC 502.4.3. Access for exterior to be screened or covered. Locate within 20 feet of clean-out.

All lumber and structural timbers shall meet the minimum grading standards defined by applicable codes and as shown on the drawings. Beams and structural timbers shall be D.F. #2 or better, except where otherwise specified; joists and rafters shall be hem/fir #2 or better, except where otherwise specified.

Provide 4x10 headers at all openings in exterior walls and interior bearing partitions except where shown otherwise on the drawings. Refer to structural engineering.

Provide minimum 1" air space at beam ends next to concrete walls. All lumber in contact with concrete or in contact with earth to be pressure treated.

Prefabricated roof trusses shall be designed by the

manufacturer in accordance with the Design Specification for Metal Plate Connected Wood Trusses, TP1-78, by the Truss Plate Institute, for the span and conditions specified. Shop drawings and specifications, bearing the Seal of a professional engineer registered in the State of Washington, shall be submitted for review and transmittal to the Building Department for approval. For Basic Plans provide Truss Engineering attached to Plan.

Sheathing per structural engineering.

Nailing shall be in accordance with I.R.C. Table R602.3, unless otherwise specified on the drawings.

All glazing materials installed within 24" of any door opening and less than 60" above floor level, or within 18" of any floor and over 9 sq. ft. in area shall be tempered safety glazing. Glazing in walls enclosing stairway landings or within 5 feet of the bottom and top of stairways where the bottom edge of the glass is less than 60 inches above a walking surface must be tempered safety glazing. Glazing materials in hazardous locations, including walls surrounding bathtubs and showers, shall be of approved tempered safety glazing.

All appliances shown on the plans shall be installed in compliance with applicable codes. All fresh air, exhaust, and relief valve vents shall exit outside of the structure in an approved manner. Exhaust vents shall exit structure no closer than 3'-0" from any opening into structure, relief valves to be no more than 6" above grade and directed downward. Water heaters shall meet the current requirements of the NAECA, and shall be so labeled; and shall be installed with approved seismic restraints and thermal expansion tank.

Provide fresh air ventilation in compliance with W.S.E.C. This shall consist of an approved energy recovery ventilation (E.R.V.) system with exit vents in each wet room; or a properly sized exhaust fan in each wet room, one of which shall be designated a Whole House Fan, and provision for ingress of makeup air, either in conjunction with a furnace cold air return system or by means of approved inlet vents in habitable rooms. Doors shall be undercut 3/4" where required to permit free flow of makeup air between rooms.

Walls in areas subject to moisture, including tub-shower and stall showers shall be protected by moisture resistant coverings or constructed of moisture resistant materials to a minimum height of 70" above finished floors (70" above drain opening at showers or tubs with showers).

Provide adequate ventilation in all attic spaces. When 50% of the vent area is provided at upper roof levels that is more than 3'-0" above the lower vents (e.g. ridge vents), vent area must be at least 1/300 net of the area of the vented space; where high-level venting is not provided, total vent area must be at least 1/150 net of the area of the vented space. See Roof Plan for calculations.

Provide 22"x30" minimum access to each attic space with 30"

of headroom. Access closure shall be weather stripped and insulated to the "R" value of the surrounding ceiling area.

Access to be located to provide 30" minimum head space above opening.

Provide smoke detectors at locations shown on drawings.

Installations to be hard-wired to 110V electrical service and interconnected, with battery backup. Provide carbon monoxide detectors shown in drawings.

All insulation shown on drawings shall be installed with clearances for venting, lights, and other devices in accordance with manufacturers' recommendations.

All exterior joints shall be sealed, caulked, gasketed, or weather stripped in accordance with W.S.E.C., 402.4.3.

Provide appropriate treatment at the following locations:

a. Windows and door frames.

b. Openings between walls and foundation.

c. Openings between walls and roof.

d. Openings at penetrations for utility services.

e. All other openings in the building envelope.

Showers shall be equipped with flow control devices to limit total water flow to 1.75 gpm per device. Faucets - 1 gpm, kitchen faucet 1.75 gpm.

Garage/residence common wall to be 1 hr fire-resistive construction by the use of 5/8" type "X" G.W.B. to run from foundation to roof sheathing. 5/8" type "X" is to be applied to the garage side of construction. A self-closing, tight fitting solid-core wood door 1-3/8" thick, or a self closing, tight fitting door with a 20 minute rating shall be used between garage and habitable spaces.

Appliances installed in garages shall be suitably guarded against damage by being installed behind protective barriers or by being elevated or located out of the normal path of vehicles.

Heating and cooling equipment covered by this code, located in a garage and which generates a glow, spark or flame capable of igniting flammable vapors shall be installed with sources of ignition at least 18 inches above the floor level.

Structures located in Noise Zone are required to adhere to Island County "Noise Level Reduction Ordinance" Chapter 14.01B.

Walls to have at least STC-30 rating, windows to have STC-28 rating, exterior doors to have STC-26 rating and ceiling to have STC-39 rating. Skylights to have STC-33 rating. Perimeter of door and window frames shall be sealed airtight to the exterior wall construction with a sealant conforming to tone of the following Federal Specifications: TT-S-00227, TT-S-0230 or TT- S-00153

The inlet and discharge openings in the fresh air ventilation shall be fitted with sheet metal transfer ducts of at least 26 gauge steel, which shall be lined with 1 inch thick coated glass fiber, and shall be at least five feet long with one 90 degree bend.

Gravity vent openings in attics shall be as close to code minimum in number and size, as practical.

Bathroom, laundry and similar exhaust ducts shall contain at least a five foot length of internal sound-absorbing duct lining.

Exhaust ducts less than five feet in length shall be fully lined.

Each duct shall be provided with a bend in the duct such that there is no direct line-of-sight through the duct from the venting cross-section. Dryer and kitchen range vents are exempt.

Any deviations from these General Notes, or from the materials, specifications, and techniques indicated on the plans, shall be the responsibility of the Contractor and or Owner, and shall be verified as acceptable to the Building Official having jurisdiction before execution.
