County, North Carolina. The site offers a pre-graded, ready to build expansion pad for future
development. The Tennessee Valley Authority (TVA) and Duke Energy both have substations on
site providing over 100 MW of power with virtually unlimited expansion capacity.

NC West Powered Shell Data CenterClimate and Low Natural Disaster Risks
Cherokee County, North Carolina is located in an area known for its extremely low risk of natural disasters. The area benefits greatly from an equitable climate with moderate year-round temperatures. Over the past 30 years, the county has had an average daily temperature of 65 degrees, 261 days of each year.
Access to Major Metropolitan Areas
The data center has access to a highly educated workforce from Atlanta, Georgia; Chattanooga and Knoxville, Tennessee; Asheville, North Carolina; and Greenville, South Carolina. The extended area also includes Charlotte, North Carolina.
Tax Incentives
Cherokee County is classified as Tier I, which qualifies for high level state tax incentives including sales and use tax exemptions, building reuse and restoration grants, and other possible credits. Reliability for the last ten years has been at or above 99.9997%. Both TVA and Duke Energy have substations “on site” offering virtually unlimited power capacity to the data center.
