The NC West Powered Shell Data Center is in a secure location in the western North Carolina market that

offers regional access to Atlanta, Georgia; Chattanooga and Knoxville, Tennessee; Asheville and Charlotte,

North Carolina; and Greenville, South Carolina.

Attractive tax incentives, the availability of reliable low-cost power, and an ideal moderate climate have all

contributed to the establishment of the nationally recognized western North Carolina Data Center Corridor.

The existing 253,200 SF NC West Powered Shell Data Center is located on 74 acres in Cherokee

County, North Carolina. The site offers a pre-graded, ready to build expansion pad for future

development. The Tennessee Valley Authority (TVA) and Duke Energy both have substations on

site providing over 100 MW of power with virtually unlimited expansion capacity.

Climate and Low Natural Disaster Risks

Cherokee County, North Carolina is located in an area known for its extremely low risk of natural disasters. The area benefits greatly from an equitable climate with moderate year-round temperatures. Over the past 30 years, the county has had an average daily temperature of 65 degrees, 261 days of each year.

Access to Major Metropolitan Areas

The data center has access to a highly educated workforce from Atlanta, Georgia; Chattanooga and Knoxville, Tennessee; Asheville, North Carolina; and Greenville, South Carolina. The extended area also includes Charlotte, North Carolina.

Tax Incentives

Cherokee County is classified as Tier I, which qualifies for high level state tax incentives including sales and use tax exemptions, building reuse and restoration grants, and other possible credits. The NC West Powered Shell Data Center is located in a uniquely advantageous region that is serviced by two of the largest power providers in the country (TVA & Duke Energy). Reliability for the last ten years has been at or above 99.9997%. Both TVA and Duke Energy have substations “on site” offering virtually unlimited power capacity to the data center.

Western North Carolina’s Data Center Corridor

Over the past five years, North Carolina has witnessed substantial data center investments in the western half of the state. Google, Apple, Facebook, Disney, Wipro, AT&T, Bed Bath & Beyond, Time Warner Cable, and American Express among others have placed data centers in the Western Carolina Data Center Corridor. The data center takes advantage of the moderate year-round temperatures with the intake of outside air to cool the data center.
