Specialisation in Facilities Management

Duration: 3-5th semester

Status: The specialisation of the elective course of study ECTS credits: 25

Contents of the elective course of study:

The elective Facilities Management is scheduled in semester 3, 4 and 5.

During 3rd semester’s course the students obtain an overview and general knowledge about the stakeholders in the construction industry, commercial property and facilities management – in and outside Denmark.

Secondly, the course introduces the risks which traditional planning, design and execution of construction projects represent to clients and end-users – and how these risks can be minimized.

Last, the course also introduces how planning, design and execution of construction projects can lead to occupancy of future building facilities which boost productivity, minimize costs and support desired organisational changes.

During 4th semester’s course the students should be able to identify and formulate – as prioritised performance

specifications – the needs and demands of a client for future building facilities as one comprehensive, unambiguous and quantified demand profile. Furthermore, the student should be able to match the demand profile approved by the client with a range of suitable supply options and to recommend to the client, based on evidence analysed, the all-in-all most favourable option.

Last, the students are to present the recommendations to the client as it is done in the kind of audition known as a “beauty contest”.

During 5th semester’s course the students are to

 Produce a project vision and a full strategic brief for an energy renovation of an existing building

 Plan and supervise quality management for the design of the energy renovation in question

 Identify the data needed for facilities management and building maintenance and plan how these data are to be collected.

Duration: 3 weeks

Status: The specialisation of the elective course of study ECTS credits: 5

Learning objectives and contents: Knowledge

The student must:

 Have development-orientated knowledge about the following topics:

o Correlations between construction costs, property value and user value. o How FM is and can be dealt with in business plans.

o How clients to the construction industry have proliferated from being owner and end-user to developers, investors, building owning companies, leaseholders etc.

o How project management and procurement of design and works are affected by use of BIM, Lean and Partnering.

o How FM activities are and can be organised in commercial property. o How to comply with the RICS Rules of Conduct.

o Contemporary buzz words and abbreviations in the FM industry – as an example: SLA (Service Level Agreement).

 Be able to understand the following practice, theory and method:

o The traditional roles and traditional project management in the construction industry. o Benchmarking of occupancy costs based on relevant industry standards.

o Formulation of performance specifications.

 Be able to reflect on the following:

o The risks clients and end-users are facing when they commission design services and construction works.

o The benefits of using performance specifications – compared to traditional specification methods.

o Area definitions and definitions of Leased Area. o How to use the REN catalogue.

Skills

The student must:

 Be able to use the following methods and tools:

o Identification and formulation of client key needs, demands and priorities plus policies on project management.

o The IPD Environmental Code. o The IPD Space Code.

 Master the following skills:

o Production of a project vision for a relocation project.

 Be able to assess the following types of problems:

o Prioritizing of timetable, budget and specifications.

 Be able to select proposed solutions within the following areas and justify them:

o A prioritizing of timetable, budget and specifications as first, second and third priority.

 Be able to communicate the following problems:

o Why the timetable, the budget or the specifications has to have first, second and third priority.

Competencies The student must:

 Be able to handle the following complex situations: Not relevant.

o The impact the organisational architecture has on HR productivity. o The impact the working environment has on HR productivity. o How to assess the quality of a work station.

 Be able to understand the following practice, theory and method:

o How to find suitable options for future locations – by use of the internet. o Discounted case flow over a series of years – based on the local inflation.

 Be able to reflect on the following:

o How options for future locations match a business plan.

Skills

The student must:

 Be able to use the following methods and tools:

o The REN catalogue of performance specifications.

o Assess the performances of existing commercial property – based on the REN catalogue.

 Master the following skills:

o Production and presentation of a proposal for a strategic brief.

 Be able to assess the following types of problems:

o How to weigh incompatible performance specifications.

 Be able to select proposed solutions within the following areas and justify them:

o Recommend a location based on a range of incompatible performances.

 Be able to communicate the following problems:

o Making distinctions between “need to have” and “nice to have”.

The student must:

 Have develop-orientated knowledge about the following topics:

o Strategic assessment of construction projects based on the OGC (Office of Government Commerce) Gateway Process.

o Quality management of design services based on international standards. o Certification of environmental performances.

o Introduction and management of FM data in BIM.

 Be able to understand the following practice, theory and method:

o How to formulate assumptions for energy renovations.

 Be able to reflect on the following:

o How energy renovation can be economical feasible as an integrated part of a rehabilitation project.

Skills

The student must:

 Be able to use the following methods and tools:

o How environmental performances are certified based on international standards.

 Master the following skills:

o Planning and supervision of design reviews based on international standards.

 Be able to assess the following types of problems:

o Whether design proposals complies with the strategic brief or not.

 Be able to select proposed solutions within the following areas and justify them:

o The certification level which economically is most favourable to the client.

 Be able to communicate the following problems:

o Why design proposals does not comply with the strategic brief in question.
