Michael J. Peter

President and Chief Executive Officer

Mike is the founder of Campus Advantage and serves as its President and CEO. He is responsible for all strategic planning and financial operations. Mike is responsible for initiating new and maintaining existing relationships with colleges, universities, private owners and allied business partners. He responds to and customizes programs for schools and private owners looking for student housing management and consulting expertise.

Mike began his career in student housing in the mid-1980’s rising from Resident Assistant to Resident Director and,

quickly, to Manager for Allen & O’Hara in Wisconsin and California. Michael then served in the U.S. Peace Corps in the West Indies before returning to earn a Law Degree at top ranked University of Minnesota. He returned to student housing full-time in 1997 as the Director of On-Campus Business Development for American On-Campus Communities.

Mike was a National Communications Coordinator (NCC) for the National Association of College and University Residence Halls (NACURH) and is an active professional member of ACUHO-I, National Multi Housing Council (NMHC) and the National Association of College Auxiliary Services (NACAS). Mike has a Bachelor of Arts degree from the University of Wisconsin and a Doctor of Jurisprudence from the University of Minnesota. He currently serves as Vice Chair for the Board of Directors of the National Peace Corps Association. Mike is also the Co-Chair for the National

Apartment Association Student Housing Committee.

Scott Duckett

Chief Operating Officer

Scott oversees the operation & management of over 27,500 beds at more than 45 student housing properties throughout the US. He also leads the new business growth of the company through third-party management services & consulting, and works collaboratively with the acquisition & development teams. Scott has been with Campus Advantage since 2005 and has worked on hundreds of projects including new developments, transitional assets, and

stabilized core properties both on and off campus. His operational team is active in 23 states and the consulting division has completed over 150 professional engagements throughout the U.S. as well as several international projects.

Scott has experience structuring joint ventures, strategic partnerships, and capital deployments with institutional investors and local developers. He has assisted with all aspects of project financing, planning, and repositioning for a variety of deal types, as well as the day-to-day operational details of managing student housing. His previous career included leadership positions for planning and legislative work with local governments. Scott is a former Peace Corps volunteer and holds a Bachelor of Arts degree from Oregon State University and a Master of Science degree from Portland State University.

Clark Hoffman

Chief Financial Officer

Clark Hoffman serves as the Chief Financial Officer for Campus Advantage, where he provides financial oversight and risk management to the company. Clark’s experience includes companies engaged in student housing, technology services, mining, manufacturing, wholesale distribution, and retail sales. He specializes in building financial and operational capacity through effective planning, sound strategy, combined with effective implementation.

His previous career included leadership positions for Austin Ribbon & Computer Supplies, Architectural Granite & Marble, Cold Spring Granite Company, Centex Corporation, and Mobile Chemical Company. Clark holds a Bachelor of Science Electrical Engineering and a Master of Business Administration from the University of Texas at Austin.

Dan Oltersdorf

Vice President of Residence Life

Mr. Oltersdorf is responsible for the development of "Students First," Campus Advantage’s cutting-edge, residence life program, resources and training materials. He is responsible for the training and supervision of all residence life staff and maintaining the continued development of online and print resources for our Residence Life and Higher Education materials. He is also the coordinator for all Campus Advantage training initiatives across the portfolio.

Dan is known internationally as a leader in the field of residence life. In 1998, he founded the well-known website, www.ResidentAssistant.com, which consists of thousands of pages of ideas, advice and resources, and is utilized by

college and university housing staff around the world. Dan has been featured in numerous online and print publications and is regularly featured as a keynote speaker at student leadership an industry conferences.

Dan received a Bachelor of Science in Human Development and Family Studies, Adolescent Development from Colorado State University, and a Master of Science in Higher Education with a minor in Group Training and Development from Florida State University. He is also an Accredited Residential Manager with the Institute for Real Estate Management and is actively involved in the National Apartment Association and ACUHO-I.

Michael Hanley

Senior Vice President for Facilities

Michael Hanley provides oversight of data and policy systems to ensure accurate and efficient operations at all properties. He works closely with multiple departments to maximize new technological systems that result in enhanced property and corporate performance. His department provides training for all new staff including compliance with policies & procedures, reporting, administrative functions and financial tracking systems. Mr. Hanley began his career in student housing in 1988 at Old Dominion University as a housing officer after serving in various roles including Resident Assistant & Director. In 1997 Mr. Hanley joined the American Campus Communities and helped establish new operating policies & procedures as a Regional Manager and General

Manager. He was intimately involved in designing and opening University Village at Texas A&M International as well as a full-service residence hall at Texas A&M University in College Station. Throughout his career, he has a remarkable record of rescuing troubled and failing properties through improved operations and attention to detail.

Michael holds a Bachelor’s degree in History from Old Dominion University and has participated in the Association of College & University Housing Officials (ACUHO) organization. He is trained in Compliance Bridge and Timberline Management Information Systems among other specialized training in low voltage and information technology issues. He has been involved in the design of more than 25 student housing communities.

Nora Foster

Vice President - Controller

Nora oversees the accounting staff including 17 corporate employees and works closely with the Operations Divisions to ensure seamless accountability for financial management.

She brings over 25 years of experience in accounting and finance for both public and private companies, including 12 years as the Vice President of Finance & Accounting for Turner Broadcasting Systems where she managed the Cartoon Network, Boomerang and TBS Superstation.

Nora is a CPA and has extensive Sarbanes-Oxley experience along with a bachelor’s degree in Business Administration from Oklahoma State University.

Jerry (Chip) Schell

Vice President – Operations

Chip Schell serves as Vice President of Operations for Campus Advantage. Chip possesses 21 years of experience in all aspects of property management. Portfolios under his direction have included multi-family, both student and

conventional, office, industrial and retail. He maintains a multifaceted degree of experience at all levels within the industry including maintenance, management and multi-site management. Chip also has a strong history of identifying problems in troubled portfolios and implementing action plans to improve the financial position of properties.

Chip graduated from the University of Texas, Austin with a Bachelor of Science from the School of Communication in Radio Television and Film.

Carol Peddy

Vice President - Operations

Carol Peddy brings over 20 years of experience in the student housing industry. Carol is currently Vice President for Operations of a specialized single-ownership portfolio of 16 communities with 7,200 beds. Prior to joining Campus Advantage, Peddy was with Riverstone Residential, overseeing property operations and marketing. Previously, she held increasingly senior management positions with JPI, becoming the senior vice president and national marketing director. Other leadership roles include Property Company of America, Jacques-Miller, and Tracy Management Company, Inc.

Carol holds a Bachelor of Business Administration from the University of Oklahoma.

Jennifer Cassidy

Vice President – Management Services

Jennifer has spent her entire professional career in student housing property management in positions ranging from Community Assistant to General Manager to Regional Manager and Vice President. Her experience ranges from full service residence halls to garden style communities. Jennifer currently serves as Vice President of Management Services and oversees all aspects of her portfolio, including lease up and overall financial performance, as well as client relations. Her portfolio currently includes private and institutional investors.

Prior to joining Campus Advantage in 2006, Ms. Cassidy worked in all facets of operations for College Park Communities.

She also worked for Suite USA, training site level employees in accounting and leasing while troubleshooting at other properties.

Jennifer earned her Bachelor’s of Science in Interdisciplinary Natural Science from the University of South Florida in 2003. She is an Accredited Residential Manager with the Institute of Real Estate Management and was recently accepted as a CPM candidate.

Katy Warren

Director of Marketing and Leasing

As Director of Leasing and Marketing for Campus Advantage, Katy Warren-Smerko oversees corporate-level leasing and marketing efforts for more than 48 student housing properties across 23 states. She has over 9 years of industry experience in multiple roles. Katy is responsible for developing and executing leasing and marketing strategies to ensure the portfolio reaches optimum occupancies. Prior to this role with Campus

Advantage, Katy served as a Regional Manager in Leasing and Marketing. She oversaw a portfolio of communities with

emphasis in corporate level leasing and marketing support. In addition, she directed the marketing and branding efforts on initial operations and rebranded properties.

Prior to joining Campus Advantage, Katy served as Regional Supervisor for Dinerstein Management Company. She also held a property manager position in multiple states for the Dinerstein Management Company. Katy holds a Bachelor of Arts degree from the University of Illinois

Champaign-Urbana.

Michael Orsak

Senior Vice President - Acquisitions

Michael is charged with the execution of acquisition services for Campus Advantage. This entails the evaluation and analysis of potential investments for its various joint venture partners and clients. Michael supervises the process of acquisition from consideration and evaluation, through underwriting, contract negotiations and due diligence, to closing, including securing debt and equity.

Michael has been active in real estate for thirteen years with versatile experience in student housing development,

acquisition, and asset management. Prior to joining Campus Advantage, Michael held the role as Assistant Vice President for GMH Communities Trust acquiring properties for College Park Communities in its student housing division. Prior to GMH, he held the Director of Investment position at American Campus Communities. He has participated in evaluating over $10 billion in potential investments and closed on over $1.3 billion, encompassing over 35,000 beds.

Michael graduated from Southwestern University with a Bachelor of Arts in Economics. He holds a CCIM designation and is a board member of the National Student Housing Council.

Ronnie Macejewski

Senior Vice President – Development Services

Ronnie brings over 20 years of development experience to Campus Advantage. His career began as an Assistant Project Manager at Century Development and working his way up to Project Manager. He then held the position of Vice President Construction for American Campus Communities (ACC), eventually serving as Senior Vice President of Development and Construction. While at ACC, he successfully completed 50 student housing communities, consisting of more than 28,000 beds with a total development costs in excess of $1 billion in 16 states across the

United States. The projects ranged in size from $10,000,000 to $105,000,000, and every project was delivered on time and within budget. Most recently, Mr. Macejewski served as partner for Carlisle Development, where he completed several multi-family projects.

Mr. Macejewski holds a B.B.A. with a major in Statistics from the University of Oklahoma. He currently is a member of the Urban Land Institute and the American Planning Association.

Jonathan Bove

Director of Consulting Services

Jonathan serves as the Director of Consulting Services for Campus Advantage, leading business development efforts for a department which has produced over 150 high quality studies for clients. He also contributes to the production of those services which include operational assessments for troubling properties, market profiles for prospective properties, feasibility analyses for future developments and due diligence for acquisitions. CA Consulting also provides ongoing consulting services for clients who wish to draw on Campus Advantage’s extensive experience for long term engagements. He previously served Campus Advantage as National Director of Residence Life, training student staff, transitioning new properties and developing support systems for operations. He was honored as Campus Advantage’s 2008 Corporate Employee of the Year.

Jonathan holds a B.S. in Professional and Technical Communication from RIT. He holds a M.Ed. In Higher Education and Student Affairs Administration from the University of Vermont.

Stefanie Nolan

Corporate Recruiting Manager

Stefanie is a career Recruiting Professional, and currently manages the Staffing and Recruiting efforts of the entire Campus Advantage Portfolio and the Corporate Office. Her specialty lies in sourcing and recruiting qualified student housing professionals for Property Manager, Leasing Manager, Floating/Traveling Managers, and Regional Manager positions. In addition, she focuses heavily on strategic operations and staffing and has grown the upward mobility and retention rate of Campus Advantage by over 50% in the past 3 years.

Prior to joining Campus Advantage in 2010, Stefanie worked primarily in the technical and mobile/wireless industries for companies such as Hewlett-Packard and Teleca USA. She is a seasoned recruiter with over 13 years of experience, including international recruiting, diversity sourcing, behavioral interviewing, and high volume requisition loads.

Stefanie earned a Bachelors Degree in Rehabilitation and Counseling Services from East Carolina University. She also holds a Professional of Human Resources (PHR) Certification, and is currently studying for the PHR-CA.

Shawn Duckett

Managing Director - Catalyst

Shawn brings more than sixteen years of success in commercial art- both as a creative director and business owner- to Catalyst. His agency, in-house and independent work environments give him the utmost viewpoint for bringing this same success to the Catalyst clients and team. As the Managing Director, he provides day-to-day, executive-level marketing and media support, while overseeing that all client strategies and action plans are effectively executed.

Josh Greenleaf

Senior Analyst

Josh is involved in the preparation of detailed operating budgets and high level analysis of real estate assets. He maintains industry benchmarking data and critically reviews operating expenses and performance measures. He also assists with project feasibility

studies and other consulting projects.

Josh joined Campus Advantage in 2010. Josh began his career as a Research Associate for Larry Thompson & Associates, an institutional investment consulting firm in Dallas, TX. In this role, he assisted in asset allocation studies, performance measurement, investment manager research & due diligence and capital markets/economic research with a focus on hedge funds and real estate.

Mr. Greenleaf holds a Bachelor of Science degree in Finance from Trinity University, where he was also a member of the national champion soccer team and was honored as a two-time All-American. Josh is a Level III candidate in the CFA program.

Brittany Copland

Director of Market Research

Brittany Copland serves as the Director of Market Research for Campus Advantage and been with the company since 2007. Brittany leads the team of market analysts who assist clients with operational assessments, market analysis and project feasibility studies and due diligence services. She also assists with identifying new housing markets. In her time with Campus Advantage, she has consulted on the potential development or acquisition of over 40,000 beds and has vast experience in analyzing market trends and determining demand and project feasibility. She began her career in real estate working as a Sales and Marketing Consultant for a luxury condominium project located in downtown Austin, TX.

Brittany has a Bachelor of Arts in Mathematics from the University of Texas at Austin. She was named 30 under 30 in the student housing industry by Student Housing Business in 2012.

Nicole Jornet

Project Coordinator

Nicole serves as a Project Coordinator for Campus Advantage and has been with the company since 2008. Nicole’s work within the Business Development department consists of assisting with new projects, market

feasibility studies, due diligence reports for clients, and new project collaborations within the different departments. Nicole’s experience allows her to assist in determining market trends and demand, as well as developing unit mix and rate matrices for potential developments. She also assists with identifying clients who may benefit from CA’s services and providing information requested by specific clients about the firm’s operations.

Nicole has a Bachelor of Science from the University of Texas at Austin.

Claudia Chiquillo

Human Resources Supervisor

Claudia has spent her entire professional career in Human Resources in positions ranging from Payroll Clerk to Human Resources Generalist. Her experience ranges from Universities to large multinational Technology companies. Claudia currently serves as Human Resource Generalist and Payroll Supervisor and oversees all aspects of HR and Payroll including policy administration, payroll, and employee

relations.

Prior to joining Campus Advantage in 2012, Ms. Chiquillo worked as a Human Resources Business Partner Administrator supporting six Business Partners and over 3000 employees, world- wide. She began her career at Stanford University where she worked for several years in increasingly challenging roles within the Human Resources arena.

Claudia holds a Master in Business Administration for the University of Phoenix.

Madison Meier

Director of Management Systems & Training

Madison Meier began her career in student housing in 2006 as a Community Assistant at a Campus Advantage property. She continued to excel in property positions ranging from Leasing Manager to Property Manager. While serving in various roles on site, Madison also joined the Campus Advantage Social Media Committee and continued to grow her involvement with the Campus Advantage team.

Madison currently serves as The Director of Management Systems for Campus Advantage, overseeing the property management software databases. In her role, she oversees the systems used for online leasing, payments, facilities,

purchasing, reporting and internal policies and procedures. Madison recently implemented new systems for Campus Advantage, including; online leasing, payments, revenue management, document management and numerous internal procedures. She is involved with Campus Advantage’s Social Media Committee, CATT team, Training Committee and IT Task Force.

She was awarded the Campus Advantage Making a Difference award in 2013 for her continued efforts to increase operational efficiencies on site. Madison graduated from Kansas State University with a Bachelor’s degree in History.

Kelly Vickroy

Director of Residence Life

Kelly provides hands-on training to over 300 Community Assistants throughout the Campus Advantage portfolio of properties. She delivers on-line webinars as well as video clips for training on a weekly basis. Kelly has spent her entire career in student programming. She worked for Illinois State University prior to working at off-campus student communities in Chicago.

Kelly received a Bachelor’s of Arts in Professional Communications from Quincy University and a Master’s of Arts in Interpersonal Communication from Northern Illinois University.
