Tiffany HOA Annual Meeting

This year’s annual meeting was held virtually on November 12, and attendance was reportedly greater than our usual Annual Meeting turnout. On the agenda were elections of board members and the annual budget. Larry DeVries was re-elected for a second term on the board, and Craig Austad was newly elected. Also on the agenda was approval of the budget for 2021 which included an increase in annual dues of $20, from $240 per year to $260. Other topics of discussion included an exchange of ideas as to whether and how to continue having neighborhood “dumpster days,” the construction currently underway on the Big Dry Creek, including an invitation by Patric Albert to participate in a Zoom call with the Project Manager. Full minutes will be added to the THOA website as soon as they have been compiled.

— Larry DeVries

The date is Thursday, December 10th. At 7 pm. We’ll use Zoom. The link is here https://us02web.zoom.us/j/88331544646 or contact me and I’ll email you the link ([email protected]). Gas Leak Near Tiffany

On October 29th, people on our cul de sac smelled natural gas. Mike called 911.

Shannon came to tell us what was going on. Other neighbors were notified.

The fire department sent a truck. Meanwhile, on the other side of Dry Creek, Xcel had found the leak and was repairing it. Gladly, it was over quickly, and everyone was O.K.

Conclusion: Better to call rather than ignore a problem.

Arapahoe Road Bridge Over Big Dry Creek

Construction to begin 2021 & take 18 months. There will always be 4 lanes open for vehicles. Bridge to be raised 4-5’.

There’s no capacity for the 100 year storm event. We’ll widen the creek to make for better water conveyance. Trail under the bridge will be wider. There’ll be better lighting under the bridge. ADA ramps on north & south sides to access Arapahoe Rd. The improvements should raise the bike path a little to keep it mostly dry during flooding. There will be no flood impact to any properties.

Development Plans

• Holly Park Senior Living, NW corner of Arapahoe Rd & Holly St. on a vacant lot. Developer proposes a 4-story, 160 unit independent living, assisted living &

memory care facility on about 3.4 acres.

• Oil & Gas Regulations: Arapahoe County proposes to update its oil & gas regulations following adoption of SB 181, giving local governments more authority to regulate impacts of oil & gas development.

• Arapahoe County encourages feed-back on proposed rules intended to improve the review process, promote quality of life & protect health & safety.

—Kevin Lambert

Bridge Construction Over Arapahoe Road (across from US Bank)

The City in partnership with Southeast Metro Stormwater Authority (SEMSWA) and South Suburban Parks and Recreation District (SSPRD) plans to replace the 75 year old existing Arapahoe Road Bridge in 2021. The replacing of this bridge structure will address floodplain concerns, pedestrian and bicycle connectivity and traffic operation issues. This project will widen the bridge to seven lanes, three in both directions and an extended westbound to southbound left turn lane for the intersection west of the bridge at University Blvd. ADA-accessible paths will also connect the sidewalk adjacent to Arapahoe Rd to the Big Dry Creek Trail. Xcel power lines are planned to be undergrounded as part of construction of the bridge. Construction is anticipated to last up to a year, and two lanes of traffic in both directions will remain open on Arapahoe Rd throughout construction.

Patric Albert arranged a virtual meeting with the Southeast Metro Stormwater Authority (SEMSWA) project manager, Nicole Harwell, to discuss the construction currently taking place on Big Dry Creek between Tiffany and the Knolls. The meeting was very informative and everyone had the opportunity to ask questions. A brief summary of the meeting:

• The purpose of the project is to protect the sanitary sewer lines that cross Big Dry Creek from damage that could result in discharge of raw sewage into Big Dry Creek, and to reinforce the banks of the creek to protect the banks in areas particularly susceptible to erosion.

• The project is currently underway and is scheduled for completion next April.

• The orange construction fence is intended to protect the public and will remain in place for the duration of the project.

• Although there is inevitable disruption to adjacent res- idences and recreational users of the Big Dry Creek Trail, SEMSWA is taking steps to mitigate the impact, especially to mitigate noise problems.

• Project plans include re-vegetation of the construction area.

• Nicole Harwell invited Patric Albert to participate in week- ly project meetings to keep updated on the project’s progress.

• During the duration of the project, Big Dry Creek will be diverted using continuously operated diesel generators and pumps located on the east side of the creek.

• Project progress can be observed at https://naranjocivil.

Many thanks to the Patric and Ellen Albert for spearhead- ing this effort to keep interested parties informed.

Construction Along Big Dry Creek Kids’ Book Nook Recap

This month I will not have a book review. Instead, I am looking back on all of the interviews I have done since February, 2019, the last 22 months.

I have interviewed seventeen kids. They are: Taylor, Avery, Ethan, Jack, Jackson, Riley, Abby, Emily, Will, Sebastian, Mackenzie, Noah, Owen, Karson, Cade, Declan and Drew. They told me about 42 books. They told me about favorite authors, and their favorite series.

I interviewed kids from Pre-K to 6th grade.

• There were three books that were autobiographical, or semi-autobiographical: Smile, Sisters, and Chasing Space.

• There were two reference books: “101 Dinosaurs” and

“Women Who Dared....52 Stories of Fearless Daredevils, Adventurers, and Rebels”.

• Two kids each read a book by James Patterson. Two kids read the same book “We Are In A Book’” by Mo Willems. Three of his books were reviewed.

• Some books dealt with bullies, but more books were about friendship. Many were graphic novels, formerly comic books.

• Many books were full of magic and imagination. Two books had talking trees. Two had trolls. There was a flying car, a monster, an imaginary friend, a Charming Prince/frog, and a curse. There were aliens, super powers, bird warriors, fairies and dragons.

• We had numerous talking animals: a dogman, an elephant, a pig, owls, crows, a cat, a goldfish, a snake, a spider, a wolf, a piranha, a fox, a shark, a T-Rex, and flies in love..

• I would end by asking each kid why they liked a certain book.

Answers included: “It gave me a good description of her life”, “It tells true facts about his life”, “There was one nice kid among the rude ones (bullies)”, “The book makes people laugh”, “The series is cool”, “The book is magical, with lots of imagination, and fun to read”, “There was lots of action”, “The book was about friend- ship and is magical”, “The book was dramatic and exciting”.

• Eleven books were favorites because they were funny, or hilarious, or fun.

I am seeking more Tiffany kids to interview. If you know someone who is interested, please let me know. I am at 303-290- 9428. To my first seventeen, thank you so much! I have had fun getting to know you, and I learned a LOT! —Carol Klutho
