1. JOB IDENTIFICATION

2. JOB PURPOSE:

To provide comprehensive maintenance, repair and minor works service within the Golden Jubilee National Hospital & Beardmore Hotel and Conference Centre. This consists of carrying out Planned Preventative Maintenance (PPM), Reactive Maintenance (RM), and Minor Works (MW).

 Maintain building services for the Hospital, Hotel and NHS 24 and provide technical support to other departments as required on a 24/7 basis.

 On completion of familiarisation this post will operate on a continuous rotational shift pattern as folllows:

3 days dayshift 6am to 6pm 3 days off

3nights nightshift 6pm to 6am 3 days off

 To carry out maintenance and minor works projects.

 The post holder(s) will be part of a trained multi-skilled shift team team interacting across electrical, mechanical and plumbing skills. They are responsible to the Maintenance Supervisor on operational matters and accountable to the Estates Mangers.

 There are no budgetary responsibilities although the post holder(s) actions will impact upon the departmental; budget

5. MAIN DUTIES / RESPONSIBILITIES

 To utilise core engineering trade skills in the provision of a maintenance and installation service, with full flexible working arrangements across all other trades as required.

 To provide a high quality, cost effective, responsive and efficient engineering and building service to all staff, patients and departments within an agreed budget, in line with policies, procedures and

requirements of the National Waiting Times Centre Board.

 To adopt safe working practises and procedures, conforming to various policies, procedures, legislation etc.

 To provide shift cover for colleagues as required during elevated levels of sickness absence, special leave, training leave, etc.

 To undertake Planned Preventative Maintenance (PPM), service and repair of all plant; providing steam, water and electric power.

 Electrical, mechanical and plumbing minor installation work, including identification of tools and materials required.

 Full responsibility for all services when on shift.

 Setting up new office spaces, decorating, moving furniture.  Joinery work when required.

 Part of fire response team, responding to every fire alert in both the hospital and hotel. Having knowledge of the location of gas services, medical gas services, electrical services etc Identifying concealed

equipment in ductwork and above ceilings and liaising this information to the Fire Officer responding.

 Monitoring computerised alarm systems (BMS, Trend, Trane, Fire alarm).  Plant fault finding and repair within agreed parameters.

 To assist colleagues with tasks out with their core trade skills.

 To participate in training as required and maintain a flexible approach to working practices and technological advances in accordance with the needs of the organisation.

 Collect, collate and assimilate technical information to monitor

performance of various types of plant and systems (Temperatures, gas readings, pressures, lamina flow rates, manometers, voltage readings etc.)

 Carry out diagnostic fault finding on complex critical equipment.  Test emergency generators.

 Instruction of maintenance assistants as and when required.  Instruction of contractors as directed by management.

 Assist, when required, with commissioning tests i.e. medical gas equipment, boilers, pressure vessels and calorifiers.

 Working with complex and detailed drawings and manufacturers

diagrams to strip down, identify parts, repair and re-assemble intricate equipment.

 Preparing equipment in preparation for statutory insurance survey on i.e. boilers, calorifiers, and pressure vessels. This involves the strip-down, inspection, hydraulic testing, re-assembly and running test to satisfaction of insurer.

 The use of tools and small plant that requires good hand eye co-ordination and high manual dexterity.

 Safe isolations of heating, steam, hot water, electricity, natural gas and medical gas lines.

 Working at heights and in confined spaces

7. DECISIONS AND JUDGEMENTS

 Prioritise workload during shifts in an individual and team basis, achieved through discussion with colleagues.

 Make crucial decisions when responding to emergencies such as loss or interruption to gas, power or water supplies, fire alarms and burst pipes.  As the post holder is managed and not supervised they will be required to

use their own initiative to assess what is required to repair faults and the impact decisions made will have on departments involved and services provided without deferring to management.

 Determine when plant needs shut down for repairs and carry out the work efficiently to minimise down time.

 Sole responsibility of the entire site and services when on shift.

 Use all means available in dealing with or monitoring existing or potential problems with plant and equipment i.e. manufactures literature, test equipment and BMS

 Decisions made and work carried out must be made within designated guidelines and parameters and health & safety regulations.

 Feeding back information to aid in the control of stock of materials used. 8. COMMUNICATIONS AND RELATIONSHIPS

 The post holder(s) is/are required to communicate (both verbally and via use of email) in a clear and concise manner throughout all departments

of the hospital and hotel with staff and managers at all levels, fellow colleagues, patients, patient relatives, contractors, inspectors and suppliers in the main areas of technical information and safety issues. These are required to be explained in an understandable language to non-technical staff.

 Provision of training to staff and fellow colleagues on the operation of equipment and services.

 Liaising with senior management when organising shut downs of services or plant for planned maintenance or emergency repairs.

 Keep department heads informed of the reasons for, and progress of works to allow them to make decisions that will affect the running of their department.

 Provide technical information and safety requirements to contractors through work permits and safety procedures.

 Provide daily written reports and logged information.

 Responsible for raising follow on work orders to rectify any defects indentified in the execution of their duties.

 Responsible for the accurate definition of components/parts as identified during work activities.

9. PHYSICAL, MENTAL, EMOTIONAL & ENVIRONMENTAL DEMANDS OF THE JOB

Physical

 Standing, bending and walking for long periods.

 Good hand eye co-ordination and manual dexterity required for intricate work.

 Manual handling of heavy plant, medical gas bottles, batteries and equipment especially in inaccessible situations and the use of appropriate lifting gear.

 Working in confined spaces.

 Working at height from ladders, scaffolds and use of safety harnesses. Mental

 Working unsocial shifts

 Dealing with emergency situations e.g. loss of power, burst water/steam pipes, gas leaks.

 Prolonged concentration when fault finding on complex systems. These jobs could last several hours or days to rectify.

 Mental arithmetic involved in electrical calculations, boiler chemical testing and mechanical fitting.

 Reading and interpreting drawings, schematics, technical manuals and general instructions.

 Computer skills e.g. BMS, Trend, Trane, the use of PC programs to complete log sheets and work reports and to use internet for sourcing parts and information.

Environmental

 Coming into regular contact with raw sewage / contaminated bodily fluids and noxious gases when working on drainage and macerators.

Contact with food waste when working on kitchen and galley drainage.  Exposure to high temperatures in plant rooms, boiler house and above

ceilings due to steam and hot water plant.

 Exposure to low temperatures when working on plant located externally and in walk-in fridges and freezers.

Working in confined spaces.

 Exposure to noise in generator room and plantrooms and when using power tools.

Emotional

 Dealing with difficult members of staff on issues such as access and job details.

Dealing with difficult hotel guests.

 Contact with patients, some of who may be physically or emotionally distressed or aggressive.

 Frequently working in wards, ICU’s, HDU’s containing very ill/distressed patients.

Working in theatre areas during operations.

Working in the mortuary where bodies may be visible. 10. MOST CHALLENGING / DIFFICULT PARTS OF THE JOB

 Dealing with emergency situations where multiple events are occurring. With multiple services (heating, hot water, lighting, power, fire alarm, computerised network systems, security alarms, medical gas) interrupted by power failure, they have to be re-instated with consideration of both priority of essential services and safety.

 Fault finding on complex control systems, plant and equipment.  To make decisions in the absence of senior management.  Prioritising workload on shift.

 Considering the needs and requirements of hospital, hotel, or leased area staff, whose expectations and perspectives varies widely.  Location and access to pipework, valves, plant and equipment.

 Keeping up to date with all the new equipment throughout the hospital and hotel and technical advances and innovations.

 Responding to loss of critical services, utilities and support services.  Working at height.

 Being able to respond to changes within unpredictable work day including responding to general pages and emergency pages.

 Occasional need to work in theatres during operations.

 Explaining to staff the necessity of accessibility in order to perform work tasks and negotiating suitable access, taking into account clinical and other priorities.

 Working on shift alone and having sole responsibility of the entire site. 11. KNOWLEDGE, TRAINING AND EXPERIENCE REQUIRED TO DO THE JOB

 A recognised and registered EITB or CITB (or equivalent) craft apprenticeship with extensive post qualification experience. Plus

 Educated to in Plumbing or Mechanical Engineering or equivalent approved qualification,

Accredited multi skilled technical training

 Ability to demonstrate academic qualification in core trade Desirable

 City & Guilds Qualification or similar in a relevant trade

 For CP Role knowledge of requisite SHTM’s required i.e. MGPS, Ventilation, Water Quality etc

 Problem solving of a complex nature.

 Reading and interpretation of drawings, manuals and instructions.  Specialist training on any computerised systems, plant or equipment

where required.

 Fire safety / Fire team training.  Manual Handling

NHS Golden Jubilee Terms and Conditions of Service

The terms and conditions applicable to this post are those of all NHS Scotland Employees. 1. Superannuation

You have the option to join the NHS Superannuation Scheme, to participate in the State Earnings Related Pension Scheme or to take out a Personal Pension.

Employees contributions to the NHS Scheme range from to 5.2% to 14.7% of salary (depending on rate of Pensionable Pay) and the employers’ contribution equates to 13.5% of salary. Employees in the NHS Scheme are “Contracted-out” of the State Earnings Related Pension Scheme and pay a lower rate of National Insurance contributions. Employees who choose to participate in the State Earnings Related Pension Scheme pay the higher rate of National Insurance contribution. A Stakeholder Pension is also available. 2. Salary

This is a rotating shift position three days on (06.00 – 18.00), three days off, three nights on (18.00 – 06.00), three days off.
