What is Legionella/Legionnaires’ disease?

Legionnaires’ disease is a potentially fatal form of pneumonia that is caused by the Legionella bacterium present in natural and man-made water sources. Legionella thrives in water that is between 20 and 40 degrees and can often be found in, for example; hot and cold water systems, cooling towers, condensers, hot tubs, humidifiers and emergency showers.

Legionnaires’ disease is contracted through the inhalation of infected water droplets – which makes anyone susceptible. The following groups are, however, at a greater risk of getting the illness; people over 45 years old, smokers, heavy drinkers, people suffering from chronic respiratory or kidney disease and anyone with an impaired immune system.

OHS Fire Safety Management System - Knowledge Chain

Through our trademarked Fire Safety knowledge chain, OHS provides a full range of Fire Safety services. Once implemented into your business it provides a step by step route to achieve 100% legislative compliance.

A full review of existing Fire Safety Management System (FSMS) including policies, organisation, procedures, monitoring and audit process to contribute to a gap analysis.

Carry out either a new Fire Risk Assessment or a re-inspection to meet the requirements of the Fire Safety Order (FSO) 2005, which is a statutory obligation for the Responsible Person (RP) under the FSO. This will include both management systems and premises.

As a result of the FRA we will provide the RP with a comprehensive action plan based on a Risk Prioritisation System to ensure the safety of users of the premise/ venue and compliance is achieved. In order to ensure the action plan is successfully implemented, OHS can provide on-going support and consultancy through training, periodic reviews, 1-2-1 coaching. Where actions require physical improvements, OHS is able to provide basic remedial works and assist you in obtaining best value from any contracted services you may need.

All risk assessments require periodic monitoring and review and fire safety is no exception. As a guide the FRA must be reviewed at least annually or as often as is required (when for example there are changes in working practice, occupancy or building use). As part of our process we are committed to providing all the support and advice required.

By following steps 1-5, and working in partnership with OHS, we are confident that we will be able to provide you with the level of compliance required for your business and more importantly a safe working environment.

Current planning legislation within the United Kingdom is stringent. This has led to a growing trend of redevelopment of brownfield sites to accommodate new construction and infrastructure projects. Until the middle of the 1980s asbestos was used as a common building material in many industrial sites and other structures. Current legislation ensures that asbestos is removed from buildings and structures and disposed of in a correct manner. Unfortunately many of these historic buildings were demolished in-situ. As well as this, demolition materials arising from others sites have been disposed of in brownfield locations. These demolition materials often contain asbestos and free fibres that integrate with the soil structure. Of greatest concern are bonded materials which can weather overtime and become friable.

 

Through ground investigation works and analysis of data, many brownfield sites contain asbestos at a level above the hazardous waste threshold. This can lead to subsequent exposure of personnel and substantial delays to construction projects through unplanned remediation works. Since the 1990s, quantitative methods using polarised light microscopy have been developed to measure the asbestos fibre content within a soil sample. Currently, this process is undertaken to determine the land’s classification as ‘hazardous’ or ‘non-hazardous’ to form a basis of planning and future use.

OHS can help you assess the extent and scale of asbestos contamination through site investigation, air monitoring, and quantitative asbestos analysis through UKAS accredited laboratories and assessments of risk. Together with a consultant driven approach, the development of project specific remediation strategies, site management, verification and validation of remedial works will ensure regulation compliance through the planning, implementation and management of projects.

Site remediation options include the use of capping layers, mechanical screening, soil washing and excavation of soil deemed to produce unacceptable concentrations of airborne asbestos and subsequent safe disposal. These are often used in conjunction with safe system of works during deep excavations and pilling activities.

Legislation

The Equality Act 2010 requires employers, service providers, educational and other qualifying bodies to make reasonable adjustments to their premises and environment, and to provide auxiliary aids as necessary for people with disabilities.

There are a number of different legislative acts relating to occupational hygiene which put duties on employers and employees. What is radon?

Radon is a naturally occurring radioactive gas that can seep out of the ground and build up in houses, schools, public buildings and indoor workplaces. The highest levels are usually found in underground spaces such as basements, caves and mines. High concentrations are also found in ground floor buildings because they are usually at slightly lower pressure than the surrounding atmosphere; this allows radon from the sub-soil underneath buildings to enter through cracks and gaps in the floor.

Legal requirements

Employers are required by the Management of Health and Safety Regulations at Work 1999, to assess risks from radon in workplaces in affected areas, and this usually requires a measurement. The Ionizing Radiations Regulations 1999 requires action to protect employees if the average radon gas concentration exceeds 400 Bq m-3 (becquerels per cubic metre of air).
