MT7/ WALKER RANCHES: The Davis Pasture is part of the highly regarded MT7/Walker Ranch in Stephens County.  This prestigious ranch is managed by the same team of wildlife biologists and cattle managers who also oversee the MT7 Ranch which earned the prestigious Texas Wildlife Association Landowner of the Year Award in 2015.  Superior wildlife and ranch management make this one of the most impressive ranches in the Cross Timbers & Rolling Plains Regions of Texas.

HISTORY: The Davis pasture gets its name from the Davis Family which goes back many generations in the Breckenridge area. The ranch was sold in 2013 by Ruby Lee Davis to the Catholic Church

which became part of the “Church Land” acreage aquired by MT7/ Walker Ranches in 2016.

LOCATION: Approximately 6.5 miles E/NE of Breckenridge fronting on Hwy 67 in a quality area. Dallas is approximately 2 hours east, Fort Worth is 1 ½ hours east, Midland is 3 hours west, and Abilene is 1 hour to the southwest.

DIRECTIONS: From Weatherford, go west on Highway 180 until Highway 67 (a few miles east of Breckenridge). Then go northeast on Highway 67 towards Graham for 6.5 miles until the entrance located on the right or east side of the highway.

ACCESS: Highway 67 is the main thoroughfare between Breckenridge and Graham which provides excellent access to the property. Interior road system is extensive allowing for easy access throughout.

TERRAIN: The terrain is rolling to level. There is a nice tributary in the central portion of the ranch that provides water to the main central stock tank. Overall, the terrain is diverse, easily accessible and visually appealing. Soils are also good without a lot of rock.


VEGETATION: Tree cover consists of scattered mature live oaks, cedar elm, mesquite, cedar, and a mix of other trees commonly found in this area. Forbs and browse such as elbowbush, skunkbush, bumelia, and lotebush are plentiful and great for wildlife. Turf is good with deep soils and native grasses in excellent conditions. Wildlife habitat is above average for the area and this pasture has a very nice balance of pastureland to heavily wooded areas.

WATER: There are 2 (two) stock tanks in the Davis Pasture. The central tank is approximately 2 acres in size when full. A nice

tributary runs through the center of the ranch, from west to east, providing water to the central stock tank. The second stock tank is located inside the cattle trap at the southwest corner of the property. This tank is good for watering cattle that are being held and worked in this 30 +/- acre fenced area.


WATER UTILITIES: Stephens Special Utility District has a rural water line running down highway 67. That line is located next to the front entrance of this property. It is unknown whether a water meter can be obtained until an application is filled out and submitted. The water district will then complete an engineering study to determine the feasibility of adding a new meter. The water line on Hwy 67 is a large water line and should have capacity of additional meters.

ELECTRICITY: United Cooperative Services provides electricity to the area. Power is easily accessible to this ranch. There is currently a cleared right-of-way with two larger power lines running north to south being on the east-central portion of the ranch. This makes for an excellent lane to hunt and view wildlife.

WILDLIFE: Deer, turkey, hogs, dove, quail, ducks, and other wildlife species are plentiful and provide great viewing and hunting opportunities. There is a sustainable deer population with larger than average whitetail deer. The impressive deer herd is attributed to both the 750+/- acre Texas Parks & Wildlife Foundation land that is located north and east of the subject property and the larger, intensively managed, MT7/ Walker Ranch located on the south. WHITETAIL DEER POPULATION: An impressive 176 B&C buck was harvested in December of 2017 in the wildlife food plot. The buck: doe ratio is 1 buck per 1.5 does. Deer Density is 1 deer per 15 acres. This property has been very lightly hunted with few bucks harvested. Deer herd data is determined by 2 surveys conducted annually.

FEEDERS & BLINDS: 


• Two 1/4 acre fenced feed stations include two 2000# Outback protein feeders and two cottonseed baskets professionally set up with gates and steel corner posts.

• One (1) Atascosa 5x7’ blind on a 4’ stand. • One (1) Lamco 500# corn feeder.

FENCING: The fencing around the perimeter of the Davis pasture is in excellent condition. A newly constructed steel pipe entrance is located on Highway 67. The North and East fences are brand new having 5 strands of barbed wire and steel posts. There is also a fenced 30+/- acre trap in the southwest corner of the property with a good set of working pens and one (1) earthen stock tank. WILDLIFE FOOD PLOT: There is a 10+/- acre wildlife food plot centrally located with a corn feeder and deer stand. This food plot is typically planted in winter wheat and attracts an abundance of game including massive whitetails.

FEED PROGRAM: Protein is fed year-round. Corn is fed from August to May. Cottonseed is fed from late December until spring green up and then mid to late May until August. Ranch

management makes sure there is always feed out when the wildlife needs it.

SURFACE LEASES: There is no grazing or hunting leases affecting the property. Current owner would be interested in leasing the grazing rights if new owner is interested.

EASEMENTS: There are two (2) electrical transmission lines crossing the property. These right-of-ways create excellent viewing lanes across the property and offer an excellent place to shoot long distances.

MINERALS: No minerals and no active oil & gas production. SCHOOL DISTRICT: Breckenridge ISD.

PROPERTY TAXES: The property is agriculturally exempt and taxes are estimated to be $519.85 annually.
