Welcome to our Autumn Catalogue, detailing the 8th

Auction to be held at the Copthorne Hotel.

We are delighted to bring you a varied and unique selection of lots

with everything from a single garage in Windsor to a former factory

in Chesham. For the residential property investor we have a selection

of houses and flats, including the opportunity of buying three

apartments in one block, a four bedroomed home guided under

£200,000 and a flat under £80,000.

Auction House have been delighted with the results of our recent

auctions, achieving sales on over 90% of lots at the June auction, from

a packed room of enthusiastic buyers. Feedback from clients has

confirmed that whilst the auction room is seen as a professional

environment, people appreciated the friendly atmosphere where our

staff are on hand for advice in relation to both buying and selling

property.

On the national stage Auction House continues to grow from

strength to strength. We are now the UK’s second largest auction

company, based on total number properties sold. Between January

and May 2011 Auction House sold 622 lots, a massive 80% increase

on the same period last year. Our first event in London remains the

most successful sale held in the capital so far this year with over 90%

success rate, this is yet to be matched. We believe the success of

Auction House is our strength and knowledge in every area we

operate in, combined with our truly national coverage.

If you are an existing proper ty agent in the Berkshire,

Buckinghamshire or Surrey area, with clients who may have suitable

properties for sale by auction, please call us to see how we can work

together. We already have a wide network of Introducer Agents

across the region who benefit from offering this service. Please call

either Tim or Adam who will be happy to discuss the benefits with

you (contact details are on the back of the catalogue).

In most cases the properties for sale will be available to view on

an open house basis. For further information on times and dates

please contact one of our offices or visit our website at

www.auctionhouse.uk.net Can we remind you that Auction House

offer facilities to download legal documents free of charge. Just follow

the links to the individual properties.

Should you be interested in discussing a potential lot in our next

auction please talk to one of our staff on the day or call the office

where one of our experienced valuers will be delighted to discuss the

benefits with you.

Lastly, we very much look forward to seeing you on the day, whether

you are a seasoned hand or simply wish to understand the process a

INTRODUCTION

The Common Auction Conditions have been produced for real estate auctions in England and Wales to set a common standard across the industry. They are in three sections:

GLOSSARY

The glossary gives special meanings to certain words used in both sets of conditions.. AUCTION CONDUCT CONDITIONS

The Auction Conduct Conditions govern the relationship between the auctioneer and anyone who has a catalogue, or who attends or bids at the auction. They cannot be changed without the auctioneer’s agreement.

SALE CONDITIONS

The Sale Conditions govern the agreement between each seller and buyer. They include general conditions of sale and template forms of special conditions of sale, tenancy and arrears schedules and a sale memorandum.

IMPORTANT NOTICE

A prudent buyer will, before bidding for a lot at an auction:

• take professional advice from a conveyancer and, in appropriate cases, a chartered surveyor and an accountant;

• read the conditions; • inspect the lot;

• carry out usual searches and make usual enquiries;

• check the content of all available leases and other documents relating to the lot; • check that what is said about the lot in the catalogue is accurate;

• have finance available for the deposit and purchase price; • check whether VAT registration and election is advisable; The conditions assume that the buyer has acted like a prudent buyer.

If you choose to buy a lot without taking these normal precautions you do so at your own risk.

(c) sell each lot; (d) receive and hold deposits; (e) sign each sale memorandum; and

(f) treat a contractas repudiated if the buyerfails to sign a sale memorandumor pay a

deposit as required by these auction conduct conditions.

A2.2 Ourdecision on the conduct of the auctionis final.

A2.3 Wemay cancel the auction, or alter the order in which lotsare offered for sale. Wemay

particularsare based on information supplied by or on behalf of the seller. Youneed to
