Preliminary Plan of Subdivision

 Seven lots is excessive. Would the applicant reduce the proposal to 5 lots? The development would be less concentrated. And, that might make it possible to save another of the specimen trees.

 The traffic analysis was done on June 6, 2019. The trip generation assumptions shown in the chart are based on guidelines established some time ago. How can we assume in the current culture there will be no more than 5 AM peak-hour trips and 6 PM peak-hour trips as shown in Recommendation 5? We can’t. Most single- family residences are built with 2-car garages. Will these homes also have 2- vehicle garages? That’s 10/14 vehicles in an area where there are 2 working individuals. Then if you consider children with vehicles and the potential for rental properties, there is no way Recommendation 5 can be regulated or enforced.

 Recommendation 2 pertains to the mitigation fee for Public Safety. We expect it will be paid no matter when the grading permit is issued. We also request the applicant agree to pay the fee, regardless of the outcome of CB-020-2020. Will the applicant proffer to pay the fee and not request waiver?

 Assigning the responsibility to the owners of Lot 7 to maintain the landscape buffer and the fence per Recommendation 7 and 9c invites neighborhood confrontation.

There is so much missed/overlooked at the time of a closing, will the owners of Lot 7 even realize they are responsible? Is there no other way to address this issue?

Because of these concerns, we cannot support this project as submitted.

Hello Thomas,   

I'm Shivasti Singh and I live directly across from the Harbor View Project what would be the entrance and exit  point.  I would be negatively impacted by this development that's why i'm against it i'm a Real Estate Agent in  the DMV my value would go down.  The cars coming out of that developments lights will be shining directly  into my house which is not good for my house.  It will also bring my value down because i'm already on a  extremely busy street on Fort Washington Road cars are non stop going by and to have that going on and  added lights in my bedroom, living room is to much.  The added traffic is not good for a neighborhood and  street that is super busy which will cause even more traffic.  You have 22 houses going up within a mile radius  already and everyone is going to be coming from 210 and the added homes will cause even more traffic on my  already busy street.  I do not want traffic just to get out of my driveway which will happen with these 

houses.  Everyone already says i'm on a busy street when they come to visit and try to turn into my house, I do  not want light's on top of it flashing into my house and more traffic.  I'm apposed to this development going  up and I would like the land to be conserved for wildlife.
