We are a locally owned Real Estate Service Company that has been active in Greater Vancouver, Victoria, Whistler and the Interior of British Columbia since 1997, providing highly disciplined services of property management, as well as sales and leasing of all types of properties including strata, residential, retail, office, industrial, and mixed-use portfolios.

We have enjoyed a very rapid level of growth and have become one of the most active property management firms in Canada, with over 13 million square feet, including in excess of 13,500 residential suites, with a total value of over $4 billion dollars currently under management. AWM is bonded, insured and licensed in accordance with the Real Estate Services Act of BC and enjoys long standing active membership in many industry associations.

MANAGEMENT

AWM currently manages over 200 properties in excess of 13,000 residential suites with single building accounts consisting of up to 500 suites, from townhomes to low and high rise buildings. We work efficiently and effectively with Strata Corporations through the opera-tional demands of the property to ensure the viability of the asset, not just for the immediate future, but for years to come – considering both the physical and financial requirements.

We have specially designed technologically advanced manage-ment systems to streamline operations including 24-hour live agent services. Our fully automated accounting software and interactive community hosting services provides for effective and accurate reporting of client funds and capital assets. We have developed effective systems that incorporate the Strata Property Act and provide strategic value and synergy with our management operations to provide the highest level of service to our clients.

AWM provides professional rental property leasing and manage- ment services, with our personalized service tailored to meet your specific needs and objectives. Our marketing experience and tenant selection process will help to achieve the best possible rents and find the most qualified tenant. Through our commitment to providing the highest level of service within the industry, we have streamlined our property management services, ensuring a more prompt rent collection procedure, a fully electronic payment remittance system, and email reporting of monthly financial information.

Our commitment to excellence and professional educational standards as well as responsiveness to market forces, ensures that your property will be well represented. Our property managers are licensed under the Real Estate Services Act of BC.

AWM provides full service leasing and management for office, retail, multi-use and industrial properties and are dedicated to fulfill the required needs of the commercial investor, handling matters of financing, leasing, income analysis, capital cost budgeting and monthly financial reporting. We understand and implement specific operating measures that ensure sustained occupancy of these commercial properties and take into account the needs of both the tenants and investment returns sought by our clients. A proactive approach to the physical management of the property is employed with scheduled preventative maintenance, 24-hour live agent response measures and advance management operating systems.

Our extensive management experience encompasses neighbour- hood shopping centres to regional malls, with tenants such as Save-On-Foods, London Drugs, Canadian Tire, Future Shop, Star-bucks, McDonald’s, Subway, Royal Bank of Canada, Bank of Montreal and CIBC. Since 1997, we have managed in excess of 2 million square feet of retail, 250,000 square feet of office space and 400,000 square feet of industrial property.

Our property management system stream-lines communication and provides online management capabilities for strata councils, owners, residents and tenants throughout all

our property types. This assures the ease of obtaining information, including notices, bylaws, meeting minutes, calendars, financial statements and service requests. By providing owners and ten-ants 24/7 online access to paperless statements and reports in real time, we’ve reduced our carbon footprint in providing enviro-friendly service through state of the art automated property management and tenant leasing tools.

Our 24-hour live agent number gives our clients immediate information over the phone, including emergency response services. With offices located in Vancouver, Fraser Valley, Victoria and Whistler, our staff of over 50 is also available in a nearby vicinity offering personal service with a true community connection.
