• New deck and balconies; 1st floor, 2nd floor, 3rd floor, 4th floor (Penthouse) • Replaced and repaired majority of roof. • Repaired inside damage from leaking roof. • Installed Ansul system in kitchen; purchased and installed proper fire extinguishers. • New window in Canaervon • Cabled large old trees on property greatly reducing risk of trees splitting/limbs falling on house/neighbors/guests & general safety; also trimmed various tree limbs 2014 • 8 of 9 woodburning fireplaces converted to gas. • New bay windows in Balmoral and Warwick. • Replaced burst pipe in Library Suite/office area (Jan 2014) – INSURANCE CLAIM FILED. o As part of that, added new & additional foam insulation in Library Suite and inn’s office (none had been in floor of Library suite (porte cochere) or in the external wall of the office previously) 2015 • Warwick & Balmoral room: renovated/new bathrooms. (Full overhaul.) • New windows and outside door in Arundel guest room. • New windows and outside door in Versailles guest room. 2016 • New Hobart commercial dishwasher purchased & installed in kitchen • New washing machine purchase & installed in laundry room • New Fire Alarm/security system purchased & installed. 2017 • Replaced floor in Versailles bathroom. • Replaced floor in Arundel bathroom • Renovated Kensington bathroom. Replaced shower pan which had been cracked. • Renovated Penthouse shower in bathroom. Installed shower pan, where one had not previously been installed. • New hot water heater (propane) installed. • Added regulation-size bocce court to back lawn. • Added fire pit to NE corner of back lawn; added 5 granite stairs to landscape.


Page 2 of 2 2018 • Replaced burst water pipe in Penthouse bathroom – top part of the turret and replaced burst water pipe in Eastlake bathroom – lower level. INSURANCE CLAIM FILED o Pipes were on an outside facing wall. Replaced copper pipe. Added foam insulation in entire area. (There had been one or two areas that had fiberglass insulation previously but not continuous to outside wall.) o In Eastlake bathroom, replaced copper pipe with PEKS piping to prevent future bursting pipe issues. Also bringing the piping down, so that it is contained lower within the ceiling and therefore away from the outside deck surface. Added blown in foam insulation. • Replaced boiler for heating system. Removed oil burning furnace (installed approx. 1974) with propane furnace system. Added 2 new propane tanks • New Condenser in Kitchen Walk-in refrigerator 2019 • After Chimney Fire in January 2019, added stainless steel liner to chimney. (Previously there had been nothing.) Added fir-retardant material that coats between the brick chimney and mortar and the new stainless steel liner. Added a flue that can be opened and closed. (None in place previously.) Fireplace opening size reduced to bring to code. Burnt shingles (both cedar and asphalt) replaced at site of fire. Added insulation in roof areas above 1st floor bathroom and in 4th floor roof (behind the turret) where there was no insulation previously. All supporting timbers/beams secured. • Replaced floor in Sandringham bathroom.
