Serviced apartments are becoming increasingly

popular amongst executives who have to

relocate for work. In many cases, renting

serviced apartments are also the most

popular solution for residents looking for

longer term accommodation.

There are several reasons that an

ever-growing number of both expatriates and Thai

nationals are choosing to live in serviced

apartments. The two most prominent are

convenience and lifestyle. Being able to

get to work and back home easily is a huge

factor. Another is living in an environment of

luxury and sophistication, where all of your

needs are met and where you can spend

more time reaping the fruits of your labour

and doing the things you really enjoy doing.

Many expatriates feel that living in a serviced

residence makes their transition to living

abroad smoother and more seamless. They

tend to feel safe in serviced residences and

don’t have to struggle with the language

barrier. Many more Thais have been moving

into serviced apartments in the last couple

of years, as well, to avoid long commutes

and to eliminate the burden of maintaining

a home while working a high-powered job.

Also interesting, is that tourists are also

choosing to stay in serviced apartments as

well.

Overall, serviced residences are cheaper

than hotels for long stays, while providing

business travellers, tourists and residents

with greater privacy, independence and

overall convenience than a hotel. Plus they

will endeavour to provide whatever the guest

wants.

Most serviced apartments have en-suite

bathrooms, fully fitted kitchen and living room,

satellite TV, washer and dryer, concierge,

reception area, communal lounge, restaurant,

pool, gym, spa, housekeeping and laundry

services, and in-house maintenance.

And because most serviced apartments

are usually positioned as an alternative to

hotel accommodation for long or short stay

business travellers, they also usually provide

a working area and desk, WiFi, broadband

internet access, direct telephone and/or fax

lines, meeting room, and a business centre.

As a result, serviced apartments provide

residents of all kinds a comfortable home

that is easy to work in. This has fed into their

growing popularity and is a reason why

more and more people are choosing to stay

in serviced apartments.

However, with no official worldwide classification

system for extended stay accommodation,

standards and terminology

inevitably vary between

proper ties, creating

some confusion about

the generic ser viced

apartment product.

The cost benefit offered by serviced

apartments is one of the key reasons for

their success. They offer significantly better

value for money than hotels as they are

often considerably cheaper. In addition to

this, they offer more spacious and flexible

accommodation than hotels and are more

convenient to stay in long term.

Moreover, incidental costs are lower too

because of the facilities that serviced

apartments offer. For example, most serviced

apartments are equipped with fully fitted

kitchens, which allows residents to prepare

their own food. This is much cheaper than

eating out all the time.

Furthermore, if you are staying in a hotel and

need to clean your clothes, you have to use

the hotel laundry or find a local launderette.

The first option is expensive and the second

is time consuming. However, most serviced

apartments have washing machines and

dryers. Therefore you can dump a load of

washing into the machine before you leave

for work in the morning and when you come

home in the evening your clothes will be

clean. This is a cheap and very easy way

to do laundry.

Locals and expatriates with homes outside

of the city centre will often choose to reside

in a serviced residence to eliminate long

commutes and the costs and stress involved

with taking a car into the city at rush hour.

Most serviced apartments are often close

to local restaurants and bars. Of course,

if you would rather stay in and not go to a

restaurant, you can always prepare dinner

in your apartment’s kitchen. This is another

example of the way serviced apartments

offer true flexibility and choice.

Safety first

Serviced apartments in Bangkok

tend to be very secure.

They usually have key

card door and elevator

access, 24-hour security

guards and reception

personnel, and CCTV. Plus

they have very little traffic in

terms of non-residential guests.

Also, serviced residences tend

to foster a communal spirit where

guests know each other, which

makes everyone involved feel more

secure.

The cost of staying in a serviced apartment

depends, in many cases, on the length

of stay. When comparing the prices of

serviced apartments against hotels for

short stays, remember that you are buying

more space than there is in a regular hotel

room although typically with less onsite

facilities.

While it pays to compare prices, inevitably

you will get what you pay for. The cheapest

supplier will probably be so for a reason.

As stays in serviced apartments are often

for a long duration, make sure you choose

a residence that feels right and fits your

accommodation needs. Familiar brands,

specialist agents, and recommendations

from friends and colleagues are all usually

good ways to narrow your search.

And remember this: There is a glut of

serviced apartments in Bangkok and more

are on the way. This, coupled with the fact

that tourism and the global economy is not

at an all time high, means that you are in

the driver’s seat when it comes to getting a

‘good rate’. So don’t be afraid to negotiate.

Location

– How far away is the nearest

BTS sky train station, MRTA subway station,

highway entrance, hospital, international

school, super market, mini-mart, restaurant,

pub, and park? Are they within walking

distance? How easy is it to get a taxi? What is

the rest of the neighbourhood like?

Price

– What’s the rent and is it negotiable?

Do you get a discount if you sign a long-term

lease? Are you required to leave a deposit

and how easy is it to get it back when you

leave? What are the electricity and water

charges? Will you get charged extra if your

Aunt Irene decides to come and stay with

you for four months?

Décor

– Are you happy with the apartment’s

décor and can you re-decorate it yourself if

you so desire? Some residences may not

allow you to change the interior design of

the rooms. So make sure to ask before you

start drilling holes in the wall to hang up

photos of Fido.

The Lobby

– A lobby says a lot about the

residence. And because it’s the first thing

people see when they enter and the last

thing they see when they are leaving, it is

worth taking into consideration.

Facilities

– Does the property have its

own restaurant, fitness centre, swimming

pool, spa, and business centre? Is the

equipment new, does everything work, and

how crowded does each facility get?

View

– Views can make or break any

home, which is why great views come at a

premium.

Natural Lighting

– How much natural light

do the exposure and windows provide and is

it enough to fill the entire apartment during the

daytime?

Service & Friendliness

– Do things operate

in a timely and orderly fashion? Is the staff polite

and helpful? Can they speak English and are

you easily understood? How long does it take

to get your requests filled? Is the GM visibly on

the premises and easily accessible?

Cleanliness

– No need for a white glove or a

magnifying glass but you might ask how often

the trash is picked up.

Upkeep

– Is the outside of the property well

maintained? Take a walk around. All the way

around. How often does the exterminator come?

How often are the air conditioners serviced?

Security

– Are security guards, doormen and

front desk personnel on duty 24-hours and do

they stay awake? How easily can non-tenants

gain access to the residential floors? Are there

key card locks and CCTV?

Housekeeping

– Is housekeeping included

in the rent and, if not, how much does it cost?

Also, how often will they come, what will they

do while they are there, and how thorough are

they?

Pets

– Do you plan to bring your big, smelly,

English sheep dog into an executive serviced

apartment where the cheapest room goes for

100,000 baht per month? Ask first, because

some posh places politely say “no” to life with

Lassie.

Technology

– Find out what the

serviced apartment has and whether

or not you need to pay extra for it. For

private telephone lines, find out what

the baht per minute charge is. For

high-speed internet access, test it out first

to see how fast it really is. With cable/

satellite TV, make sure you can get all

your favourite channels and ask if the

signal is affected during rainstorms.

Storage

– Does the property provide

additional storage space available for

bulky items like little Johnny’s 10-speed

bike or your favourite over-sized,

hard-shell suitcase?

Special requests

– How far will

management go to keep you happy?

A good way to gauge this is by seeing

how willing they are to grant your

special requests.

Square Metres

– Once you get all your

stuff moved in and add your own personal

touches, will the apartment be big enough

to keep you from going stir crazy during the

rainy season?

Closets

– Does the apartment have

ample closet space? Can it accommodate

all of your clothes and the items you wish

to store? Insufficient closet space can

easily put the kabosh on an otherwise great

residence.

Garden & playground

– Many residences

that cater to families with children normally

maintain a garden and/or children’s playground

area.

Laundry

– Does the property provide

washing machines/dryers in the rooms or

do they have a laundry room? How much is

the laundry service?

Balconies

– Do you have to share your

terrace with a big, ugly air conditioner

compressor? Is there space enough for a

family breakfast? Or just dinner for two? Or

just maybe you and a narrow glass of wine?

And just how dusty will it get out there? Is it

safe for your children?

Management

– Talk to some tenants who

have been there for a while and listen to what

they have to say about the management.

Ask them how long things take to get fixed

and how easy it is to reach someone who

can help you during off-hours.

Staff

– Make sure that your residence has

at least a couple of people who you can

easily communicate with, easily reach, and

who can be depended on to get things done.

Maid’s quarters

– If you require a live-in

housekeeper you may want to look at a

residence that provides a maid’s quarters

with a separate bathroom and entrance.

Kitchen

– Does your kitchen do everything

you want it to? Is there space to add things

that are not included like an oversized

refrigerator or dishwasher? And make sure

you have enough cupboard space.

Bathrooms

– Are there enough bathrooms

on hand for the entire family during Monday

morning rush hour? Check the water pressure.

Is the shower hot and cold enough? Will

that beautiful marble bathtub be able to

accommodate your Western dimensions?

Enough room above the sink for your

cosmetics?

Check out the mattresses

– Can

you imagine anything more important that

getting a good night’s sleep? Or anything

as unpleasant as a bad night’s sleep? Well,

one of the most important factors to getting

a good night’s rest is sleeping on the

proper mattress. So when you’re checking

out apartments don’t be afraid to check out

the mattresses too. Are they firm enough?

What’s the feather count? And don’t forget

to have your mattress flipped north to south

and east to west once a month to ensure

that the wear is even.

Noise levels

– Will the buzz of tuk-tuks be

keeping you up at night? Can other tenants

hear your family squabbles? Is there a lot

of construction going on in your immediate

vicinity and, if so, what are the noise levels

like when they’re banging away at 2:00 a.m.

on a holiday weekend?

Parking

– Are you provided a parking

space? Is it above or below ground? Indoor

or outdoor? What about guest parking?

Lifts

– How many lifts are there? What’s

the average wait? Are they large enough for

you to bring in your favourite leather

couch?
