Onesurance is currently underwritten by IAG New Zealand Limited. When your policy renews, your insurance will be with IAG Insurance New Zealand Limited and Vero Insurance New Zealand Limited. This change will not affect the cover under your policy or the way in which claims are handled.

LANDLORD’S HOME SUM INSURED

The Home Sum Insured has been inflation adjusted by your Insurer.

However the sums insured for any Retaining Walls, Recreational Features (tennis courts, swimming pools, permanent spa pools etc.) or Special Features shown on your schedule haven’t been adjusted due to the specialised nature and associated costs of rebuilding these items.

Please review and check all amounts on your schedule are sufficient to rebuild the home – remembering to allow for any alterations, additions or improvements made since last renewal, as these will increase the costs to rebuild the home. If you don’t make any changes, the amounts shown will automatically become the new Sums Insured.

LANDLORD’S OBLIGATIONS

Remember that there are some specific obligations in your policy wording that apply to you as a landlord which are important, as these may affect whether a claim is accepted or not.

These include requirements to:

• retain written records of the pre-tenancy checks

• complete inspections of your property at least every 4 months • keep records of each inspection

• monitor rent payments on a regular basis. PLEASE NOTE

In some cases, Meth contamination cover on tenanted properties was unlimited if a Methminder detection unit had been professionally installed on the property. While that cover is no longer available, your Onesurance Landlord’ s policy provides several options for Meth contamination cover and the amount of cover you currently have is noted on your schedule.

If you don’t make any changes, the amount shown will automatically become the new Sum Insured. PREMIUMS

Insurer’s costs for covering household insurance are increasing due to many factors including: • Increased costs of building.

• Higher volume of claims.

• The increasing number and scale of weather related events.

These costs can’t be absorbed so insurers have had to increase their premiums accordingly.

Please remember that government charges for EQC and Fire Service levies also make up a large portion of your total premium.

If you have questions around your renewal premium, please call me as Onesurance has options you can choose from that may enable premium savings. These include:

• Choosing a higher excess.

• Removing or reducing optional benefits.

• Limiting or excluding drivers on your motor policy. • Monthly payment plan at competitive interest rates.

ABOUT THIS REPORT

This inspection is a point in time one which has been conducted by a Licensed Building Practitioner who has significant achievement and experience in the residential building industry. The report is an exception-based report primarily focusing on and commenting on issues that are present. While the inspector may comment from time-to-time about elements of the property where no issues exist, mainly the report highlights any defects found during the inspection. Where an issue is highlighted, it remains the client’s responsibility as to what further action is taken, whether any is recommended or not.

The report closely follows the requirements of NZS 4306:2005 (the New Zealand Standard for property inspections) and complies with that standard. There are minimum requirements for access to confined spaces in NZS 4306:2005, however, if in the inspector’s view a space is too confined, and it presents a risk to their safety under the Health & Safety at Work Act 2015, the inspector’s safety is considered foremost.

DETAILS OF BUILDING

The property at 103 Beckford Road, Christchurch is a three-bedroom, single-storey dwelling constructed of timber weatherboards on a timber frame resting on a concrete ring and pile foundation, with an uncoated long run corrugated iron roof. The interior walls are plasterboard, lathe and plaster and timber panelling over timber frames. The floors are timber with carpet and wood-grained vinyl in the wet areas and kitchen.

There is a tar seal driveway on the front right-hand side of the section leading to a double standalone garage on the front left of the section.

The property was built circa 1940 and all fittings appear to be in good condition.

INSPECTION SUMMARY

There was no significant evidence of structural damage noted to the building during our inspection. I attended the property and inspected inside, outside and around the section, making notes and taking photographs as I went. I noted any defects, and these are summarised below. During the inspection,

I took some 127 photographs.

The defects noted are:

o Very small crack in entrance stairs

o A few loose nails on the roof and the area repaired where the old chimney area was removed, noted.

o PVC downpipe draining only 400mm length of spouting – leads to a small soak pit. Noted.

o Masonry chimney for the wood burner - appears to have minimal clearance from the roof (not measured).

o Some misalignment of fascia boards - Consistent with the age of the house age.

o Some undulations in the floor, spot-checked with laser no major variances within each room.

o The log burner is outside of its clean-air compliance period.

o Several aesthetic blemishes on skirting board junctions, and door hinge areas.

o Some denting in the double garage doors.

FLOOR LEVELS

A full floor-level survey was not conducted at the address, however, preliminary testing was done using a laser level device.

MOISTURE TESTS

Interior moisture levels were tested using a Trotec® T650 moisture tester. This is a non-invasive capacitive tester that injects an electric field into the wall and measures the moisture levels through that. It is an indicative test which directs more invasive testing should elevated or wet readings be returned. The only certain way to determine a moisture problem is through invasive inspection – which sometimes means opening up the wall.

The reading scale is an exponential one from one to 200; with readings less than 50 considered dry, readings between 50 and 80 considered elevated and readings over 80 considered wet. Wet and elevated readings require further investigation.

A total of 35 locations were chosen to take moisture readings.

The readings are typically taken about 50mm from the floor – the assumption being that if the wall is damp the moisture will be near the bottom of the wall. Readings were also taken in the bottom of the shower or bath, vanity units, laundry tub cabinet, kitchen under the sink and adjacent the toilet.

The moisture readings were between 16.7 and 49.2 – these are in the dry range.

OTHER

There was no evidence of land damage, liquefaction or lateral spreading noted during the inspection. Overall, the property appears to be in good condition with some defects observed, as outlined above.
