Brook House – For Sale Freehold

Brook House is a charming, detached family home that is not Listed and is situated in a prime position on the front edge of the popular village of Dittisham. The property comprises a three bedroom cottage, an orchard to the other side of The Lane and the Meadow. The property can be approached either along The Lane, which is narrow in parts, and also via the Meadow where there is access from Ham Lane before the car park. It is without doubt one of the most sought-after open spaces within the village.

The house was originally two attached stone cottages. Following the demolition of the original cottages, the current owners purchased the property in 1982. It was then rebuilt as one family home and won a conservation award. There is parking in front of Brook House for one vehicle at the end of The Lane. Outside, there is a lovely wisteria growing on the side of the house. There is a flat grass lawn and a stream running along the side of the high stone wall. There is a side terrace and a small, stone garden shed. There is also a small workshop below the steps that lead up to the front door on the first floor.

The orchard lies to the other side of The Lane and has both vehicle access and separate pedestrian access up some steps. There is a double garage in The Orchard, from where there are outstanding views out across the estuary. The Orchard is relatively flat with terraced ground in front. It offers exciting development potential, subject to gaining the necessary planning consent.

The Meadow consists of just under one acre of woodland with a hard track running through the centre that allows cars to park close to the house. In addition to a pond there are a wide variety of specimen trees and shrubs including a Mulberry tree, Walnut tree, Handkerchief tree, Silver birch, Tulip tree, American walnut, English oak, Red oak and Sweet chestnut. In Spring the woodland and grass meadow is a carpet of bluebells, primroses and violets. Boats can be stored within The Meadow and easily taken to the water’s edge through The Ham carpark and down the natural slipway. The Meadow provides a calm and tranquil oasis.

South Hams

The River Dart is undoubtedly one of Britain’s most beautiful tidal estuaries, which springs from the heart of Dartmoor and flows to the south, through the beautiful South Hams region of Devon. The Dittisham Peninsula is approximately 2 miles upstream from the town of Dartmouth. At this point the river is at its widest, being almost a mile wide at

high tide, making it ideal for dinghy sailing, canoeing and windsurfing.

There are numerous deep water moorings nearby making it an excellent place to keep a yacht, with cruising opportunities to Dartmouth and further afield with Torbay and the Solent to the east and Salcombe, Fowey and Falmouth to the west.

The village of Dittisham lies within a Conservation Area and an Area of Outstanding Natural Beauty. There are two popular pubs (The Ferry Boat and The Red Lion) and a riverside café (The Anchor Stone). The Red Lion has a village shop and post office within it. There are further

shopping facilities and restaurants in the nearby towns of Dartmouth and Totnes.

Communications are good with the A38 dual carriageway, approximately 15 miles to the north, providing fast access to the M5 motorway at Exeter. There are regular Intercity rail services to London Paddington from nearby Totnes or Exeter and an increasing number of flights to UK and international destinations from Exeter airport.

From Totnes take the A381 for Kingsbridge and Dartmouth. On leaving Totnes, as you drive up the hill please DO NOT follow satnav by turning off left. Stay on A381 for about 10 miles passing through Harbertonford to Halwell. In Halwell turn sharp left between the church and the pub and then at the top of the hill and the T Junction turn left, joining the A3122 for Dartmouth. Continue for about 5 miles. When passing a garden centre on your right you will see a sign for Dittisham just before reaching The Sportsman’s Arms. Here the road bends to the right but take the

Dittisham road, turning off slightly to the left. Continue for about 3 miles. In Dittisham leave the Red Lion pub/post office/shop on your right into Riverside Road. Continue down Riverside Road past the church on your left and turn right down to The Ham Car Park. At the entrance to the car park turn right through a gated entrance into The Meadow. Leave the pond on your left and park toward the top.
