Credit Analyzer
The Credit Analyzer products are geared toward improving the borrower’s credit score. Credit Analyzer will scan the credit file and look for ways to improve the borrower’s score.

Rapid Rescore Mode: Rapid Rescore Mode will analyze the borrower’s credit data, then give suggestions on what the borrower can do to improve his or her score. All suggestions offered in Rapid Rescore Mode, if completed using our Rapid Rescore service, usually reflect at the bureau level within 3-5 days.
Planning Mode: The difference between Rapid Rescore Mode and Planning Mode is that suggestions offered by Planning Mode generally take 30 days to reflect with the bureaus instead of 3-5 days.
Error Detection Mode: Error Detection Mode scans for possible errors with the borrower’s credit data and the number of estimated points the borrower’s score will increase if, indeed, the items were errors. Examples of errors are: collections that have been paid off, but failed to be reported as paid; credit limits and balances that are outdated, thereby affecting the borrower’s credit utilization ratio.

What-if Simulator
The What-if Simulator allows you to explore how various actions may impact your credit score. You can experiment with applying for credit, making payments, opening or closing accounts, transferring balances and more.
What-if Simulator has two versions:
Streamlined: When you first order the simulator the streamlined version will display. This version displays a table that includes: Creditor Information, Account Numbers, The Date the Account was Opened, Type of
Account, Credit Limit, Balance and Status. This version was developed for users that are already familiar
with the simulator feature to enable them to expedite the process even quicker. If you are still learning the options of the What-if Simulator and would like more help information displayed as you make actions, you may use the Alternative version.
Alternative: To display this version, click on the “Alternative Version” link at the bottom of the Streamlined Version. When Rapid Rescoring Mode is not selected, the passage of at least on month’s time is an automatic part of each scenario because you must normally wait a month for the new information to be reported to the credit bureau. However, Rapid Rescoring Mode turns off the passage of time so that you can see the effect of immediately correcting errors or updating out of date values. The actions available to you in the two modes are different because some changes require waiting for new information to be reported.

These require no documents but authorization is very important. We usually suggest that the consumer give verbal authorization to the creditor/creditors for all 3 credit bureaus. There are creditors that will not verify the information with a third party, even if it is a repository.

CA Direct is a link you put on your website that reduces your up-front costs with a borrower paid credit report. Your borrower enters their credit card information and will receive the Credit Radar report which delivers all 3 FICO scores and the Risk Based Pricing Letter. You receive the actual report in your name which is re-issuable through any automated underwriting system. We notify you via email with the file number, borrower’s name, address, phone number, email address and referral partner.
You have increased borrower loyalty since they have prepaid for the credit report and have received value (all 3 FICO Scores) with the Credit Radar Report while decreasing your costs.
You’ll be able to communicate and build better relationships by providing easy-to-understand explanations about their credit scores, including the factors impacting their credit.
A Rapid Rescore is an expedited change of consumer credit information at the repository level- (Experian, Equifax and Trans Union) This process usually takes 3 to 5 business days versus 30 to 45 days to resolve.
Necessary requirements: Documentation from the creditor on their letter head, dated and preferably signed with the consumer’s name, address and account number. It should also have a phone number listed. Also, please make sure the exact actions requested are specified in the letter (deleted, paid off, status change, etc). Usually takes 3-5 business days for the changes to take place. Trans Union usually always verifies letters. Experian & Equifax
perform random audits of letters. A new credit report should be pulled once the changes are made.

4506-T, SSA-89, Flood & More
4506T- Tax Return Verifications (TRVs)
Obtain tax transcripts directly from the IRS to compare with what the borrower actually filed with the IRS. Detects potential fraud and reduces the risk of repurchase demands and is also a convenient way for
borrowers to supply income information during the application process that may have been misplaced or lost. Transcripts are available for forms 1040, 1120, W2s and 1099. Verify up to four years of previous income with turn-around times typically with 24-48 hours.
SSA-89
The SSA Form 89 Verification report verifies whether a name and Social Security Number (SSN) combination match the data in SSA’s records. The submitted information is matched against SSA’s Master File of Social Security Numbers (SSNs). The matching elements include: Social Security Number, name, date of birth and a gender code if submitted. Each SSN, name and DOB combination is submitted to the Social Security Administration via their CBSV (Consent Based SSN Verification Service) and will be returned with a “MATCH” or “NO MATCH” indicating that the submission either matches or does not match the SSA’s records. If applicable, SSA will return “DECEASED” when the input matches a record on the SSA’s Death Master File.
Flood Reports
Basic: A guaranteed flood zone determination (FZD) that provides all the required FEMA flood map and community participation status information.
Life of Loan: A guaranteed FZD that provides all the required FEMA flood map and community participation status information. The FZD is monitored for FEMA flood map revisions and community participation status changes for the term of the loan to maintain compliance with federal regulations and secondary market guidelines. Additionally, our life of loan FZDs are transferable between servicers. A borrower’s notification letter is included with a FZD for properties located in a SFHA (Special Flood Hazard Area).
HMDA: (Home Mortgage Disclosure Act) We provide the four required elements: Census Tract, Metropolitan Statistical Area, County Code, and State Code. HMDA information can be ordered with a FZD or independently in batch format.
Refresh Report
The Refresh Report option allows you to get an updated copy of the borrower's credit report through use of a "soft inquiry." This is generally done just before a loan is funded to ensure that the borrower's credit does not contain any additional debt or credit inquiries that may disqualify them from obtaining the loan, while also ensuring that the borrower's credit score isn't negatively affected by the inquiry. The Refresh Report complies with Fannie Mae’s Loan Quality Initiative Guidelines.
Comparison Report
The Comparison Report is an add-on product that allows you to easily compare two reports to detect
differences in the consumer's credit data. This feature is mostly used before a loan closes to compare a Refresh Report to the initial credit pull. Includes: Summary Section and compares the following: General Information, Credit Score & Score Factors, Trade Lines, Public Records, Inquiries and Source of Information.

Packaged Report
Application Data Validation Package: A comprehensive validation package providing alerts against key loan data including: Borrower ID, MERS Liens, Occupancy, Employer ID, Property information, Valuation, Neighborhood factors, Watch lists, FEMA and Summary of findings.
ID Investigation Report: Validate personal information on an individual including: name, address, phone, date of birth and SSN or ITIN. In addition, the service checks the address and name against watch lists including OFAC and the death master list. The report returns an identity fraud risk score.
SSA Form 89 Verification: Direct submission to SSA to validate individual’s Name, SSN and DOB match SSA records. This report requires a borrower signed authorization.
Participant Report: Individual’s names and companies are checked against exclusionary watch lists including: OFAC-SDN, GSAEPLS and HUD-LDP as required under Fannie Mae seller service guide.

Property Information -individual reports
Subject Property Report: Summary of public information such as: ownership, property details, legal description, refinance and ownership history and neighborhood sales.
Employment Information -individual reports
Employer ID Report: Two part report including a summary of public data on company (address, phone, year founded, web site, number of employees, revenue and executives). Also includes a reverse lookup of input phone number to return name and address associated with phone.
Verification of Employment: Verification of employment status, title and salary by either faxing Fannie Mae form 1005 to employer or completing Freddie Mac form 90 via phone call with employer.
Income Information -individual reports
An indicative market value for many residential properties nationwide. The tax assessor's indication of value, if available.
Information on a subject property and recent sales history. Comparable sales analysis of similar properties.
Automated Valuation Models
HVE- Home Value Explorer is Freddie Mac’s AVM. HVE encompasses several models rolled into a single product, for one low cost. HVE uses Freddie Mac's unique proprietary algorithm that blends model estimates returned by their repeat sales model and hedonic model, which is considered their combining process. HVE provides extensive coverage of all 50 states and more than 3100 counties with its database of approximately 81 million property records.
CASA- Fiserv’s CASA has been validated by some of the most discerning lenders, rating agencies, and mortgage insurance companies. CASA leverages a very large, meticulously filtered property records database and multiple market specific analytical approaches to estimate current market values. It uses several appraiser inputs, such as comparable sales, home characteristics and time adjustments, but delivers an objective and reliable home value much faster to enable a quicker loan decision
PASS-Corelogic’s PASS is paired with the largest online property and ownership database in the nation. PASS® uses a hedonic-based model to calculate property values and incorporates property characteristics and comparisons with appraisal logic, price-time indexing and various statistical methods to arrive at an accurate and reliable property valuation. PASS coverage includes more than 2,900 counties and nationwide coverage extends to more than 97% of all U.S. transactions.
HPA- Corelogic’s HPA Home Price Analyzer is a hybrid AVM that searches from more than 200 million historical residential sales records using three independent methods: hedonic, location-based and index-based. Data options include an alert identifying properties that have sold more than once in the past two years and those with an unusually high level of appreciation.
CMV-DataQuick’s CMV Collateral Market Value uses geo-statistical formulas, analytics and
advanced algorithms combined with multiple data sources to generate estimated market values for residential properties. The report includes high and low estimates, a confidence score and relevant neighborhood data. An optional map shows the location of the subject property and comparable sales for more detailed insight into the neighborhood.
Automated Valuation Models (AVM)
AVM is a residential valuation report that can be obtained in a matter of seconds. Most AVMs provide an estimate of value for a specific property by using comparable sales, price trends, tax assessments and property characteristics.
