The regularly scheduled Carver County Board of Adjustment meeting to be held on Wednesday, April 7, 2021, and pursuant to Minnesota Statute 13D.021 has been determined that an in-person meeting is not practical or prudent because of a health pandemic (COVID-19). The physical meeting location (Carver County Board Room) is closed; therefore, this meeting will be conducted as soon as possible after 7:00 p.m. via a conference call due to COVID-19 concerns. All persons having an interest in the matter will be given the opportunity to submit comments relative to said application. Those individuals who wish to provide written public comments related to the meeting can do so at: LandManagement@co.carver.mn.us, or by mail. Written comments received by 4:00 PM Monday, March 29, 2021, will be part of the public record and will be available for review by the Board of Adjustment prior to the meeting. If approved, this variance would allow for the creation of a parcel with approximately 85 feet of road frontage, reduced width to depth ratio, and will exceed 2 acres of Prime Ag soils. The County Zoning Code requires a minimum 125 feet of road frontage on a new parcel, a width to depth ratio of 1:5, and no more than 2 acres of Prime Ag soils in a residential lot.

The County Code requires a minimum front yard setback of 125 feet for a structure from the center of a Minor Arterial road in the Shoreland District.

If approved, this variance would allow Mr. Zavoral to construct an approx. 20-foot x 30-foot detached accessory structure which would be approximately 5 feet from the side lot line and approximately 28 feet from the center of Abbywood Lane. The County Code requires minimum setbacks of 15 feet from the side lot line and 68 feet from the center of a local road in the Shoreland District.
