Subject site is located directly south of the Southern California Logistics Airport (SCLA), which is offers a variety of warehouse and distribu-tion facilities, ranging from 3,500 square feet to over 1 million square feet. The 2,500-acre industrial complex is entitled for 60 million square feet of diverse development. To date, roughly 3 million square feet has been developed at SCLA and over 3,000 jobs have been created in the region. SCLA is a part of the Global Access master plan and the city of Victorville’s public/private partnership with Stirling Capital and Prologis. Major tenants include Fed EX, Boeing, Dr Pepper Snapple Group, Goodyear Tire, Newell Rubbermaid, Plastipack, Red Bull and Mars Inc. SCLA

features a proposed rail connection, international air cargo facilities and hangars, corporate office campuses, biomedical and technology cen -ters, aviation maintenance facilities, an executive jet travel/business center and recreational amenities.

A proposed 8,500-acre multimodal freight transportation hub is supported by extensive air, ground and rail connections. It includes a 2,500-acre cargo and aviation facility; the Southern California Logistics Centre, a 2,500-2,500-acre commercial and industrial complex entitled for 60 mil-lion square feet of development; and the proposed Southern California Rail Complex, which will be a 3,500-acre intermodal complex featuring rail-served facilities.

1. Copart Inc - Purchased 40 acres of raw industrial land for $3.44/psft on November 2019. The site is located 3

miles to the west on the SWC of Pansy & Aster Rd in the city of Adelanto and had similar infrastructure requir- ments to the subject site.

2. Ecosave Land - Purchased 27 acres of commercial land for $1.75/psft on August 2018. The site is located 2

miles to the south on the corner of 395 Hwy & Mojave Rd in the city of Adelanto and is best suited for commer- cial development.

3. Covington Group - Purchased 78 acres of raw industrial land for $1.35/psft on May 2019 on Phelan Road in

The population of Southern California is greater than 22 million; and it is increasing at approximately 200,000 per year. Over the last year the

employment growth rate for the Inland Empire was substantially higher than Texas.

Most of this population and population growth has historically been within the Los Angeles Basin. Land for Single Family development in the Los Angeles Basin is becoming scarce and very expensive.

Within the next decade, the High Desert, which includes Apple Valley, Victorville, Adelanto, Hesperia and Palmdale, is expected to provide much of the affordable land for Single Family development in Southern California.
