TRADING FOR OVER 50 YEARS WATKINS IS ONE OF THE LEADING PROVIDERS OF MECHANICAL, ELECTRICAL, PLUMBING AND MAINTENANCE SERVICES IN THE SOUTH EAST OF ENGLAND.

Clifford Watkins first established his plumbing business in 1962 primarily working for house builders in Kent. He was soon joined by his son Wyn who worked for him as an installer. Wyn took over the reins of the business in the 1970s. At that time, Watkins employed just a handful of men, with the office based in Wyn’s lounge.

Under Wyn’s astute leadership, the company grew and began to take on larger contracts for national house builders. The

expansion continued throughout the 1980s and by 1989 the company was able to move to new, purpose built premises in Ramsgate, Kent.

In 2010, we were asked by our clients to carry out Planned Preventative Maintenance (PPM) Contracts on developments installed by Watkins, mainly large energy centre installations serving large blocks of dwellings. We have since expanded this section of the business to include all commercial

re-developments and now have a dedicated team dealing with all maintenance and aftercare requirements for our clients. Over recent years Watkins has pre-empted our customer’s needs and diversified into complimenting disciplines and is now able to offer specialist services for Mechanical, Electrical, Plumbing and Renewable installations as well as service and maintenance contracts. We are accredited with all the relevant governing bodies applicable to our services such as Gas Safe, NICEIC, (BE&S) & MCS and have the capabilities to assist with advise, design and value engineering.

Now in 2015 Watkins has an annual turnover of in excess of £30M. Our portfolio spans a wide range of industry sectors, and includes leading contractors working on residential, commercial, and industrial developments, plus healthcare and educational establishments, and PPM programs. Geographically we cover all of London and most of Southern England including Kent, Surrey, Sussex and Essex.

The Company is managed by an experienced board of four directors and is still owned by the Watkins family.

This high quality sustainable development located on the site of the Victorian Colindale Hospital.

Watkins has the pleasure in partnering Fairview’s on this flagship development with the work comprising mechanical internal houses/flat fit out, external RWP’s and communal Dry riser systems.

UNIVERSITY OF EAST LONDON

VALUE: £1.9 MILLION

Watkins have recently completed the new Sports Dock comprising of 2 full size sports halls along with 3 sky buildings consisting of gym facilities, shower blocks and lecture areas. This fast track design & build program was completed to allow for use as a training facility for the Olympics.

Our relationship with Bellway has grown

significantly over the last 5 years covering multiple sites in the South of England including this

flagship project that overlooks Canary wharf in the East of London comprising 300+ units.

The first Phase of this regeneration scheme has been successfully completed which will serve over 700 dwellings extending over 6 Blocks including installation to Community Centre & Children’s Centre.

Watkins have completed the mechanical

infrastructure, district services and internal fit out to the 6No. apartment blocks and commercial spaces at Phase 1 & 2A of this development.

Watkins carried out the design development and extensive mechanical installation to the 56No. luxury and 53No. affordable apartments within this iconic London Development.

Phase 2 & 2A have recently been completed which incorporate a large Energy Centre and site wide distribution to facilitate the heating and various water services throughout this residential & multi use regeneration scheme.

Consumer units, Lighting, Small Power, Domestic Fire Alarms, Telecom distribution, Local distribu-tion, Containment, Sub main cabling, Video Door Entry and Access Control, IRS Distribution, AOV Smoke Ventilation Shafts and Head of Stair Vents.

BALTIMORE WHARF

VALUE: £5 MILLION

Baltimore Wharf is a flagship project in the heart of the London Docklands.

700 luxury and affordable apartments with district heating serving a mixture of specialist radiators and trench heating. Boosted water supplies to all units including bespoke Italian sanitaryware and marble. Very fast production rate up to 45 units per week.

Watkins are proud to be involved in this iconic 36 storey development located on the Regents Canal Basin with 3 blocks providing 307 luxury

apartments, mixed use commercial space, residents lounge and Spa.

Watkins have carried out the extensive mechanical installation, infrastructure works and residential fit out to the luxury apartments. Works involve major plant and distribution including centralised heating, chilled water, pressurised water, foul water and rainwater network. Connections are made to a Ground Source Energy System

providing the main cooling and also serves as the primary heat source by way of ground loops and heat pump arrangement.

CANTERBURY CHRIST CHURCH

VALUE: £1.1 MILLION

Works involved: Removal of existing campus boiler room and replace with new packaged plant room to serve campus.

Packaged plant room was prefabricated off site and crane lifted onto the campus and then the plant room external skin cladded, flues fitted, pipework insulated, BMS controls completed etc. Works also involved the removal of existing heating and water services in existing ducts and replaced with new pre-insulated heating mains and new plastic water services. This all happened whilst the campus was to remain operational to staff throughout the summer months with water services working and be completed over the 12 week period before the students returned to site.

WYLIE COURT SITTINGBOURNE

51 Bed nursing home with communal lounge, hairdressers, therapy room, activity rooms, dining room, commercial kitchen, staff flats, office, WCs, Assisted bathrooms and corridor areas

Centralised plant room with Gas fired boilers serving buffer vessel communal VT Circuit serving 60 LST radiators, CT Circuit serving Air Handling plant, door curtains and Heat Interface Units. Our electrical installation included security access control systems, HV & LV Lighting, warden call systems, smoke extract and fire alarm system, CCTV and energy saving programmable lighting circuits.

Flats consisted of individual heat interface unit with energy metering system serving 4/5 LST Radiators with twin zone heating controls, 90Ltr indirect unvented water heater, extract ventilation system, domestic services and individual kitchens.

VALUE: £3.5 MILLION

The project consists of 206 apartments over 5 blocks including 117 Private apartments and 89 rented / shared ownership dwellings.

The entire scheme is served by a centralised energy centre with 3no x module gas fired boilers providing a constant temperature system feeding 3no heating sub-stations within the larger blocks. The substations are equipped with heat exchanger plates which acts as a hydraulic break from the main system, LTHW circulating pumps and pressurisation units ensure efficient distribution. Each apartment consists of heat interface units to provide the dwelling with hot water and space heating. The apartment heating system is divided up into 3no circuits controlled by programmable room thermostatic and 2port valve for optimum control of the radiators and towel rail circuits. Thermostatic radiator valves are installed through the apartment for individual room comfort.

VALUE: £1.2 MILLION

Another BSF scheme in Thanet which involved the fast track fit out of newly constructed buildings along with upgrades and enhancement to existing mechanical plumbing throughout the school campus. Works were phased with some of the works carried out during occupied term time.

Considerable centralised pipework distribution upgrades throughout the school. New supply and extract heat recovery systems, local extract systems, science laboratory fit out c/w associated proving systems, potable water tanks and pressur-ised distribution, gas fired water heating plant, new boiler plant and site wide controls and BMS monitoring.

KING ETHELBERT SCHOOL

CLIENT: DENNE/BOUYGUES

VALUE: £1.4 MILLION

Watkins were appointed as part of the BSF Scheme to carry out the mechanical services at this large school site in Thanet. Works included new utility services infrastructure along with installation to the newly constructed teaching blocks.

Site wide mains water and gas, plant room, gas fired water heaters, local electric heaters, domes-tic water service, extensive centralised air handling and ventilation systems. VRV air conditioning and public health, fan coils, commercial kitchen fit out, variety of individual space heating systems and comprehensive BMS controls.

VALUE: £1.1 MILLION

Watkins were appointed mechanical and plumb-ing contractor on new accommodations for the elderly on behalf of Denne and Orbit Homes. Works included new utility services infrastructure along with Plant room, 81 apartments, communal Café, Hairdressers, Commercial Kitchen, Assisted bath and disabled toilet areas.

Site wide mains water and gas, Combined Heat and Power unit (CHP), Gas fires boilers, Full LTHW heating system, Central pressurised hot and cold water services throughout, Commercial kitchen fit out and full comprehensive BMS controls.

Full plumbing, ventilation and public health fit out; 81 apartments – MEV ventilation systems, wet rooms and kitchen fit outs and UFH systems. Communal areas – MVHR and Lossnay ventilation systems, CAT 5 break tanks, assisted bath room fit out, Doc M installations, Hairdressers fit out, Laundry fit out and Community Café installation.

VALUE: £800,000

Watkins recently completed the mechanical services and high spec fit out to phase 3 of this office block development in Hastings. Watkins managed the detailed design development and M&E co-ordination from tender concept through to commissioning and handover.

Extensive office fit out to 5 floors including VRV air conditioning, supply and extract ventilation via centralised roof mounted air handling plant, dry riser distribution, above ground drainage and rainwater, smoke extract system, basement plant room and toilet areas including cubical joinery.

Watkins recognises the importance of offering both Planned Preventative Maintenance (PPM) and a full Customer Care service to all our clients, specifically monitoring and maintaining complet-ed plantrooms and energy centres on all our projects, which in turn supply both heating and hot water to all dwellings, apartments and pent-houses.

All our Maintenance works are carried out in accordance with the BE&S (HVCA) Standard Maintenance Service Specification (SFG 20) as a guide. Our Customer Care and Maintenance team operate a 24/7 call out system 365 days a year with night call outs being attended to by the individual departments, Customer care engineers will deal with all problems within the apartments and the PPM engineers will deal with the commu-nal plant room, however both sets of engineers will work alongside each other whenever neces-sary. PPM contracts are all programmed in to satisfy our client’s needs, whether it be a standard call, a call out or a service visit, these are all booked in with our office.

Our Customer care department can respond within agreed timescales including an emergency attendance within 4 hours if deemed necessary. All our PPM Contracts can be tailor made to suit any site including as much or as little as our clients may require working to achieve the best and most economic options to maintain the plant and equipment at optimum working ability. Each site has its own PPM log book on site. This includes engineers report sheets, service and commission sheets, company health and safety, programme of works, and specific task sheets for the equipment on site
