2. APPLICATION REQUIREMENTS

Pursuant to the current Brazeau County Land Use Bylaw

DEVELOPMENT PERMIT APPLICATION GUIDE

Please use the checklist and sample site plan attached to this package to ensure that all

required information is provided.

It is advised to contact Alberta One Call at 1-800-242-3447 to accurately locate any oil, gas,

power, and telephone lines on the property prior to undertaking any excavation work.

To locate the natural gas line, please contact the gas provider or Alberta One Call.

The application form must be completed in full, signed by the registered landowner(s), and the

application fee must be paid before it will be accepted for processing.

Brazeau County requires a copy of the Certificate of Title no older than two weeks at the time

the application is submitted. This is available at the local registry office or can be obtained for

a fee from the County office.

A detailed site plan, as outlined in the Development Permit Checklist. This plan MUST BE

DRAWN to scale, please see example.

Drawings, sketches, or a copy of the building or floor plans.

4. DEVELOPMENT / CONSTRUCTION PRIOR TO DEVELOPMENT PERMIT ISSUANCE

Any construction work started on the property prior to the issuance of a development permit,

and expiration of the appeal period, is at the applicant's risk.

If the development has commenced before an approved permit is issued, , the application fee

will be tripled.

5. PERMIT PROCESS FROM APPLICATION TO ISSUANCE

In accordance with Section 683.1(1) of the Municipal Government Act (MGA), the development

authority must, within 20 days after the receipt of an application for a development permit,

determine whether the application is complete. Once the application is deemed complete, the

Development Authority has 40 days to issue a decision on the application.

Please be advised issues discovered pursuant to an on-site visit, review of legal documents registered

on title, or further in-depth review of the file may prompt additional information requirements, at

which time the 40 day decision timeline stops and does not start again until the requested

information is received.

Please use this checklist to help ensure that all portions of your development permit application are properly completed. This checklist must be submitted with your permit application, any missing items will need to be added before the application can be accepted.
