The $74 million high performance school includes a cafeteria, administration, media and gymnasium and several classroom buildings. The replacement high school is designed to accommodate 2,500 students.

ST. LUCIE WEST CENTENNIAL HIGH SCHOOL

Fort Pierce, FL

OCI Associates Inc. managed and provided mechanical, electrical, plumbing and fire protection (MEP/FP) design engineering for a the addition of a new 1,200-Ton Central Energy plant to support the 310,000 SF High School in Port St. Lucie, Florida. OCI worked with St. Lucie County Schools to design and build a more energy efficient system that also included a Thermal Ice Storage System as part of the district’s Energy Task Force improvement goals.

OCI was able to manage this project successfully under an extraordinary situation based on the proposed schedule of the Owner. The new Central Energy Plant for Centennial High School needed to be completed in a short time period, so OCI fast-tracked the project and was able to complete design in 4 weeks from conception to release of Owner’s direct purchase. The entire project was completely constructed and operational in 4 months and had an estimated $2M budget.

OCI Associates, Inc. was contracted by St. Lucie Public Schools as the prime mechanical, electrical and plumbing consultant under their current Continuing Service Contract, to investigate three existing school sites all located on one large parcel. OCI provided an evaluation report of the existing conditions with our recommendations to improve energy efficiency, as well as the operations and maintenance for the owner. Each school site has their own central chilled water plant, consisting of air cooled chillers with a constant volume pumping system. The schools range from 40-60 years old with many additions over the years and have been experiencing multiple failures to their central energy plants with constant maintenance required.

After reviewing our report findings, OCI made recommendations to the owner to design and construct a new central energy plant to be located centrally among all three schools on the same parcel of land. The new plant will supply each school their chilled water requirements by utilizing a new underground piping system. This new infrastructure will consist of HDPE insulated piping for improved construction due to time constraints and cost. The new central plant consists of two (2) 340-Ton air cooled chillers supplemented with a thermal ice storage system for peak load requirements. The pumping system consists of primary and secondary pumping systems for optimum efficiency. The project is currently in construction and is presently about 70% complete and cited for completion in January 2013. When completed, the project will receive an extensive Commissioning process procedure conducted by OCI for intended design related to the construction and system function. OCI was asked to manage all the Units simultaneously as one project for the district.

NEW BEGINNINGS EDUCATIONAL CENTER

OCI Associates Inc. provided engineering design services for a $9,000,000 conversion of the Osceola Sports Authority in Kissimmee, Florida. The former big box retailer’s 75,000 SF abandoned building was renovated into a 2-story classroom building and included an addition. Our scope of work was to upgrade and replace the existing mechanical, electrical, plumbing and fire protection systems for the 270 student K-5 school. The new adaptive re-use educational complex was completed in 2008 to accommodate Cornerstone, a K-12 program for exceptional students or those with specific disabilities due to overcrowding for the past few years.

The project included a new 950-student station prototype elementary school to relieve overcrowding at the existing Narcoossee Community K-8 School. The $14.4 million school was completed in 2009. As another level of the Osceola Plan prototype, the Westside K-8 School (formerly known as Middle School CC) was created by expanding the elementary school into a middle school. The school is flexible to accommodate future growth. OCI was responsible for complete mechanical, electrical, plumbing , fire protection and ITS/AV Systems Design. The 171,838 SF rebuild of the existing campus was completed in 2009 at a cost of $24.4 million.

Harmony Elementary School is a new elementary school prototype. The project is a 2-story school consisting of nearly 100,00 SF with a construction budget of $16 million and was designed based on sustainable/LEED® principles. Gateway Middle School

The Gateway High School Classroom Building addition is a new 2-story, 30,000 SF facility. Completed in January 2011, this new classroom building houses Chemistry and Computer Labs. The building was designed and constructed with many green and sustainable design features. OCI was responsible for complete mechanical, electrical, plumbing , fire protection and ITS/AV Systems Design. The project had an estimated construction value of approximately $5 million.

ZENITH GRADE CENTER

Kissimmee, FL

OCI Associates Inc. provided mechanical, electrical, plumbing, fire protection, ITS/ AV Systems for the conversion of an existing K-Mart Shopping Center into a new 9th Grade Center for Osceola County School District. The design team completed a renovation of an existing 85,000 SF big box retail front to accommodate Gateway High School’s 9th Grade programs and Alternative Education programs. The alternative retrofit project budget was $6,500,000 and was a much needed creative option for the school district on a limited budget in a prime location in a fast turn-around time.

G. WEAVER HIPPS ELEMENTARY

OCI Associates Inc. provided mechanical, electrical, plumbing, fire protection, ITS/ AV Systems for a $7million “staging school” as a temporary facility that would house students for one to two years while a new building was constructed. The project involved a complete conversion of an abandoned K-Mart Shopping Center into a 100,000 SF Elementary School for Lee County School District. Completed in 2005, the project was needed for the rapidly growing population of 50,000 new residents between 2000 and 2003. With all the infrastructure in place – water, sewer, sprinkler systems, this option was a more affordable options than building massive portable classrooms. After serving as a staging school for a high school and two elementary schools, the building became the permanent home for the 5th elementary school in Lehigh Acres, Florida.

OCI Associates Inc. provided mechanical, electrical, plumbing, fire protection, ITS/ AV Systems for the new Rayma C. Page Elementary School in Fort Myers, Florida. The former big box retailer, K-Mart’s existing shopping center was converted into a $17.6 million 100,000 SF school to accommodate the growing population. This adaptive re-use project was one of 3 new schools for Lee County School District where utilizing an old abandoned building not only helped the district but the surrounding residential and commercial areas. The new K-5th grade elementary school contains a multi-purpose cafeteria with performance platform, commercial kitchen, music lab, 50 classrooms of 1,000 students as per the new State classroom size amendment, and administrative offices. The new campus also includes a bus loop and playing fields with a basketball court.

CAPE CORAL HIGH SCHOOL

OCI Associates Inc. provided mechanical, electrical, plumbing and fire protection (MEP/FP) design engineering for a massive renovation that included interior upgrades of the existing boys and girls locker rooms, the school cafeteria and a complete replacement of the HVAC system and for the design of a new DDC Controls systems. As part of the project, OCI provided a complete replacement of the existing inefficient air-cooled central plant with a new 800-Ton Central Energy Plant to support the entire 300,000 SF campus-wide renovation.

The new chiller plant includes (2) 400-Ton chillers are water-cooled centrifugal compressor chillers. The compressors are Turbocor magnetic bearing oil-less compressors and units were provided with integrated variable frequency drive (VFD) for part load control. The refrigerants are R-134a with no ozone depletion potential and the chillers were provided with BACnet communications interface so that all internal control information is accessible from the central building automation system (BAS). The cooling towers are constructed of stainless steel including all hardware for corrosion resistance. The chilled water pumping system is a constant volume Primary/Variable secondary system. There are three constant flow primary chilled water pumps, utilizing the third as a stand-by. The secondary is provided with two, VFD controlled chilled water pumps serving the campus distribution loop with each pump alternating operation on a weekly basis with the other serving as a stand-by. The CEP was placed into operation in July of 2012 and has reported campus-wide energy savings between 20-25%. These savings were a combination of implementing new energy savings strategies in the building HVAC systems and the improved efficiency of the central energy plant. Project was constructed on an occupied campus including a design that required ten phases of construction. The project had an estimated construction budget of $4.5 million and was completed in 2009

The report lead to a complete campus wide replacement of over 300,000 SF of the outdated MEP systems and FMCS (Facilities Management and Control Systems). The project had an estimated construction budget of $27 million.

MANATEE ELEMENTARY/MIDDLE SCHOOL

OCI Associates Inc. provided mechanical, electrical, plumbing engineering design services for a 800-Ton Central Energy Plant to support a 240,000 SF combined elementary/middle school campus in Collier County. The project involved an expansion and renovation of the existing “FAFCO” Thermal Ice Storage Tank System including (2) 400-Ton air-cooled chillers, pumps, controls and ice tanks. The chilled water pumping system is a constant volume Primary/Variable secondary system. There are three constant flow primary chilled water pumps, with the third as a stand-by. The secondary is provided with two, VFD controlled chilled water pumps serving the campus distribution loop with each pump alternating operation on a weekly basis with the other serving as a stand-by. In addition to the HVAC improvements, OCI provided upgrades in lighting and power distribution, as well, as ITS/AV Systems including a new campus Direct Digital Control System.

The project was designed under OCI’s Prime MEP Contract with the School District of Collier County and OCI managed the project along with the architectural and structural engineering consultants from design through construction. The project was constructed on an occupied campus including a design that required eight phases of construction. The project had an estimated construction budget of $4.4 million and was completed in 2007.

Manatee Elementary School is one of six prototype elementary and middle school projects OCI designed and constructed in the mid to late 1990’s. STORM GROVE MIDDLE SCHOOL

Storm Grove Middle School was designed using the “school within a school” concept in which each grade level is housed in a separate classroom building to create small learning communities. The new 167,500 SF, 2-story middle school accommodates 1,329 student stations on a 35-acre site and includes a 1-story cafeteria, administration, media and gymnasium that are situated on the site to allow for after hours use by the community. The $36.9 million school was designed using the modern Florida Cracker architectural style and is designed to meet the LEED® for Schools GOLD Criteria.
