10.00 – 11.00

Warsaw down, regions up – a summary of the economic situation in individual

local markets

The situation in the capital is diametrically different from that in the regional markets. While in the

capital an oversupply crisis is fast approaching with each delivered building, in Wrocław, Kraków,

Poznań or the Tri-City vacancy rates are falling thanks to queues of tenants from the BPO sector.

How long will these trends last?

 Projected demand for office properties in Poland’s largest cities

 Plans for launching new projects

11.25 – 12.40 To build a new piece of the city, or how an office building can become a public

space

A positive effect of the competition in the office market is the fact that office developers

increasingly create public space around their projects as an added value. A good example here is

the European Square being built around the Warsaw Spire project. Is it a sign of the market’s

maturity or just another marketing idea in the struggle for customers?

 How is the cooperation with city authorities on the development of such projects?

 Why it pays to have trees in the yard – the current preferences of tenants of office spaces

 How they do it in big cities – the most interesting examples of public spaces adjoining office projects in other countries.

Wakefield consultancy, transactions totalled 1.69 bn EUR, 41 percent up on 2013 and the best

performance since 2006. Interestingly, foreign investors lined up for prime projects not only in

Warsaw, but also in the regional markets. Are there any interesting projects left in the market that

could become the subjects of spectacular transactions?

 Is it only BPO? Office facilities sought by foreign investment funds

 The largest transactions in regional cities in 2015

(4)

Hot desking, chill-out rooms, common work areas – such solutions are increasingly used in Polish

offices to the delight of 20-somethings working there. But in almost every company, there are also

workers from older generations who find it hard to break with the old habits. How to reconciliate

the work styles of all generations working in one office? Is such a compromise possible at all?

 Old-style offices, or industries resistant to co-working solutions

11.55 – 13.10 Credit, bonds, or perhaps mezzanine? The current availability of financing for

office projects

In 2015, is it easy to get a bank loan to develop a new office project? Large, experienced

develop-ers will surely give a positive answer. And what about smaller playdevelop-ers with shorter lists of

com-pleted projects? Is it safe to use alternative sources of financing in current conditions?

older, substandard office buildings in the Warsaw agglomeration

(5)

Older and low standard buildings will be the main losers in the upcoming battle for tenants in the

Warsaw market. They will find it difficult to keep existing tenants, who will move to ever cheaper

modern facilities. Can an opening to tenants from the BPO sector become their lifeline?

 Warsaw as a location for outsourcing services – strengths and weaknesses

 The current salary levels in the BPO sector in Warsaw and the regional markets

 Can old office buildings in the Warsaw market meet the infrastructural requirements of ten-ants from this sector?

Speaker: Sebastian Bedekier, Poznań Regional Director, Colliers International

, Expert PZFD

15.20 – 16.35 Fitout, or the tower of Babel – why negotiating office space arrangement can be

an ordeal for both sides

Companies that rent modern office spaces for the first time rarely realize how long and

troublesome this procedure can be. Negotiating contract provisions on fit-out and common area

arrangement can be particularly time- and work-consuming. Is there really no way to streamline

this stage?

 The most common disputes in office arrangement negotiations and possible solutions

 And how much will it eventually cost? Different standards for charging for operational costs and common areas and resulting problems

 Unconventional solutions to use in unconventional offices
