Hotel Development in NYC: 2014 to 2019

Welcome to New York.

This report covers 179 hotel properties that have opened since January 2014 or are currently in the development and renovation pipeline. They are located in neighborhoods and boroughs across the city. From the Bronx to Staten Island, the city is host to new developments in luxury hotels, boutique and lifestyle brands, independent and affiliated properties, ranging in size from just 14 rooms to over 900. The opportunities for any business or leisure traveler are immense and great options exist at every price point and length of stay. From one night to extended stay, from family suites to business class accommodations, from pod-like quarters to spacious penthouses, New York City has rooms to suit all travelers’ needs and preferences.

Today the active inventory for visitor accommodations stands at over 103,000 with another 22,000 plus rooms in the short and long-term pipeline. This report contains 24 new entries since our last update (June 2015) which continue to add to the exceptional selection of lodging choices for the individual visitor and the travel and meeting trade to select when planning for a New York City visit.

Between January 2014 and the end of September 2015, the city has seen the addition of 51 new hotels representing 8,597 rooms. Of note in this collection are the 1 Hotel Central Park, an eco-luxury flagship of a new brand, The Dazzler Brooklyn bringing the Fen Group hotels to the city, the New York Edition Clock Tower at Madison Square Park, the first Residence Inn by Marriott to open in the Bronx, as well as the newest luxury properties at the Baccarat Hotel, The Knickerbocker Hotel and the Park Hyatt. Select service brands are well represented with new Hilton Garden Inns, Homewood Suites, Hampton Inns, Fairfield Inn & Suites, Residence Inns, Hyatt and Hyatt Place properties, Cambria Suites, and the Holiday Inn. Independent brands are also thriving in New York City and recent openings include The Paul, The Gregory, The Boro Hotel, Riff Hotel, The Ludlow, Hotel Hugo, The Paper Factory.

International brands are also investing in developing their presence in the city and we will see a second Citizen M, The Esplendor Bossert, the Riu, the Whitby (by Firmdale), and Virgin. Global brands are also finding good reason to build in the boroughs and neighborhoods where they will be joined by an exciting collection of local initiatives.

Editor’s Note: This report is prepared for the travel trade to aid in planning and product development. It is for reference only. Information about many of the City’s new and proposed hotel projects are provided below. It is not intended as a complete list. As plans continue to change frequently, please contact hotels directly for additional information. All projected opening dates are provisional. At the time of publication, the list of hotel properties under construction was still expected to open on or near their scheduled or projected completion dates. The vagaries of construction permitting and the pressures of securing financing throughout the construction cycle may have an effect on the actual dates; however, the properties listed here were already permitted, and in most cases demolition and/or excavation had begun.

Planned as one of the best in the brand, this Holiday Inn it will have 15 floors with 3,000 square feet of meeting space and a ballroom. The developer, K.K. Mehta, just opened a new Indigo a few blocks away. This Brooklyn neighborhood is home to the Brooklyn Nets, the Brooklyn Academy of Music, and the new home of Theater for a New Audience, and vaunted dining options.

Hotel Indigo Lower East Side— 293 rooms* 171 Ludlow Street near Houston Street Projected opening: October 2015

Brack Capital with IHG is building a 24-story new hotel on the exciting Lower Eastside. Joining the city’s other Hotel Indigo collection, this lifestyle hotel will connect visitors to the nightlife, art and dining that thrives in the neighborhood.

The Renwick—173 rooms 118 E. 40th Street

Interstate Hotels & Resorts will soon unveil a new, upscale lifestyle hotel following a full renovation of an existing hotel near Grand Central Terminal.

Cambria Suites Times Square —194 suites* 30 W. 46th_Street

Projected Opening: October 2015

A new-build property just off Fifth Avenue brings visitors into the heart of midtown with restaurants, theaters, “Little Brazil,” and transportation hubs. This is one of two new Cambria Suites being developed in NYC by Choice Hotels.

Holiday Inn New York City - Times Square —271 rooms* 585 8th_{Avenue at 38}th_Street

Developed by Sam Chang the new hotel will be near Penn Station, the Javits Center, Madison Square Garden, and Times Square.

Four Points by Sheraton Financial District—261 rooms and suites* 6 Platt Street aka 217 Pearl Street

Projected opening: November 2015

This 30 story property becomes the fourth Four Points by Sheraton to be built in NYC. Developed by The Lam Group, the property hosts suites and guest rooms, a restaurant and conference space.

Q & A Hotel by Furnished Quarters—132 suites 70 Pine Street

Projected opening: November 2015

The historic conversion of the former AIG building will be graced by 132 extended stay units opening this winter.

EVEN Hotel Brooklyn —201 rooms* Nevins Street at Schermerhorn Downtown Brooklyn

Projected opening: December 2015

A new 13-story hotel is being developed by IHG Group as the third EVEN branded hotel in New York. Construction on the new property designed for the wellness-minded traveler, it will have adaptable public workspaces, and open style market and bar, an athletic studio and flexible meeting spaces. Only four blocks from the new the Barclay’s Center it is also close to the Brooklyn Academy of Music arts district and Fort Greene dining opportunities

EVEN Hotel Times Square South —150 rooms* 321 W. 35th_Street

InterContinental Hotel Group’s second EVEN Hotel property will rise in the heart of mid-town. With 150 rooms this wellness themed brand is a welcome addition to a neighborhood that makes being a visitor in NYC easy and convenient.

This new build project is being developed by Heritage Equity Partners. It will bring an 8-story boutique hotel to the Williamsburg neighborhood. A roof bar and lounge is planned.

This hotel will be operated by Marshall Hotels & Resorts bringing boutique style to midtown East.

EVEN Hotel Grand Central —230 rooms* 219 E. 44th_Street

Projected opening: February 2016

InterContinental Hotels Group recently announced their new wellness centered brand -- EVEN. This New York City location will be the company’s flagship property as they develop the upscale, select-service brand with a focus on wellness. The 23-story hotel will include meeting space and indoor and outdoor exercise and eating spaces.

The Beekman, a Thompson Hotel—287 rooms 5 Beekman Street at Nassau Street (Lower Manhattan) Projected opening: February 2016

This project is a co-development of GFI Development and GB Lodging, LLC and will be operated by Thompson Hotels. As an adaptive reuse of an iconic building, this luxury hotel will occupy the former Beaux Arts Temple Court across from City Hall. Designs will preserve the historic brick and terracotta former office building with a Victorian glass atrium dating to 1883.

Tommie Hotel Hudson Square—325 rooms* 231 Hudson Street at Renwick Street

Projected opening: March 2016

Commune Hotels & Resorts recently announced the launch of a new hotel brand with the construction of two new properties in New York City. The first is in the Hudson Square/SoHo area. The second will rise in the NoMad district. With design features and a point of view geared to the up-and-coming traveler and value conscious international visitors, these new properties will introduce the brand globally.

BMB Hotel—61 rooms

10 South Street (Lower Manhattan) Projected opening: Q1 2016

Located at the southern tip of Manhattan, the historic Battery Maritime Building is being restored and will be unveiled as a new lifestyle hotel along the East River within easy reach of the dining, arts, and business districts of Lower Manhattan.

Unnamed Hotel Project —130 rooms* 120 W.41st_Street

Projected opening: early 2016

This will be a 26 story newly built property developed by Stanford Hotels.

Unnamed Hotel Project—105 rooms 54 Canal Street

Conversion of a landmarked bank building in the heart of the art, shopping, and dining area growing up in the Lower Eastside. Developed by DLJ Real Estate Capital Partners. Design elements to keep in line with Beaux Arts style of this 12 story building.

The historic Brooklyn Heights Bossert Hotel is being fully restored and converted to boutique status to provide more opportunities to stay in the every-changing borough of Brooklyn.

Planned opening: early 2016

Spanish hoteliers are developing a newly built hotel in the heart of Times Square. Located at the edge of Restaurant Row and with easy access to Broadway theaters this is a perfect business and leisure destination. The building will also house a café, restaurant, bar and gym facility.

Hotel developer Zelig Weiss is bringing another hotel to the Williamsburg district. Near North 12th_{Street it will be a mixed use 20-story}

building with retail, offices and hotels on the upper floors.

1 Hotel Brooklyn Bridge Park—192 rooms* Pier 1 at Brooklyn Bridge Park

DUMBO, Brooklyn

Construction is underway on this hotel being built inside the Brooklyn Bridge Park as a joint venture with Starwood Capital and Toll Brothers City Living. The new property will be an eco-luxury brand. With stunning East River views and access this development will be a welcome addition to hotel developments in the borough. The building will also include 100 residential condominiums.

NEW InterContinental New York Barclay— 685 rooms 111 E. 48th St.

The hotel is re-opening spring 2016 following a complete revitalization to restore its original 1926 residential elegance. The renovation includes a redesigned lobby, new and expanded function spaces, a high-profile bar, newly-designed guestrooms, presidential and other specialty suites, state-of-the-art technology and a modernized fitness center.

Courtyard by Marriott—317 rooms* 133 Greenwich Street

Designed by Peter Poon Architects, the striking architecture heralds a new 31-story Courtyard by Marriott property rising on a new site in Lower Manhattan with easy access to the developments at the World Trade Center, Battery Park City and the riverfront.

Riff Hotel Downtown—36 rooms 102 Greenwich Street (Lower Manhattan) Projected opening: early 2016

Riff Hotels is working on a second musically themed property following the opening of the Chelsea branch in 2014. Located near the World Trade Center, Battery Park City and the Manhattan waterfront it will join several new properties in the area when it opens

CitizenM Hotel—315 rooms* 185-191 Bowery

A second CitizenM Hotel is planned for the arts district in Lower Manhattan.

Whitby Hotel—86 rooms* 18-20 W. 56th_Street

Projected opening: April 2016

This property is being developed by Firmdale Hotels, the team behind the Crosby Street Hotel in SoHo, in the heart of midtown shopping and entertainment districts.

The Artezen Hotel —128 rooms* 24 John Street

A former office building in Lower Manhattan is being converted to a new 21 story hotel. Just off lower Broadway the property will offer a high end hotel experience with a restaurant in a constantly evolving and vibrant neighborhood with transportation, arts, shopping, business and dining options nearby.

Hilton Garden Inn —252 rooms* 326 W. 37th_Street

The project is a 22-story property designed by Gene Kaufman on the site of what is now a parking lot. Located in the middle of the city’s Fashion District the neighborhood now hosts dining, entertainment and easy transportation access.

Comfort Inn & Suites—110 rooms* 439 W. 54th_Street

This 17-story project is being developed by McSam Hotel Group and will be managed by M&R Hotel Management.

Plans are proceeding on a new tower adjacent to the Ravel Hotel in Long Island City. It will feature a garden, swimming pool/ice rink and ballroom.

INNSIDE Manhattan —313 rooms* 132 W. 27th_Street

Projected opening: spring 2016

The new Innside Manhattan is a 20-story new ground-up construction and will feature a restaurant, bar and meeting rooms. This hotel will be the 2nd in the USA for Spain-based Melia Hotels International.

NEW 11 Howard – 226 rooms 138 Lafayette Street

Projected Opening: spring 2016

RFR Realty is redesigning the former Holiday Inn SoHo into an upscale boutique hotel, which will feature dining from famed restaurateur Stephen Starr.

Joie de Vivre Hotel—229 rooms* 50 Bowery

Projected opening: June 2016

Commune Hotels & Resorts is developing this upscale, lifestyle property which will be branded under Joie de Vivre. In keeping with the overall brand integrity the hotel will celebrate the local culture and authenticity of its neighborhood.

Unnamed Hotel—210 rooms 233 W. 125th_{Street (Harlem)}

Danforth Development Partners has been selected by the Empire State Development Corporation to develop this project which includes commercial and residential towers built above the historic Victoria Theater, dating back to 1917. The site will house a cultural arts center, retail, apartments and a new 210 room hotel. This will be another dynamic component of the Harlem visitor ecology.

Brooklyn

Developers behind the nearby Union Hotel are planning a new boutique hotel along Union Street in Brooklyn. The surrounding neighborhood boasts signature restaurants, boutique shopping and a distinctive Brooklyn vibe.

Unnamed Hotel Project—158 rooms* 414 W 15th Street (Chelsea)

CetraRuddy is designing this 25-story building across the street from Chelsea Market, between 9th and 10th Avenues. With 158 rooms and several event spaces – including one on the rooftop — the development will likely become a neighborhood destination.

SLS Hotel New York—190 rooms 444 Park Avenue South

This development is a collaboration between sbe, a creative hospitality company, and Manhattan-based Moinian Development and designer Philippe Starck. The hotel will feature a celebrated food and beverage program created by chef José Andrés alongside nightlife offerings on their rooftop. The SLS brand also includes locations in Beverly Hills and South Beach.

Construction has nearly topped out on developer Larry Silverstein’s planned Lower Manhattan hotel and condo tower. Designed by architect Robert A. M. Stern, the architecture of the 926-foot tower will align with its famous art deco neighbor, the Woolworth Building, and add to a downtown district that includes One World Trade Center, the Calatrava PATH station and proximity to the city’s riverfront developments

A 42-story hotel is being developed in midtown by Hidrock Realty.

The Bryant—230 Rooms* 20 W. 40th_Street

HFZ Capital is in development with Stonehill & Taylor Architects to develop a multi-use property housing a 230 room boutique hotel and apartments above. Directly across from Bryant Park and steps away from Broadway to the west and Fifth Avenue to the east, the location adds to the revitalized midtown corridor.

Fairfield Inn & Suites by Marriott – 112 rooms* 326 W. 44th_Street

Projected opening: December 2016

This 7-story hotel project is being developed by Sam Chang on the site of a former parking lot. M&R Hotel Management owns the management contract.

Globiwest Hospitality has filed plans to build a six-story room hotel in the Gowanus/Williamsburg area of Brooklyn. It sits a few blocks from the popular Le Bleu hotel which opened in 2007.

This property will be managed by Marshall Hotels & Resorts. The new 150-room hotel is one block from the JFK Air train and the LIRR train station in the dynamic commercial center of downtown Jamaica.

Ian Schrager will launch his latest hotel brand in New York City in the exciting arts, entertainment and dining center of the Lower East Side. The multi-use tower designed by Herzog & de Meuron will rise 28 stories above the street and include condominiums in the glass walled upper floors.

The north shore of Staten Island is coming alive with the plans for the New York Wheel, projected to be the world’s tallest Ferris Wheel, alongside a shopping mall and new 200 room hotel as well as new residential properties. Easily reached by the free Staten Island Ferry from Lower Manhattan, this will be a new, must-visit destination.

An exciting renovation in the Financial District with easy access to the World Trade Center, Brookfield Place, Westfield and other shopping and cultural activities. A new Wylie Dusfresne restaurant will open in the ground floor.

Sleep Inn/Choice Hotels Projects—53* 2586 Stillwell Avenue

In addition to this Brooklyn property, Choice Hotels has two additional Sleep Inn projects in the works for Queens and The Bronx that will bring a total of 170 new rooms when all three have opened.

Bringing new hotel accommodations to the ever-changing neighborhoods of Brooklyn this project will have off-street parking, meeting and conference rooms, a lounge and a recreation center.

Yotel Williamsburg —110 rooms* 280 Meeker Avenue

Brooklyn

A mixed use development is proposed for the Williamsburg section of Brooklyn. Plans include a hotel, indoor/outdoor food, ground floor retail and residential units. Close to the 24-hour “L” train, this makes visiting the neighborhood a 24/7 opportunity.

Manhattan-headquartered Signature Urban Properties will break ground in June on a $35 million, 152-room Hampton Inn in the South Bronx. The project is slated to open in the first quarter of 2017.

Joining the vibrant NoMad neighborhood is a new 142 unit hotel that will also house commercial space below and apartments atop the 20-story building.

Unnamed Hotel —180 rooms* 245 W. 34th_Street

A 17-story hotel is rising above a retail complex along the shopping corridor that anchors Midtown. Across the street from Penn Station and Madison Square Garden it is ideally located. Also convenient to Broadway and the Javits Center it will be a welcome addition to the neighborhood.

Carnegie Hotel—63 rooms* 160 W. 56th_Street

A narrow 19-story building has been permitted for a new hotel. The development by the Empire Hotel Group will be part of the shift towards upscale and luxury properties in the midtown and Central Park South corridor.

A 20-story building is planned for a new select service hotel with a ground floor restaurant in the Fashion District. Located near entertainment, shopping and transportation hubs the site will be developed by McSam Hotel Group.

Toby Moskovits, chief executive of Heritage Equity Partners, will break ground on a 140-room hotel in Bushwick near the corner of Siegel and White streets by September.
