AFFORDABLE HOUSING

LTSC CDC (Little Tokyo Service Center) has a commitment to manage affordable housing properties in greater Los Angeles area. We currently have communities in Little Tokyo,

Chinatown, Echo Park and Koreatown. Our senior housing buildings are in Torrance and Sun Valley.

These areas are divided into regional "hubs" (areas) which you can apply to individually.

ELIGIBILITY

Eligibility is based on income and the size of the family. A family must have a total family income below the limit. Each building has a different set of restrictive AMI (Area Median Income) limits. We also review credit and criminal history, eviction, and previous landlord

recommendations.

The income limits listed below are current as of January 2015, but may change without notice.

RENT AMOUNTS

Affordable housing rents are not determined by household income. You must show you are able to pay rent when due and take care of the apartment.

If the community is supported by subsidies from HUD or HACLA, the rents are based on income.

Only these properties participate in a subsidy program: Palm Village (seniors), JCI Gardens (seniors), PHD Apartments, Menlo Family Apartments (special needs) and Far East (special needs).

HOW TO APPLY FOR HOUSING

Step 1: Identify which buildings you are interested in and submit the waiting list interest form to the hub site of your preference listed below. This applies to the "Little Tokyo Hub", "Koreatown Hub", "Echo Park and Arts District Hub", "Angelina Hub", and "Menlo Hub".  After the fully completed form is submitted, you will be placed on a waiting list.

Step 2: When your name comes to the top of the waiting list, we will contact you by phone to ask you to pick up a full application.

Step 3: Submit a full application. The office will run a credit check and review your personal background and residential history. We may ask you to submit additional documents

throughout the application process.

FREQUENTLY-ASKED QUESTIONS

What if I'm interested in all of the housing properties you have listed?

If you are interested in more than one hub, you must submit a pre-application for each hub site.

How long does it take to receive a postcard when you are on the waiting list?

One to five years, sometimes longer. The waiting period for housing varies depending on the type of unit you prefer, the size of your family, and the length of the waiting list at the buildings you have selected.

How long is the application process once I am contacted and have submitted a full application?

Typically two to four weeks. The length of the application process varies depending on management receiving verification of income, assets, and previous housing.

How do I change my address or update my information?

If you want to update your information, go to the hub site where you placed a pre-application form and submit a form stating that you are changing your address or information.

Does LTSC CDC verify personal information?

Yes. During the application process, we will need to verify credit records, all sources of income, residential history as well as any criminal history. We will keep everything confidential and will not disclose your information to others.

Are pets allowed in the housing properties?

No, pets are not allowed in our multi- family properties. However, certain pets are allowed in our senior housing properties. Please see us for more detail.
