SECTION Q - PLUMBING AND MECHANICAL ENGINEERING INSTALLATIONS

GENERALLY Contrary to SMM2

A Where plumbing and mechanical installations are to be carried out under Nominated Sub-Contracts or Direct Contracts, the cutting of holes, mortices and the like in completed works (where such cutting not carried out by the Nominated Sub-Contractor or Direct Sub-Contractor or such holes, mortices and the like could not have been formed during construction of such work) shall be given separately according to the rules in Section X for

Builder's work in connection with services. Forming holes, mortices and the like and cutting and fitting finishes and other work around plumbing and mechanical installations shall be deemed to be included with the

respective work. Work measured under this section shall be deemed to include all builder's work in connection of any kind.

B The background for which the work is to be fixed shall be ascertained from the Contract Document as a whole and not separately described (contrary clause Q1.6)

C Work shall be grouped together irrespective of the location or whether it is carried out internally and externally (contrary clause Q.3.1)

D In addition, pipes laid or fixed in ducts, chases or embedded in in-situ concrete or screeds shall not be described separately (contrary to clause Q.8.4). Pipes laying in trenches shall be described and given separately.

Items deemed to be included

The following shall be deemed to be included with plumbing and mechanical engineering installations:

E (1) carrying out installations in accordance with all relevant regulations, rules, by-laws, codes of practice and statutory regulations

F (2) complying with all the requirements of authorities and paying fees

G (3) adaptors, reducers and all other fittings as necessary to make the connections as described or as required by the component being joined to

H (4) patterns, moulds, templates and the like

I (5) labour and materials for assembling and jointing of the component parts of composite units including all necessary connecting flanges and jointing materials

J (6) expansion loops, compensators, brackets and hangers K (7) perforating pipework

L (8) flanges

M (9) screwed sockets, tappings, bosses and welding-necks

N (10)special connections, special joints, ornamental joints and connecting ends of all types O (11)plugging and making good all works disturbed

P (12)all necessary surface treatment including priming or painting on or off-site of pipes, fittings, equipment and the like

Q (13)temporarily disconnect, setting aside and refixing existing equipment for the convenience of other trades R (14)bedding and pointing components or units of equipment, ancillaries and the like

S (15)cutting and pinning ends of support

T (16)fixing to any material by any means necessary including packing U (17)identification, colour coding and labeling

K Expansion loops and compensators shall be deemed to be included in the general pipe runs irrespective of diameter.

Clauses Q.8.7 and Q.8.8 shall not apply.

L Curved gutters shall be measured separately irrespective of radius (contrary to clause Q.5.1).

M Gutter supports shall be deemed to be included with gutters. Clause Q.6 shall not apply.

N Curved pipes shall be measured separately irrespective of radius (contrary to clause Q.8.1).

O Pipes shall be deemed to include supports of any type as specified or otherwise necessary, pipe anchors and guides and fixing by any means. Clause Q.12 shall not apply.

P Pipes fixed in ducts, chases or embedded in in-situ concrete or screeds, suspended from soffit of ceiling and etc. shall be grouped together and given in metre run as pipes generally. Pipes laid in trenches shall be given

separately. Clause Q.8.4 shall not apply.

Q Special connections, special joints, ornamental joints and connecting ends of all type of pipes shall be deemed to be included with pipes. Clauses Q.9.1 to Q.9.3 shall not apply

Items deemed to be included

The following shall be deemed to be included with pipework and gutterwork:

B (19)any necessary drilling of the backgrounds, cutting holes, mortices, chases and the like and making good C (20)providing pipe sleeves

D (21)casting into concrete, plaster, screeds and the like

E (22)sealing, packing and fireproofing where pipes pass through structures F (23)providing all necessary spares and tools

G (24)any other sundry items of a like nature Gutterwork and Pipework

Contrary to SMM2

H Bends, junctions, tees, reducers, caps, access pipes and other fittings for pipes 100mm diameter (and for rectangular pipes where both cross-sectional dimensions are less than 100mm) shall be deemed to be included in the general pipe runs.

I Fittings for pipes 100mm and above diameter (and for rectangular pipes where one or both cross-sectional dimensions are 100mm and above) are measured separately and are enumerated as "extra over" the pipe on which they occur.

J Where pipe fittings are required to be measured they are described simply as bends, junctions, tees, reducers or similar general classifications and are deemed to include fittings of any radius, type or angle and for reducing fittings including the provision of separate reducers if the required sizes are not available as standard.

Clause Q.8.6 shall not apply.

R (1) all work set out under "GENERALLY"

S (2) cutting and jointing to fittings including necessary packing

T (3) joints of any type, including special joints which differ from the general running joints, and including all jointing materials

U (4) flexible and expansion joints V (5) short lengths

Gutterwork and Pipework (Cont'd) Items deemed to be included (Cont'd)

The following shall be deemed to be included with pipework and gutterwork: (Cont'd)

A (6) flanges, unions, brackets, clips, saddles, pipe-hooks, rollers, chairs, hangers, girders-lugs, collars, holderbats, wood blocks, straps of any kind, bolts, screws and all other standard and non-standard supports and fixings

(7) fittings on pipes less than 100mm diameter (and for rectangular pipes where both cross-sectional dimensions are less than 100mm)

C (8) all labours including made bends, made springs, made offsets, beaded bends, ornamental ends and the like

D (9) effects in rainwater downpipes (where required) E (10)any other sundry items of a like nature

The following items shall in addition, be deemed to be included with underground pipes, fittings and accessories:

F (1) external protection on all running joints, flanged joints and flexible couplings

G (2) painting all uncoated surfaces of pipework, fittings and accessories with two coats of bituminous paint before laying and jointing

H (3) any other sundry items of a like nature

Equipment and Ancillaries (including Sanitary Fittings) Items deemed to be included

The following shall be deemed to be included with equipment and ancillaries (including sanitary fittings):

I (1) all work set out under "GENERALLY"

J (2) assembling of various parts and jointing together K (3) all fixing accessories

L (4) bedding and sealing in mortar, sealant or grease

M (5) connections to pipes, gutter, ducts and the like, including water supply and waste pipes and all necessary fittings N (6) fixing brackets and other supports

O (7) flexible hose for final connection

P (8) protecting, removing protective tape and cleaning upon completion Q (9) everything necessary for a complete functional unit

Insulation

R Insulation to pipes is measured in metres stating the size of the pipe. Providing detachable mattresses and working around supports, fittings, ancillaries and all other obstructions are deemed to be included in the insulation works [clause Q.26.2 shall not apply].

S Special protection or finish at openings through walls, valve chambers and the like are deemed to be included with insulation of pipework.

Sundries

Contrary to SMM2

A Screwed sockets, tappings, bosses and welding necks welded to pipes or flanges shall be deemed to be included with the pipes or flanges concerned irrespective of the size and type (contrary to clause Q.8.11).

B Connections to public mains, making good public highway and any other work to be carried out by a Public Undertaking or Local Authority shall be given as an item (contrary to clause Q.13).

C Temporary disconnecting, setting aside and refixing equipment for the convenience of other trades shall be deemed to be included with work in this section (contrary to clause Q.30.2).

D Charts giving the key of identification plates, discs and labels of plant, equipment, appliances, pipes, valves and the like shall be deemed to be included with the item concerned (contrary to clause Q.24).

E The cost of preparing plans, diagrams or as built drawing for work in this section, shall be included in the General Conditions and Preliminaries (contrary to clause Q.30.5).

Items deemed to be included

F Temporarily operating, testing and commissioning of installations shall be deemed to include the provision of all materials, plant, equipment and labour as specified or as otherwise necessary to properly test the
