irst, the sales story.A couple asked us to sell their home. It was a lovely single-level in good condition with an updated kitchen & nice curb appeal. The cons: It was on a main street, had a small backyard, & no view. We privately thought it might sell for $1,049,000, perhaps even $1,069,000. How should we price it?
S
econd, the real story.Bill & Jeanne, the sellers, were senior citizens who had applied to live at La Costa Glen. The model they wanted was not yet available. They were told 30-60 days. They were very eager to move their lives forward, but definitely did not want to move twice. Jeanne has a constant happy smile & twinkle in her eyes. Bill is a sharp former Rear Admiral in the Navy with a delightful sense of humor.
They trusted us & we had a strategy. We priced their home aggressively at $1,049,000 with the intent of generating multiple offers so there would be a fast sale with minimal showing disruptions to Bill & Jeanne.
So what happened?
We received two offers in the first 48 hours - both at or close to full price. We had achieved our goal! But then a third buyer came forward who really wanted the home & offered us a price $51,000 over our asking price, plus to close all cash in 10 days, plus giving Bill & Jeanne the opportunity to rent back until their unit at La Costa Glen was available. Manna from heaven for Bill & Jeanne.
Well, their home did close in 10 days - a real estate miracle. Everything went as envisioned for them. Today, as you read this story, Jeanne & Bill are living in their new home at La Costa Glen. The picture below was taken in their new living room. They are relieved & happy to be settling in to this new life chapter.
