RE: 1 Robert Stevens Drive – York High School Project Narrative

Dear Planning:

We are providing this project narrative for our Site Plan application. This project proposed to replace the existing permanent trailer with a new 14’x30’ building to be located at the same location as the current building over the existing driveway.

This project meets all relevant performance standards outlined in the City of York Performance Standards.

Parking

This project does not propose any notable changes from the existing parking layout.

Drainage

This project does not propose any notable changes from the existing site drainage or grading.

Utilities

This project does propose a new 2” sewer line going from the proposed building to the existing sewer main on Weber Street. Additionally, a new 1” water line along with a new electrical service will be installed from the existing garage to the proposed building.

Lighting

This project does not propose any changes to the existing site lighting.

Landscaping

This project does not propose any changes to the existing landscaping.

Solid Waste Generation

This project does not propose any changes to the existing solid waste generation.

Article 4 – Standards for Submittals, Plan Sheet, and Reports

4.5 – The scale on Sheet C100 exceeds the recommended Site Plan scale due to the vast size of the property. An enlarged plan showing the proposed area of work is shown on Sheet C101, “Proposed Site Plan”.

4.6 – Sheet C100, “Existing Site Plan”, depicts the entire boundary of the property while Sheet C101 depicts the proposed area of change.
