The Sherman Plaza building is an acknowledgement of the vitality of the Washington Heights/Inwood section of Manhattan, and represents the area’s most important development project in over 20 years. Located on the corner of Broadway and Sherman Avenue, across from Fort Tryon Park, the project transforms a site used as garage space into a 400,000 square foot mixed use structure containing 50,000 square feet of retail space, a 150,000 square foot residential tower, 100,020 square feet of office/community facilities, and a parking garage.

RIVER PLAZA SHOPPING CENTER
BRONX, NY
Recognized by the Real Estate Board of New York as its 2002 Retail Deal of the Year, River Plaza represents 250,000 square feet of local and
national retailers, with Target as its anchor tenant. The site, located on Kingsbridge Road directly off the Major Deegan Expressway, was assembled from a collection of dilapidated garages and old
warehouses; the necessary environmental remediation was all privately funded.

The I-Port 12 International Trade & Logistics Center is a 1.1 million square foot, state-of-the-art
distribution facility directly off of the New Jersey Turnpike at Exit 12 in Carteret, New Jersey, and just over the Outerbridge Crossing from Staten Island and the rest of New York City. In addition to major highway access, it is within four miles of the Port of Newark and Newark/Liberty Airport. Part of the state’s Smart Growth model, it involves a three-phase, $100 million redevelopment of a total of 120 acres, formerly used as landfills.
In its industrial undertakings, P/A Associates seeks properties that offer significant
scale near major transportation hubs, and then designs comprehensive master
plans for their development and usage. An expert at creating public /private
partnerships at the state and local level, P/A Associates has overcome myriad
obstacles to development, including sensitive environmental issues, multiple
levels of permitting, and complicated financing and development structures.
