For the first time in 90 years, Down Street station is considering new tenants for a prospective new lease of life.
Perfectly located for business prospects and
clientele of many guises, it lies between Green Park and Hyde Park Corner stations, having previously been a stop on the Piccadilly line.

some of the most expensive commercial property in London its just waiting for its full potential to be unleashed.
The impressive surface level entrance of impacting ox-blood red-glazed brick façade, with grand
columns and large semi-circular windows, beckons potential clients from the west side of Down Street, just off Piccadilly.

A space with a story; a history awaiting a new chapter…
Down Street’s life as a tube station was short and it closed in 1932 due to low passenger usage. However rare historical attributes remain as evidence of the vital role the site played in the war effort. It was the protected underground headquarters for the Railway Executive Committee
throughout the war and may have been used by Churchill and the War Cabinet while the Cabinet War Rooms were being prepared.
History
The station has scope to be developed for a variety of uses. An unorthodox space, it comprises of a disused lift shaft, a passenger tunnel and one smaller tunnel.
An initial Feasibility Study, conducted by Carmody Groarke, has highlighted some options to effectively utilise the potential combination of spaces.
Spaces without the secondary revenue function would be left as existing.
The site is currently used by maintenance staff and this continued use will need to be facilitated in any development.

Considerations
DOWN STREET
We will be providing drawings and plans from the Carmody Groarke Feasibility Study to interested parties. The bulk of the potential commercial space is in one passenger foot tunnel, one disused lift shaft and one smaller tunnel.
Given the restricted space available and our requirement to maximise commercial returns from the site, it is likely that low footfall / high revenue
uses will be most successful in this location.

Additional Information
Re-Investment
The revenues raised will be re-invested into London’s transport network, allowing us to make journeys better for everyone. Depending on the potential benefits – TfL will consider both short and long term lease agreements.
Planning Restrictions
The site is not currently ‘listed’. As the tender competition progresses and TfL identifies a short list of preferred schemes we will work with English Heritage and
Westminster City council to ensure that we are only progressing schemes that are likely to achieve planning permission. Timings
For this tender competition we are not obliged to follow full EU Procurement Regulations (OJEU). However we will run an open, fair and transparent process. Interested parties should visit
