Welcome to SPARC
Welcome to SPARC, the new Broker Portal at Arc Home. We are excited to share this robust system with you, and we hope you’ll agree that it is user-friendly and allows for transparency in following the life of your loans and flexibility in managing loans the way you want to work.
Please note that this guide was designed to assist you in becoming familiar with SPARC. The color-scheme is being updated and subject to change.

Accessing SPARC
User Access
All Users will be granted access to SPARC by their System Administrator. Once access is granted, visit SPARC at the following web address.

From the Manage Users page, a list of all users reporting to the Supervisor may be found. To modify a current user, select the pencil to the left of the user’s name.
Adding/Modifying User Access
From the next screen, select Add New Users. Complete/Edit the required information on each of the tabs.
User Information
Complete all information marked with a red asterisk. Enter name as it appears in NMLS. Do not check the box, Send task-related e-mail.
Credentials
Complete all information marked with a red asterisk. Admin to assign users Login Name and initial password. User may change password when signing into the site for the first time.
1. Enter user’s Login Name. Login name cannot be duplicated. 2. Create Password for user based on credentials provided. 3. Retype password.
4. Password expires every 60 days.
5. Select Active or Inactive (if removing access.)
Roles, Loan Access, & Permissions
2. Loan Access Level – This will determine the user’s access to the pipeline.
a. Corporate – within company – If assigned the user will be able to see all loans in the pipeline regardless of assignment. This access is suggested for processors who may be working with multiple loan officers.
b. Individual – only if assigned. If assigned the user will only be able to see the loans assigned or created in his/her name.
3. Permission – This determines if the user will be able to view and/or create loans within SPARC.
Broker Relationship
No action required
Licenses
If granting permission to a loan office, enter the NMLS number.
Loan officers will also require Licenses be added to include: License #, State, and Expiration Date. Click the “Add License” button to create a new line number of licensing. This license must have a current date.
NOTE: A loan officer state license for the property state of a loan is required to be entered and current for a loan to be registered to Arc Home. For states that do not issue unique licenses numbers, “NONE” may be entered in place of a license number.
Services
Complete the user’s credentials for The Work Number – Equifax and AccountChek – Freeform if applicable. The user may also update his/her profile at a later date.
User Access
When the user signs in for the first time, an authentication code will be sent via text to their cell phone number entered on the contact page. The user may choose to register their computer to login without an authentication code for the next 30 days.
Select a security question from the drop down. Select change answer to enter the answer. After all questions and answers have been entered, click SUBMIT. We advise that you DO NOT select “NOT NOW” – it will prevent you from utilizing the “forgot password” link later.
If security questions are not established, the user will not be able to later use the “forgot password” link and must contact Arc Home for password reset requests.
The user may edit their profile after signing into the site and selecting My Profile from the Navigation Bar. The Personal Information and Login Settings tab are available for edit. Select Save after making any changes.

No action is required.
Service Credentials Tab
User may add/update his or her credentials for The Work Number and/or AccountChek – Freeform if applicable.
Navigation Bar
The Navigation Bar is found on the left side of the screen. In this area, the user will be able to
view/configure their pipeline, Launch QuickPricer, Create New Loans, Access the Appraisal Tracking site, and edit their Profile. Each section of the Navigation Bar may be expanded by clicking on the arrow to gain access to more options within the category. The Manage Portal option is only available to users with administrator permissions.
Broker Pipelines
From the Broker Pipeline landing page, the user may search for loans by Loan Number, Last Name, SSN (last 4) or by a Status Date range for a chosen Loan Status. Additional predetermined pipelines views have been provided. The user is able to view or hide these options within the Configure Pipelines feature.
QuickPricer
The QuickPricer option allows the user to price multiple loan options prior to submitting the 3.4 MISMO loan file. This allows the user to check/compare pricing on multiple programs and present to the borrower. Click on the arrow to expand the options and select Launch QuickPricer.
On the next screen, complete all of the fields with the red X or those that may affect pricing in the Property Information, Loan Information and Other Information sections found on the left side of the screen. In the PML Options tab at the top of the screen, choose all Terms, Amortization Types, Product Types and Payment Types to be priced. After all information has been entered, select Price found at the bottom or center of the screen.
NOTE: The user may create the loan from this screen by selecting Create Loan at the top of the screen. This requires a manual input of the 1003.
Best practice would be to select Create New Loan from the Navigation Bar, which would allow the user to import a 3.4 MISMO file.
To compare pricing on multiple programs, select pin next to the rate, program to be compared. Up to three rates or programs may be pinned at one time. After pinning programs, select Generate
Comparison Report in the right corner.
NOTE: you will know which rate or program was pinned because the option will change from “pin” to “unpin.”
A Loan Comparison Report will be prepared and may be emailed to the user and/or borrower(s). This report contains a detailed loan comparison based on the information entered that will assist the borrower in select a loan program and rate.
Create New Loan
The Create New Loan options allows the user to Import a Loan File or manually enter the loan to Create a Purchase Loan and Refinance Loan.
Best practice would be to import the loan file, but the manual option is available. From the Navigation Bar, select the drop-down carrot arrow to expand the features.
The user will have 4 options for importing a loan file. 1. Import MISMO 3.4
2. Retrieve existing loan from DO/DU 3. Retrieve existing loan from LPA
Import Fannie Mae File
With release of the redesigned URLA in 2021, the best practice will be to select the radio button for Import MISMO 3.4. Choose the file from the user’s desktop. Check the box to acknowledge that the applicant’s Social Security number may be stored and potentially visible to other users, and click Import.
Retrieve Existing Loan From DO/DU
Select the radio button for Retrieve existing loan from DO/DU. Enter the Casefile ID and the user’s DU User ID and DU Password. Check the box to get credit report from casefile (if any) and that the
applicant’s Social Security number may be stored and potentially visible to other users and select Import. Click Import. NOTE: do not forget to release your findings to Arc Home LLC.
Retrieve existing loan from LPA
Select the radio button Retrieve existing loan from LPA. Enter the LPA Loan ID, the user’s LPA User ID and LPA User Password, LPA AUS Key Number and LPA NOTP Number. Check the box to Import Credit (if applicable) that the applicant’s Social Security number may be stored and potentially visible to other users and select Import. Click Import. NOTE: do not forget to release your findings to Arc Home LLC.
Steps for Requesting the On-Demand Loan Estimate and Disclosure
Package
Once the loan has been imported, that begins the process for requesting the on-demand Loan Estimate and Disclosure Package. The user will land on the Application Information Tab, which is the full 1003. Any changes/updates to the 1003 can be made on this tab.
A Loan Summary, including the loan number and basic loan information, may be found across the top of the screen. A new loan-specific navigation bar may be found on the left side of the screen.
New URLA Application Information Pages
The key differences within SPARC will be evident in the Application Information page. Previously, this contained the 4 pages of the 1003. It will now contain several embedded pages that make it easier for you to identify and edit necessary sections of your borrower application:
Application Information Pages
A) Borrowers Tab
NOTE: Select the borrower below the word “Borrowers” to move between multiple borrowers and update their applications accordingly
1. Personal Information: Validate the Mailing Address is complete and correct:
You MUST update the Start Date for the Current Housing History and Prior Housing History and ensure the number of Months is captured after you have uploaded a 3.4 MISMO. The orange warning symbol by the “Months” field must be cleared to
proceed.
2. Employment: this section must be entered prior to capturing Income. Edit the Employment PRIOR to attempting to update any Income.
3. Income Editor: click this to expand the income entry screen. You will see rental income information here, which carries from the REO section of the 1003. NOTE: if adding Employment Income, you will need to check the “Currently Employed” box (seen at the bottom of this screen shot) for the income to carry to the Income Editor totals:
B) Assets Tab – please note that the assets in this tab are used to calculate reserve requirements and will drive eligibility during Pricing, Registration, and Locking. C) Liabilities Tab – You should review this page after re-issuing your Credit Report from
the Pricing screen to validate that liabilities are captured correctly to calculate DTI. This needs to be done prior to registering your loan or running the AUS.
D) REOs Tab – after entering or validating your REO list is accurate, it is a best practice to return to the Liabilities tab to ensure the liabilities are matched to the correct REO.
1. For the cash flow to be included in rental income, the “Status” of the property must be “Rental”
E) Loan & Property Tab
1. The Loan purpose can be found on this screen. Please note that for refinances, the “Refinance Type” (previously called “Purpose of Refinance”) can be found on the “Lender Loan Info” tab.

F) Declarations Tab – the new URLA Declarations are captured. Be sure to answer them for all borrowers. If you have completed this prior to your 3.4 MISMO import, the responses should populate automatically. If you have used an old version of the 1003, please manually respond to the Declarations within SPARC.
NOTE: The Citizenship of a borrower was previously tied to the Declarations. In the new URLA, the Citizenship field is found on the Application(s) Tab of the Pricing screen. G) Demographic Tab – no change to current content. Be sure this has been completed
by the Borrower(s) or LO, per HMDA requirements. Be sure to capture this information for all borrowers if your loan is for multiple borrowers.
H) Originator Tab – this information carries from the Loan Officer Assigned on the Status and Agents page
I) Lender Loan Info Tab – Review loan information for Purchase and Refinance Transactions
NOTE: if you have “Other Credits,” you will be unable to generate disclosures and will need to “Request Lender to Complete Order” from the Disclosures screen.
a. Refinancing: You will see the Proposed PITIA here, but to make edits to Taxes, Insurance, and Association Dues, you will need to update the
“Non-P&I Housing Expenses” tab of the Closing Costs page.
J) Continuation Tab – The open text box here can be used to capture 1003 details that do not fit the format available, such as foreign mailing addresses.
Follow the steps defined below to request the on-demand Loan Estimate and disclosure package.
Status and Agents Tab
The Status portion provides the user with a status chevron that visually represents the current loan status and next steps.
In the Agents section, assign/re-assign the Loan Officer and Processor working the file. Select re-assign or assign and choose from the list of names in the drop down. These represent users who have been granted access by the company’s administrator. If a name is missing, please contact your administrator to have the user created.
Pricing Tab
Select Pricing Tab, the user will confirm/complete the required fields, which are indicated with the red circle with an X in it. Note that there are two tabs embedded into the pricing screen:
Applications Tab
APPLICANT INFOR & CO-APPLICANT INFOR
Select the correct application from the Application drop-down. Confirm all information provided from the loan creation is correct. If not, edit the field(s).
PLEASE SELECT AN OPTION
The user may Order New Credit Report, Re-Issue Credit Report, Upgrade Existing Credit Report to Tri-Merged Report, or Manually Enter Credit Report. If selecting any option other than manually entering the credit report, the user must select the Credit Provider and enter his/her credentials. If manually entering, enter information for all borrowers.
NOTE: Best Practice is to Re-Issue Credit whenever an original credit report was already ordered. (This will be vital if you plan to run the AUS within SPARC.)
You will be required to select the Credit Provider you used and enter your login credentials for your Credit Provider and the file ID. The Instant View Password is only required if indicated by the red circle with the white X. If that indicator is not present, leave the Instant View Password field BLANK:
PROPERTY INFORMATION
Confirm all information provided from the loan creation is correct. If not, edit the field(s).
LOAN INFORMATION
Confirm all information provided from the loan creation is correct. If not, edit the field(s).
OTHER INFORMATION
Confirm all information provided from the loan creation is correct. Two very important fields in this section that must be selected are the Compensation Type, Lender or Borrower paid compensation and Expected AUS Response. Once the attributes are selected in the Results Filter, the user may continue
RESULTS FILTER
Select all loan attributes that apply. Select Advanced Filter Options and select any/all Non-QM products that may apply. After all items have been chosen, select Price.
Best practice is to deselect any attributes that do not apply to the program you are searching.
NOTE: For refinance transactions, your mortgage to be paid off needs to be marked “to be paid off” in the Application Information screen, Page 2. You will Click the “Edit Liabilities” button to mark the mortgage to be paid off, and that will clear the alert message you’ll notice on the Pricing screen. This should be done AFTER you re-issue your credit report.
Eligible Loan Program options will be returned. The user may pin, register, or lock the rate. Ineligible Loan Programs will be listed after the eligible loan programs with details as to why the program is not eligible. The loan may be updated at this time. Click the Price button to re-run pricing.
After selecting register or lock rate, a confirmation page will pop up. Confirm the choice, agree to the confirmation concerning the lock policy and Select Confirm.
A Registration/Lock confirmation will pop up. This document is automatically emailed to the loan officer assigned to the loan. The user may print or close the screen. A copy of this document will be retained within the E-Docs area of the loan.
Loan Information Tab – Run DU or LPA within SPARC
This is where you will have the opportunity to run the automated underwriting findings within SPARC. By using the FNMA Addendum or FHLMC Addendum tab, you will run the AUS, and the findings will automatically be assigned to Arc Home LLC. To watch a video on this process, click here.
NOTE: the AUS does not need to be run for Non-QM loans.
Verify the information on the screen is accurate, and then “Submit to DU (Seamless)” at the bottom of the screen. If utilizing LPA, the button on the bottom of the FHLMC Addendum tab reads “Submit to LPA (Seamless)”.
You will be taken to a DU or LPA Data Audit screen to verify that no errors are detected. Click “NEXT.”
The DU Institution ID will auto-populate with Arc Home’s ID. The Casefile ID must be left BLANK. Credit is required to run DU or LPA, so you must have already re-issued your credit at this point, or you’ll be required to identify your Credit Provider and enter your username and password to re-issue.
Closing Cost Tab
Select the Closing Cost Tab to enter/edit fees and confirm the escrow account.
Borrower-Responsible Closing Cost Tab
Section A – Origination Charges
The Discount Points and/or Loan Origination fee and Underwriting fee will be pre-populated based on the registration/lock and loan program. These fields are not editable. The date paid represents the estimated closing date.
Section B – Services You Cannot Shop For
The user will enter the Appraisal fee, Credit Report fee and have the opportunity to enter additional fees as applicable using the + sign in the lower left corner. If the Amount field is grayed out, click the orange calculator next to the “Paid to” field to enter the amount. The date paid represents the estimated closing date. Select Save in the upper-right hand corner after making any changes.
Section C – Services You Can Shop For
The settlement service provider fees are quoted based on our national vendor. The user may edit the fees to match those of their preferred vendor. The user may also add additional fees as applicable using the + sign in the lower left corner. If the Amount field is grayed out, click the orange calculator next to the “Paid to” field to enter the amount. The date paid represents the estimated closing date. Select Save in the upper-right hand corner after making any changes.
Section E – Taxes and Other Government Fees
The settlement service provider fees are quoted based on our national vendor. The user may edit the fees to match those of their preferred vendor. The user may also add additional fees as applicable using the + sign in the lower left corner. The date paid represents the estimated closing date. Select Save in the upper-right hand corner after making any changes.
Section F – Prepaids
The prepaid are automatically calculated and not editable by the user.
Non-P&I Housing Expenses
In this section, the escrow items are automatically filled in from the 3.4 MISMO upload. Select the arrow next to Hazard Insurance. The user must update the Hazard Insurance section based on the month that the premium is next due. Purchases will automatically default to the estimated closing date. In the Calculator, section enter 12 in the month that the premium is next due. Select Save in the upper-right hand corner after making any changes.
Conditions Tab
Select the Conditions tab. You may sort the conditions using the Condition/Category option in the blue navigation bar.
1. Locate the required item.
2. Select to associate a previously uploaded document if you have already uploaded the required document to the E-docs section.
3. Select to upload or drag and drop the document from the user’s desktop.
a. After uploading document, confirm Doc Type. If incorrect, select new Doc Type from the drop down and select Upload Document.
Disclosures Tab
Select the Disclosures Tab. In the important Loan Dates, the Application Date needs to be entered to match the Registration Date. The Intent to Proceed date will be automatically updated when the borrower(s) give(s) intent to proceed if they do so by signing the disclosures electronically. The user will enter the Application Date and click Order Initial Loan Estimate.
On the next screen, select Copy from Current Loan for all three boxes for the Anti Steering Disclosures and then select Next-Request Review.
Select Next-Document Vendor Audit
Select Next-Order Document Preview
Review the disclosure package by scrolling through the pages. If acceptable, check I have reviewed and accept the previewed Initial Disclosure PDF and select Next Complete Request. If the package is not acceptable, Cancel the Order. Make the necessary revisions to the loan and request the disclosures again.
If successful, the user will receive a “Congratulations, your order has been completed” message. As a failsafe, the user has the option of Requesting the Lender to Complete.
In the Document Vendor Audit Findings, if the feedback contains a Fatal Error the user must Request the Lender to Complete Order. The ArcHome Disclosure Team will prepare the disclosure package and email to the client.
Borrower(s) Receipt of Initial Disclosure Package
The borrower(s) will receive an email from [email protected]. The subject line will read “Initial Disclosure Invitation (Loan Number:9190600XX)”.

The borrower(s) must click on the link inside of the email to consent to receive the initial disclosure package electronically. If e-consent is not received, the initial disclosure package will be mailed to the borrower(s).
After selecting Click here, the borrower will be directed to DocMagic esign. The borrower will be required to enter the last 4 digits of his/her social security number, Viewing Code provided and select Continue to Next Step.
The borrower(s) will then be directed to the e-Sign Initial Disclosure. After reading and agreeing, select the check box and continue to Next Step. If the borrower declines, the initial disclosure package will be mailed.
The borrower(s) will select his/her signature, check the box accepted the electronic signature and Continue to Next Step.
The borrower(s) will then be directed to sign/initial/acknowledge all documents in the initial disclosure package.
After all documents have been signed/initialed/acknowledged he/she will receive the following message.
After all borrowers have signed, the signed disclosure package will be available under the E-Docs Tab then Document List.
Ordering the Appraisal
Once the borrower has given Intent to Proceed, the appraisal may be ordered. The user can confirm the ITP has been received by selecting the Disclosures Tab (or by viewing the pre-filtered pipeline to “Order Appraisal – ITP Received.”)
Once ITP has been confirmed, select Order Services Tab then Appraisals sub-tab. Click Add Order.
Some of the Vendors will require an Account ID in addition to the login credentials. The Account IDs are also available from your Arc Home Account Executive.

Confirm/Complete the following sections to order the appraisal.
AMC Vendor, Loan Information and Borrower/Property Address
Any required updates to this section must be made on the previous screen (AMC Vendor) or Application Information Tab.
Property Access/Contact Information
Order Information
Select the report type from the list in the drop-down. Enter the date the appraisal is needed and check the Rush Order if rush is necessary.
Billing Information
Complete the billing information.
Extra Information
Attach documents such as a purchase contract, condo questionnaire, or anything that would assist the appraiser in completing the report. Notes or special instructions may be added in this section, too. After completing all sections, select Place Order.
Once the order has been placed, the status may be found by selecting Order Services, then Appraisals. Additional orders may be placed here, too.
Uploading Loan File Documents
Select the E-docs Tab. From the Upload Docs tab, the user will upload the initial submission package. The user may upload one large package or up to twelve individual loan files at one time with a maximum upload size of 100MB. Select the loan file(s) or drag and drop from the user’s desktop. Once the item has been uploaded, the user will need to select a Doctype. In the example below, the user uploaded one large loan file.
When uploading a large loan file, select 002 Broker Initial Docs.
NOTE: Do not use “Corr” for Wholesale Broker uploads. (Those are meant for Correspondent loan uploads.)
The user may also Fax Docs into the loan file. From the E-docs tab select Fax Docs and select the Doc Type from the drop down.
The fax cover sheet will download to the user’s desktop. Please use this cover sheet when submitting the item. Once faxed, the document will be uploaded directly into the E-docs tab, Document List.
Submit Loan to Doc Check for Processing
Once the Initial Submission Package and the Initial Submission form have been uploaded to E-Docs, the client must advance the status of the loan to Doc Check to submit for processing. From the Status and Agents tab select Change Loan Status.
The user will receive the following message to confirm that the status update was successful.
The chevron loan status tracker will update to Doc Check.
Underwriting Decision and Condition Review
The Loan Officer and/or Processor (if assigned on the Status and Agents tab) will be notified via email when an Underwriting decision has been made. Once a loan is approved, the process will flow like this:
If conditions have been assigned to the loan, they may be found by selecting Conditions from the SPARC Navigation bar. All conditions in the Category Prior to Clear to Close are the responsibility of the Broker.
The Conditions may be uploaded from the Conditions page or associated to a previously uploaded document.
After uploading or associating to a previously uploaded document, select a doc type, and Upload Document. The user may also search for a doc type by using the search feature.
After the document has been uploaded, select Resolve. Repeat these steps for all Prior to Close Conditions.
Once all Prior to Close conditions have been upload, Submit To Condition Review. This will update the status of the loan to Condition Review and place in the Underwriter’s queue for review.
The user will receive a message asking, “Are you sure you would like to Submit to Condition Review?” Select OK.
The chevron loan status tracker found on the Status and Agents tab will update to Condition Review.
CD Request, COC and Closing
The initial CD may be requested once the following items have been met. • File is Approved or Cleared to Close.
• Appraisal has been received.
• Title received and all invoices received. • Rate locked.
• HOI/All Insurances received. • Payoff received for refinances.
CLICK HERE to access the CD Request form. The form may also be found in the Reference Material section of the User Guide and in the “Request Initial CD” button within SPARC.
Click on the Disclosures section of your Loan. You can either request the Initial CD or a COC, depending on the status of the Loan.
After you click the box to request a disclosure, the pop-up box will appear, which will link to the document and an area for notes:
The Activity Log will also let you keep up on the actions taken around disclosures and re-disclosures, if applicable.
NOTE: Only an Arc Home operations employee can re-send or re-disclose a loan. Contact your Account Manager for assistance.

To alert the broker that the status has been changed to Document Check Failed
Document Check Failed none Order Appraisal - ITP Received
To alert the broker that the ITP has been received and
appraisal can be ordered
Registered, Document Check, Document Check Failed
ITP Date is present AND Appraisal has not been ordered
Appraisal Ordered
To show loans where the appraisal has been ordered but the loan has not yet been approved. Registered, Document Check, Document Check Failed, Submitted, In Underwriting
Appraisal has been ordered AND Approved Date is blank
Submit Conditions For Review
To show the loans on which the broker should be uploading documents to satisfy conditions In Underwriting, Approved, Condition Review, Final Underwriting, Pre-Doc QC, Loan Suspended
Approved Date is present AND CTC date is blank AND Condition Review Date is blank
Clear To Close To alert the broker that the loan has been Cleared to Close
Pre-Doc QC, Clear To Close, Docs Ordered, Docs Drawn, Docs Out, Docs Back, Funding Conditions, Loan Closed
CTC Date is present AND Funded Date is blank
