21. General architectural description:

This single-story Rustic style residence is supported by a low concrete foundation, faced with river rock, and its exterior walls are made of stained brown whole logs with flush lapped corners. The house is covered by a moderately-pitched front gable roof, with green asphalt composition shingles, and with a metal ridge cap running along the ridge line. The eaves are boxed with painted white wood trim, while decorative log purlins and a ridgepole appear in the façade’s upper gable end. A bubble skylight is located just below the ridge on the west-facing roof slope. A painted white glass-in-wood-frame door, covered by a white metal storm door, enters the asymmetrical façade (south elevation) from an open 4-step wood porch. The porch is uncovered except for a gabled hood, with log knee braces, over the entry door. A shed-roofed carport extends off of the dwelling’s west (side) elevation. The carport features a concrete floor, and a concrete perimeter wall foundation and log wall on its west side. A distinctive boxed bay, of log construction, and with casement windows, penetrates the façade wall to the east of the entry porch. Windows elsewhere are predominantly multi-light casements. A large addition, with a two-story gabled center section and single story wings to the east and west, forms the north (rear) portion of the dwelling. The addition features stained brown whole log first story walls and stained brown square-cut wood shingle second story walls. The addition’s windows are primarily single-light casements. An entry door, with a transom light and flanking sidelights, opens from the addition’s second story onto a second story porch on the north elevation. Two entry doors lead into the addition’s main level from a shed-roofed rear porch on the north elevation. This rear porch features

a flagstone floor and two heavy log columns which support the shed roof. One of the log columns also extends to help support the addition’s second story roof.

This property is located on the north side of James Street, the third property west of Short Street. It features a nicely-landscaped front yard with stone pavers, native plants, aspens, and a spruce or fir tree. The backyard is enclosed by a wood privacy fence, with Butcher Knife Creek running along the north (rear) property line just inside the fence.

Shed

A wood frame shed is located in the backyard near the west property line. This small building has painted white horizontal weatherboard exterior walls, with 1” by 4” corner boards, and it is covered by a side-gabled roof with green asphalt composition shingles. Painted white rafter ends are exposed beneath widely-overhanging eaves. The roof eave on the east elevation (façade) is supported by knee braces and extends to cover a brick-paved porch. A painted white wood-paneled door, with four upper sash lights, enters the building from the porch, and is flanked on either side by a 6-light window with painted white wood frames and surrounds. Two windows on the west elevation and a single window on the south elevation also have painted white wood frames and surrounds.

The original front-gabled section of this residence was reportedly built at Hahn’s Peak circa 1930, and moved to this location in Steamboat Springs circa 1939. Current owners Robert and Anita Hawkins designed and constructed the rear addition and the carport in the 1990s. They also dismantled an old garage which was behind the carport, and used its materials to build the extant shed at the rear of the property.

35. Historical background:

Information regarding this house’s history was obtained primarily from Paul Herzog and from Anita Hawkins, its current owner. Mr. Herzog inherited the house circa 1978 from his aunt, Elsie (Hibner) Devol, who he believes was the original owner. According to the online Routt County Burial Index, Elsie Hope (Hibner) Devol was born in 1892 and passed away in 1978. She is interred at Steamboat Springs Cemetery. Mr. Herzog, who now lives in Maybell, believes the original part of the house was built at Hahn’s Peak circa 1930, and that it was moved to its present location in Steamboat Springs circa 1939. Mr. Herzog reported that his mother, Minnie (Hibner) Herzog and her sister Elsie (Hibner) Devol were both school teachers. One or both taught on Indian reservations in Minnesota and New Mexico before settling in Routt County. Elsie married a Mr. Devol, and they had a daughter named Catherine. Elsie, however was apparently widowed at a relatively young age. Paul Herzog does not remember Elsie’s husband, and believes he had already passed away when Elsie moved with this house to Steamboat Springs circa 1939. (Efforts to uncover obituary records pertaining to Mr. Devol were unsuccessful.) Elsie Devol lived in this house on James Street from circa 1939 until her death in 1978. Paul Herzog inherited the property at that time and began to lease it to Robert and Anita Hawkins. Mr. and Mrs. Hawkins have lived here from that time to the present, having purchased the property from Mr. Herzog in 1986. An architect, Mr. Hawkins designed additions to the small original dwelling in the 1990s.

42. Statement of significance:

This house is historically significant for its original association with Hahn’s Peak and vicinity and for its later association with residential development in Steamboat Springs beginning circa 1939. It is also historically significant for its long association with Elsie (Hibner) Devol a long-time Routt County resident. The original house is architecturally notable for its Rustic style log construction, and the entire dwelling, with its additions, forms an interesting modern expression of the Rustic style. The property’s level of historic and architectural significance is not to the extent that it would qualify for listing in the National or State Registers; however, it does qualify for local landmark designation by the City of Steamboat Springs.

43. Assessment of historic physical integrity related to significance:

This property displays a somewhat less than ideal level of physical integrity, relative to the seven aspects of integrity as defined by the National Park Service and the Colorado Historical Society - setting, location, design, materials, workmanship, feeling and association. The original log dwelling has been modified by a large rear addition and by the construction of a carport. The addition is quite well executed, though, and is compatible with the original in terms of its materials, form and roof pitch.
