Rules and Regulations

The ruling document of The Printers Square Condominium is the Declaration of Condominium Ownership and By-Laws. These rules are adopted by The Board to make our property a better place to live and to own. Fines will be levied for non-compliance. The failure or delay of The Board to enforce or fine an owner for an infraction of the Rules and Regulations of Printers Square shall not constitute a waiver or release in any manner. Violations include, but are not limited to the examples set forth below.
THE PRINTERS SQUARE CONDOMINIUM
The Printers Square Condominium consists of converted commercial buildings built in the early 1900’s that now houses 355 residential units. The buildings which make up Printers Square Condominiums were formerly printing factories and have a long history in the City of Chicago along with other printing and publishing industries in the historic Printers Row neighborhood. The remnants of these buildings can still be seen around the area. For example: Dearborn Station located at the southern end of Printer’s row is a landmark of this neighborhood. Opened in 1885, the station was the primary departure point for passenger trains to the West. The Santa Fe Railway operated through this station, running several trains daily from Chicago to Los Angeles.
Lodged just south of downtown in Printers Row, this building is in a rapidly appreciating neighborhood. It is within a mile of beautiful Lake Michigan, as well as numerous museums. Printers Square Condominiums is also within close proximity to great restaurants and numerous forms of public transportation. An ideal location for anyone aspiring to take full advantage of the City!
The conversion of the vintage buildings of the Printers Square Condominium to residential condominiums began in 2005 and the Printers Square Condominium Association was created by the recording of a Declaration of Condominium Ownership on January 31, 2006.
Introduction
For the mutual enjoyment of our individual ownership, it is important to set forth reminders that we live as a community. These Rules and Regulations are meant to enhance, not detract from our community’s life. The Rules and Regulations are established by The Board of Directors for all persons living in or owning a unit of The Printers Square Condominium. From time to time, The Board of Directors will see areas to improve and make changes. For this reason, the Rules and Regulations may be amended to help this community grow together. Your rights and obligations are contained in the Declaration of Condominium Ownership, which everyone accepted when they purchased their Unit. Please familiarize yourself with the Rules and Regulations governing the use of the property; the Board of Directors will levy fines for violations of the Rules and Regulations, Declaration, Bylaws and the Illinois Condominium Property Act. This is an outstanding place to live and we want to ensure that it remains that way. Condominium ownership is a shared living experience. For full enjoyment of this experience, it is essential that all unit owners and residents understand the mutual obligations and responsibilities associated with living in a condominium. For effective and efficient operation, the Association expects that all unit owners and residents will comply with the rules and regulations set forth by the board of Directors, and assume responsibility for their tenants, guests, and employees knowing and observing these Rules and Regulations.
This booklet was prepared for you, the owners and residents, to help you experience the full enjoyment of living at Printers Square. This is an outstanding place to live and we want to ensure that it remains that way.

EGULATIONSAs a condominium association, The Printers Square Condominium (hereinafter “Printers Square”) is a corporation with individuals each owning a percentage of the Printers Square property. The Declaration of Condominium Ownership (hereinafter “Declaration”) and its By-Laws are the documents, which govern the corporation, and all owners and tenants are bound by the Declaration, the By-Laws and these Rules.
The Board of Directors (hereinafter “The Board”) is elected to represent the owners. The Board is responsible for enforcing the Declaration and these Rules. While the Board of Directors provides the overall direction of the building and approval for all expenditures, the Management Office implements and enforces all policies and procedures the Association has in effect. The Management Office takes its direction from and reports to the Board of Directors and handles day-to-day operations of the building.
The Board meets monthly, or as otherwise posted. If you are an owner, you have made an investment in this corporation. Please attend these meetings! At these meetings concerns and ideas are shared and decisions regarding budgets, capital needs and management are made. The time and place of The Board meeting shall be posted in accordance with the Illinois Condominium Act. Association records are available to owners for examination and copying in accordance with Illinois law.
The Board reserves the right to change any of the Rules and Regulations, as circumstances dictate, as well as the right to rescind, amend, or add such other Rules and Regulations, as deemed necessary, to provide for the comfort and convenience of all residents, as well as for the safety, care, proper maintenance and cleanliness of the building. It is the Unit Owners’ responsibility to keep themselves and all occupants of their Unit informed of the Rules and Regulations and changes that may occur.

A
SSESSMENTSPurpose of Assessments: The assessments levied by the Board shall be used exclusively to promote the health, safety and welfare of all the owners and for the improvement and maintenance of the Common Area for the common good of Printers Square.
1. Monthly assessments are due and payable on the 1st day of each month regardless of whether or not the monthly statement has been received. If payment is not received by the 15th of the month, a late fee of $50.00 will be automatically imposed. Unit Owners who will be out of town must arrange to pay their assessments according to the above-noted schedule. If a monthly statement is not received, please contact the Management Office.
2. Checks covering assessments and other fees are to be made payable to Printers Square Condominium Association. Checks must be MAILED to the address listed on the statement along with the statement coupon. DO NOT bring the assessment check to the Management Office.
3. Allow for at least five (5) days for delivery of mail as late fees will be charged on outstanding balances as of the 15th of the month. Neither Management nor Printers Square is responsible for untimely mail delivery by the United States Post Office. Any billing discrepancies or other matters should be communicated separately, in writing, to the Management Office.
4. In the event that any payment to Printers Square is not honored for any reason, an administrative fee will be charged and will be the responsibility of the Unit Owner.
5. All legal costs and attorneys’ fees incurred in collecting delinquent assessments from the responsible Unit Owner will be assessed to the delinquent Unit Owner.
6. Any charges for damage to the Common Elements or for repairs chargeable to a specific Unit are also subject to these Rules and Regulations. These charges will be collected in addition to the monthly assessments.
7. No Unit Owner shall be relieved of his/her obligation to pay assessments either by renting the Unit or not using the Unit, the Common Elements, or the Limited Common Elements.
8. Any account sixty (60) days or more in arrears will be forwarded to Printers Square’s counsel for collection. The Owner is responsible for all legal fees and expenses associated with collection. If the account remains in default, Printers Square may seek possession of the Unit.
9. Your assessment statement may include additional charges, including, but not limited to special assessments, unit repairs, late charges, and any other items that you may be responsible for.
You may also pay your assessments through auto debit. Please contact the Management Office for more information.

ICYCLES1. Bicycles may not be stored in the stairways, hallways or any other common areas. Bicycles stored in any of these areas are subject to removal at the Owner’s expense.
2. Printers Square has access to one bicycle rack in the garage located next to the 740 elevator.
3. Bicycles are not to be transported using passenger elevators. Please use the freight elevators only.

E
LEMENTSCommon areas and elements are fully defined in the Declaration and By-Laws. It should be carefully read and understood which part of the property is a common element and which part is a limited common element.
In general, maintenance, repair and replacement of Common Elements is the responsibility of the Printers Square Condominium Association, and maintenance, repair and replacement of units and their Exclusive Limited Common Elements is the responsibility of each unit’s owner. See Sections 3.01 and 3.02 of the Declaration for more details.
Printers Square reserves the right to inspect units for any changes in equipment affecting the common elements including, but not limited to vents, plumbing, wiring, doors, or any conditions not conforming to applicable laws and ordinances. Authorized representatives (the Management Company, The Board, etc.) shall be entitled to reasonable access to the individual units as may be required in connection with maintenance, repairs or replacement of or to the common elements or the limited common elements. There will be reasonable prior notice to the Owner, except in cases of an emergency.
Common areas are for the use of all Owners of Printers Square with the following restrictions: 1. Smoking is prohibited in any common area in the building including the entrances,
hallways, elevators, stairwells and storage areas.
2. Owners may not place a doormat at the foot of their Unit entrance door. They shall not store any other objects in the hallways or staircases; including but not limited to shoes, boots, umbrellas, empty boxes and garbage bags.
3. The common elements shall be kept free and clear of rubbish, debris and other unsightly materials.
4. Owners shall not tamper with the fire extinguishers, smoke detectors, emergency lighting systems or other life-safety equipment in common areas.
5. Owners shall not shake out rugs, mops, brooms, dust cloths, or other items in the common areas within the buildings.
6. Except where expressly permitted elsewhere in these Rules and Regulations, Owners shall not attach any fixtures to common areas.
7. Owners are not permitted to decorate or place any objects on walls, floors, doors or ceilings in any common area, except where expressly permitted in these Rules and Regulations, without the prior written approval of The Board.
8. Owners may put seasonal decorations on their door, up to 20 days before and after a holiday by use of tape or hangars. No nails are to be put in the door. The door must be restored to its original condition following removal of any decorations at the expense of the Owner. Residents who religious practice requires it may also affix religious objects on the frames of unit entry doors.
9. Owners shall not damage or vandalize common areas or limited common elements. Owners will be held financially responsible for the repair of both interior and exterior common areas and limited common elements damaged by their tenants, family members, employees, agents, delivery persons, guests or pets.
10.Personal parties held in your units shall not spill out into the common area hallways.

EIGHBORSPlease remember you are living in a condominium and must think of your neighbor’s well being as well as your own. Please be respectful and courteous to your neighbors. Please remember not all owners maintain the same schedule. The Board has the power to take whatever steps are necessary to ensure that noise levels within each unit, in the hallways, in the common areas, or on the balconies are within reasonable limits.
1. Owners shall not permit excessive noise that disturbs other owners to emanate from any Unit; specifically home theater and surround sound systems.
2. No noxious or offensive activity shall be carried on in any unit or in the common elements. Nor shall anything be done in any unit or in the common elements, either willfully or negligently, which may be or become an annoyance or nuisance to the other owners.
3. Owners shall not permit parties or social gatherings to take place in, or guests to congregate in, any part of the Common Areas, consistent with the provisions of these Rules and Regulations.
4. Maintenance or repair work by a contractor, or owner that is likely to disturb other owners must follow the guidelines listed in this Rules and Regulations under the section titled Construction, Alterations and Remodeling Within Individual Units.
5. Quiet hours (from 11 p.m. to 6 a.m.) prohibit loud noise or parties in the units as well as the common areas and all other limited common element areas. Owners should exercise due consideration of the community and their neighbors in particular when engaging in loud activities.

ELIVERIESPackages are delivered to the Printers Square Dry Cleaners. It is your responsibility to notify your shipper where your package is to be delivered. However, if you must leave a note for the shipper in the vestibule, it must be removed after you receive your package. No C.O.D. packages will be accepted.

ONTRACTORS OF THEA
SSOCIATION1. Employees/Contractors of the Association carry out day-to-day operations and maintenance of the property under the supervision of the Management Company. Printers Square’s needs are their first priority
2. Only the Management Company or The Board can give verbal instructions or work orders to any Printers Square employee / contractor.
3. Owners who hire Printers Square maintenance personnel to work in their units during off-duty hours do so at their own risk. Printers Square’s insurance does not cover its employees for accident or injury when working in any Unit during off-duty hours (except under the direction of the Management Company or The Board). Neither Printers Square nor the Management Company accepts any responsibility for the quality of work done or for the employee’s well being under these circumstances.

NFORCEMENT OF THER
ULES ANDR
EGULATIONSIf an Owner, the Management Company or a Printers Square employee/ contractor observes and reports conduct that violates the Declaration, Bylaws, or Rules and Regulations, The Board will use the following procedure:
1. A written report of the incident should be delivered to the Management Company. It must be specific, signed and include details of the violation. The person making the complaint should be prepared to testify at the hearing or other proceedings that may be necessary;
2. At the direction of The Board, the Management Company will send a warning letter to the Owner who has violated the Declaration or Rules and Regulations. The letter will specify the provision that was allegedly violated, and a copy of the written report as provided above will be enclosed;
3. The owner of a unit is subject to fines for the actions of his renter and his renter’s guests and visitors; and
4. If the Management Company receives a second incident report or The Board determines that the nature of the alleged act was a Class 1 violation (see Fines section), a notice of violation which includes a notice of hearing may be sent to the Owner or the report may be sent directly to Printers Square’s attorney. Following the date of the hearing, The Board may assess a fine to the Owner for the violation and may assess legal fees incurred by Printers Square as a result of the violation.
At a hearing, The Board will hear and consider arguments, evidence or statements regarding the alleged violation first from person(s) signing the incident report, and then from the alleged violator together with any witnesses testifying on their behalf. The Board will allow rebuttal testimony. Following the hearing, The Board will consider the evidence presented. At an open meeting of The Board, The Board may assess a fine, legal fees and any repair costs or other damages. If a member of The Board has presented evidence, or is the alleged violator or complainant, he or she will abstain from voting. A letter will be issued to the Owner, which contains The Board’s decision. The fine must be paid within thirty (30) days or The Board may begin collection procedures.

QUIPMENT ANDS
YSTEMS1. All common area systems, including heating, air conditioning, ventilation and plumbing are to be used only for the purposes for which they are designed and intended.
2. No owner may in any way interfere with the operations of these systems, nor may use them for their personal purposes.
3. Only Printers Square’s employees/ contractors may alter or adjust the settings of any common area systems or equipment

XERCISER
OOMThe exercise room is located on the 2nd floor of the 740 building and is for the exclusive use of Printers Square residents only. No children are permitted in the exercise room unless supervised by an adult. Pets are not permitted under any circumstances unless it is a trained support animal. The cost of repairing any exercise equipment damaged by an individual will be borne by that individual. Exercise room hours are 24/7. However, please be conscious of any excess noise while in the exercise room. Please turn off the TVs and lights when you leave.

XTERIOR1. Owners shall not cause or permit anything to be placed on the outside walls of the building. No sign, awning, canopy, shutter, or radio, television antenna or satellite dishes shall be affixed to or placed upon the exterior walls, roof or any part thereof or any common element. Any alteration in appearance or operation of common elements or limited common elements is prohibited.
2. “For Sale” or “For Rent” signs may not be placed in any common area or in unit windows. “Open House” signs will be permitted only during the actual times of the open house, not to exceed four hours per week. “Open House” signs can only be placed on the sidewalk.

Class Three Violations: $0 - $250 plus legal and repair costs

The Owner of a unit is subject to fines for the actions of his renter, his renter’s guests and visitors.
The owner shall be responsible for all costs incurred by Printers Square for the enforcement of the Rules and Regulations including, but not limited to, attorney fees, court costs and any other necessary incidental expenses.

MERGENCYP
ROCEDURESOwners should familiarize themselves with all stairways and exits of the building, as well as the location of fire extinguishers. Fire extinguishers are located throughout the common area
hallways. Extinguishers are for use only in emergency situations and only after the fire department has been notified of the fire. Please familiarize yourself with the locations of the fire extinguishers. If you notice missing, damaged or spent fire extinguishers, please notify the Management Company immediately.
It is advisable to keep a small all-purpose fire extinguisher in your kitchen. Please use caution when smoking or when using candles in your Unit.
If you hear the fire alarm sound, assume a real emergency exists. Calmly and quickly leave the building using the nearest stairwell and exit.
If a fire occurs in your Unit:
1. Without delay, leave your Unit. Close the door behind you to prevent the spread of fire and smoke, but leave the door unlocked so fire fighters can enter.
2. Alert other occupants on your floor
3. Immediately Call 911 to contact the fire department. Give your street address, floor number and Unit number.
4. Notify the Management Company.
If there is fire or smoke near you Unit:
1. Immediately Call 911 to contact the fire department. Give your street address, floor number and Unit number. Assume that no one else has called. Notify the Management Company.
2. Before trying to leave your Unit, place your hand on the door, palm out. If it feels warm within five (5) seconds, do not open it. A dangerous fire condition is outside your door. See step 6 below.
3. If the door is not warm, carefully open it a little and check for smoke in the hallway. 4. If the hallway is useable, leave your Unit and close the door behind you, leaving it
unlocked. Alert other occupants on your floor and proceed to an exit stairway. Again, check the stairway for fire and heavy smoke as described above. If the stairway is useable, proceed to the first floor and exit the building. If the stairway is not useable, proceed to another stairway to exit the building.
5. If your door is warm, or if there is heavy smoke in the hallway or exit stairways, keep the door to your apartment closed but unlocked. Seal cracks around it, and any other spaces smoke is entering, with wet towels or clothes. Tape may also be used. Call 911 and notify them of your location and situation.
6. If smoke enters your Unit, open a window. If windows cannot be opened, remain close to the floor and protect your face with a wet cloth or towel.
The Chicago Fire Department recommends that all owners have the following items in their units:
1. A fire extinguisher;
2. A CO2 and Smoke Detector; 3. A battery-operated radio; 4. A flashlight;
5. Candles; and 6. Masking tape.

ARBAGE1. Please dispose of all refuse during the hours of 7:00 A.M. – 10:00 P.M.
2. Do not leave garbage in the hallways, on the ground next to the dumpster, or in any common area in order to prevent animals and rodents.
3. The waste disposal company will only remove material that is placed inside the dumpsters. If an object is too large to fit inside a dumpster you must contact the
Management Company to arrange removal of the object. If a fee is charged by the waste disposal company it is the owner’s responsibility to reimburse Printers Square for that fee.
NOTE: IF ITEMS ARE LEFT OUTSIDE THE DUMPSTER, THE CITY WILL FINE THE ASSOCIATION. THE FINE WILL BE PASSED ON TO THE OWNER.
4. The lids on the dumpster must remain closed at all times.
5. No flammable fluids or lighted cigarettes should be disposed of in the garbage areas. 6. Please do not dispose of feminine products in the toilet.
7. The following items shall not be placed down the chute: a. liquids
b. heavy objects which would dent the sides
c. long objects (brooms, window blinds, etc.) which can become lodged and obstruct the chute

NSPECTIONSThe Board of Directors has the right, from time to time and upon reasonable notice, to authorize the Management Company or Maintenance Department to enter Units for non-emergency inspections. The purpose of these inspections will be to inspect plumbing connections for 14
possible leaks and to inspect electrical wiring for possible overloads. In addition, the Maintenance Department will inspect all appliances to ensure proper installation as outlined in the Rules and Regulations of The Printers Square Condominium and City of Chicago Building code. In the event of an emergency inspection (i.e. suspected plumbing leak, noxious odor, etc.) a notice will be left in the unit by building personnel of said inspection.
Some units must be entered in order to access the HVAC units located on the roof. In this instance, the unit owner/tenant will receive reasonable notice from the Management Company prior to entry.

NSURANCE ANDL
IABILITY1. Printers Square carries insurance covering the building structure and liability in the common areas. If you require a certificate of insurance for any reason, please contact Mesirow Insurance at 312-595-8109 or email at www.condorisk.com.
2. All Owners are responsible for obtaining homeowner’s insurance for their Units and contents, in accordance with the Declaration. Owners are responsible for any damage to any other Unit, Common Area or Limited Common Element that arises as a result of the use of their Unit. It is important that you have insurance to protect your liability for any damage caused to another unit or the common elements caused as a result of the operation of your unit or something in your unit.

OCKSEvery owner must provide a copy of his/her unit key to the Management Company. All keys will be secured in the building lock box. This is for building emergency purposes.
Mailbox keys and storage locker keys are the responsibility of each Owner. The Management Company does not have copies of these keys. Please be sure to make duplicates in case you lose or misplace your keys. If you lose this key, the Management Company can make a duplicate for you at hardware store prices or you can call a locksmith to have a new key made.
Your common area key only opens the door to your respective building. It does not open a common area door in another building.
No renters will receive keys from Printers Square or the Management Company. Owners are responsible for supplying their renters with common area keys.
Unit Keys/Locks
1. In the event of an emergency (fire, flood, etc.) that makes access to a Unit essential, if a set of keys is not with the Management Company, and the Management Company has attempted to contact the Owner at the last known daytime phone number, then damage to the Unit door and any other subsequent damages to common areas or other owners’ units will be the responsibility of the Owner who did not supply a key.
2. Any additional locks added to a Unit door must be approved by the Management Company and, insofar as practical, be of the same color as the door’s current hardware. 3. If you lock yourself out of your unit, please call the after hours emergency number of
866-228-7093. There is a charge of $150 for our maintenance men to let you into your unit. It is recommended that owners leave a duplicate key with a neighbor.

AUNDRYR
OOMThe hours of operation for the laundry room 24/7. The laundry room is owned and operated by a separate commercial entity and is not part of the Association’s Common Elements. However, the same general rules will apply. These guidelines should be followed:
1. The laundry room is for Unit Owners and Residents of Printers Square only.
2. The Association assumes no liability or responsibility for the operation or maintenance of the laundry room equipment.
3. An adult must accompany children at all times. 4. Pets are NOT permitted in the laundry room.
5. Ironing is not permitted in the laundry room at any time.
6. Washers and dryers are to be emptied as soon as the cycle is completed. Laundry shall not be left in the washers and dryers for an extended period after the cycle is completed. Any laundry left in the washers and/or dryers for an extended period will be subject to removal in an orderly fashion and placed on a table by the Unit Owner or Resident waiting for a machine.
7. Rinsing diapers in the laundry room sink is not permitted. Diapers are to be rinsed in your Residential Unit before being placed in the laundry room washers.
8. If a machine malfunctions, place an out of order tag on the machine and call the number on the machine to report the malfunction.
9. Dyeing clothes is not permitted in the sinks or washers.
10.Any non-resident in use of the equipment on behalf of a Unit Owner or Resident is subject to the provisions herein.
11.Littering is prohibited in the laundry room. All litter (lint, dryer sheets, etc.) must be placed in the appropriate receptacles.
12.Food, smoking and alcoholic beverages are prohibited.
13.Appropriate attire including shirt and shoes must be worn at all times.

EASING OFU
NITS1. All leases must be for an initial term of not less than twelve (12) months.
2. Owners interested in leasing their Unit must submit to the Management Company the following information at least seven (7) days prior to the effective date of the lease. If there are multiple roommates, this information must be submitted on each of them.

i. The lessee has read and agrees to abide by the Rules and Regulations of Printers Square; and
c. Photocopy of Drivers License or Current picture ID.
3. All lease agreements governing the lease of any Unit must be a standard condominium lease agreement and must contain the following language:
a. Lessee agrees to abide by and comply with all the provisions of the Declaration, Bylaws, and the Rules and Regulations; and
b. Printers Square has the right to evict a tenant if the owner does not present a copy of the lease ten (10) days after it is signed or prior to occupancy, whichever comes first.
4. The Board must have notification of all lease renewals at least (30) days prior to the new term.
5. In the event Printers Square proceeds to evict any lessee, any costs, including but not limited to attorneys’ fees and court costs, associated therewith shall be assessed against the Owner.
6. Any Owners who lease their Units shall supply Printers Square with their current address and phone number.
7. All lessees are subject to and must abide by all the terms and conditions of the Declaration, the Bylaws and the Rules and Regulations governing Printers Square and are subject to the payment of established fines and actual damages arising from the violations of these Rules and Regulations. Owners remain ultimately responsible for such fines and actual damages assessed as a result of the actions of lessees of their Units.
8. Units may not be leased by corporate rental services or for hotel or transient purposes. 9. The Owner must give the lessee a copy of the Rules and Regulations and Bylaws.
10.If any Owner permits a prospective lessee to move into the Unit without abiding by the above procedures, they will be assessed a minimum fine of $250.00. Further, The Illinois Condominium Property Act permits The Board to evict a tenant who resides in a Unit prior to delivery of a lease to The Board and compliance with all leasing rules.
11.Units shall only be occupied by two (2) people per bedroom.

AILBOX1. Owners must notify the Management Company if a change of name occurs.
2. Owners should affix a card to the inside of the mailbox with their complete name and mailing address. Or, if you are a tenant and the owner has mail sent to the unit, it is a good idea that his/her name is on the inside of the box. These actions will help to assure that mail is not returned to the post office.

OVING1. Owners must notify the Management Company not less than seven (7) days prior to any person moving in or out of their Unit.
2. All new residents (owners or renters) must meet with either the Board or the committee prior to the move-in or with-in 10 days of the move-in.
3. Moving in or out of a Unit may take place only during the following hours: Monday - Friday 8:30 AM – 6:00 PM
Saturday 8:30 AM – 2:30 PM
4. Owners are responsible for common element property damage incurred during move-ins, move-outs and deliveries to their units.
5. Residents must pay a non-refundable $250.00 move-in fee.
6. Owners must fill out a move-out form with a refundable deposit of $200.00. The deposit will be refunded within 10 days following the move, provided inspection shows no damage to common areas. If damage costs exceed the non-refundable deposit, the moving owner may be billed for the excess or the deposit may be deducted for the damage costs.
7. To maintain building security during moves, the owner moving must have a person positioned at the building entranceway being used. Entrance doors shall not be left open and unattended. All moves must be done using the freight elevator and not the front door.
8. Arrangements should be made by the owner to have any furniture, clothing, or other items being discarded during a move to be disposed of properly. Failure to make proper arrangements will result in a forfeiture of the $200.00 moving deposit.

ONTROLResidents are to notify the Management Office during regular hours if pests are found in a Unit. Management is authorized to enter any Unit in order to exterminate. Unit Owners must properly prepare for the exterminators per instructions from Management.

ETS1. Domesticated animals kept for pleasure rather than utility may be kept in Printers Square units, but not for breeding or other commercial purposes. No pet may weigh more than 100lbs, and a dog that is all or part Pit Bull is specifically prohibited
2. All pets must be leashed, carried or in a carrier when in any common area in the building, entrances and/or sidewalks.
3. All pet owners must comply with all City Ordinances, including removal of pet litter. Failure to comply with the removal of pet litter on the property of Printers Square will result in a $200.00 fine levied by The Board. The Owner must immediately clean up any accidental excretory functions by a pet in the building. The cost of any additional cleaning and deodorizing due to a pet’s excretion shall be charged to the pet Owner. 4. Pets that cause injury to another pet or resident on Printers Square property; or cause
damage to an owner’s or Printers Square’s property is subject to permanent removal from Printers Square at the direction of The Board. Pet owners assume full responsibility for property damage caused by any pet and shall reimburse Printers Square for any damage.
5. No pet is allowed in the passenger elevators at any time when the freight elevators are working.
PUBLICDISTURBANCES
Any unit owner / tenant / resident / guest of same, who causes a disturbance leading to police intervention and resolution shall be fined not less than $500 for the first instance, $1000 for the second, and shall have eviction proceedings instituted by the Board of Directors upon the third instance.

AXESIt is your responsibility as an owner to pay real estate taxes for your unit. Printers Square may retain an attorney to appeal tax assessment increases, on behalf of all owners, but the legal fees incurred will be limited to a percentage of the tax savings actually achieved, and that those legal fees will be directly assessed to each unit in proportion to the real estate tax savings realized by each unit as a result of the tax appeal. Remember to renew your Homeowner’s Exemption annually!

NIT1. Owners interested in selling their Unit must submit to the Management Company the following information:
a. Completed application forms (available from the Management Company); b. A copy of the sales contract; and
c. A check in the amount of $50.00 (non-refundable) payable to “The Printers Square Condominium Association” for processing the documents regarding the sale and any reasonable fees that the Management Company may levy to cover processing and handling.
2. All assessments must be paid in full prior to the closing of the sale.
3. If any Owner permits a prospective purchaser to move into the Unit without abiding by the above procedures, they will be assessed a minimum fine of $250.00.
4. The selling Owner is responsible for transferring his/her copy of the Declaration, Bylaws and the Rules and Regulations to the purchaser.
5. Printers Square does not inspect units at the time of sale, and makes no warranty whatsoever regarding compliance of the unit with building codes or rules.

ECURITYAll Owners play a crucial role in maintaining a secure environment. Many precautions can be taken to decrease security problems, but it takes the participation and attention of all Printer Square owners. Following are some procedures and reminders on how we can make our home safer.
1. Help your neighbors by being aware of “goings on” and call 911 to report any suspicious actions.
2. Be sure to check identification badges of any company representative who comes to your door. If the person is on official business, he/she should be happy to show an ID card at your peephole or slide it under the door. Get the ID number and telephone the agency involved. If the person’s business is not verified, call 911. Never open your door if the person on the other side of the door is unknown to you.
3. Do not allow solicitors into the building.
4. Immediately report any suspicious persons or unusual activities to the police.
5. Do not identify your keys with your name or address. Do not leave keys in your ignition or door locks.
6. Maintain gas and electric service when your unit is temporarily unoccupied.
Entry to the premises
Be aware of your surroundings when entering the premises. When entering the premises, avoid allowing unknown persons to enter behind you. If a stranger or suspicious person follows you or another owner inside or is discovered on the premises, notify the police and the Management Company immediately.
Do not open property doors for unknown persons. Make certain all doors close securely when entering or exiting the buildings.
Graffiti and Vandalism
Immediately report any vandalism or graffiti to the Management Company. If you witness vandalism occurring, immediately call the police.
Intercom Systems
Do not buzz anyone into the building who has not identified himself/herself. If you do not know or recognize the person, do not buzz them in. If you are having a party or open house, please
meet anyone you do not personally know at the entrance to the building. Do not post access codes to your unit in the vestibule of your building.
Unit Break-ins
If it appears your Unit has been forcefully entered, DO NOT enter the Unit yourself. Immediately call the police by dialing 911. Do not enter your Unit until the police have inspected it and determined it to be safe. If a break-in did occur, notify the Management Company immediately.
If you notice a Unit other than yours that appears to have been forcefully entered, please contact the police and the Management Company immediately.
Unit doors
Do not prop open your Unit door, as this greatly compromises your security. It is advisable to keep your door locked when home and when away from your Unit, even for brief periods.

TORAGEA
REAS1. Each unit will be allocated one (1) storage area. All storage areas are identified with their corresponding Unit number.
2. Storage areas are Common Elements and are located on the respective floor of each unit. 3. Lights must be turned off and entrance door locked when you leave.
4. Printers Square is not responsible for the damage or loss of any item stored in the area or in any area of the common elements.
5. Storage of items outside the storage areas is not permitted. The Board will dispose of all items not placed in a storage unit without notice.
6. No flammable items may be stored in storage areas, and this includes but is not limited to oil-based paint, varnish and cleaning fluids. Proper disposal of these items is the responsibility of the owner.

SEEach unit may be used only as a residence, subject only to the exceptions specified in Sections 3.05(b) and 3.05(c) of the Declaration which allow limited incidental business use of units (e.g., keeping personal business or professional records, and handling personal business or professional telephone calls or correspondence).
Nothing shall be done or kept in any unit, or in the common elements, which will increase the rate of insurance on the building or the contents thereof without the prior written consent of The Board. No owner shall permit anything to be done or kept in their unit, or in the common elements, which will result in the cancellation of insurance on the building, or contents thereof, or which will result in the violation of any law.
No owner shall overload the electric wiring in the building, or operate any machines, appliances, accessories or equipment in such manner as to cause an unreasonable disturbance to others, or connect any machines, appliances, accessories, or equipment to the heating or plumbing systems, or install dishwashers in any unit without the prior written consent of The Board.
Nothing shall be altered or constructed in or removed from the common elements, without the prior written consent of The Board. Owners must notify the Management Company and The Board when unit repairs interfere with any common elements; any expense resulting from common element damage caused by an owner’s repair will be charged to the owner.
No waterbeds are allowed in any unit.
Kitchen and Bathroom Drains: Potting soil, gravel from plants or fish tanks, cat litter, or garbage of any kind including large chunks of food or thick oil must never be poured down the kitchen and/or bathroom drains, nor the toilet and/or bathtub, as these items clog the pipes and cause flooding in Units.

INDOWS1. Unit Owners are prohibited from replacing windows without prior written approval from management.
2. Posters, banners, advertisements, and signs shall not be displayed in Unit windows. 3. No owner may cover their windows with sheets, newspapers or magazines at any time. 4. Alterations made to the perimeter window wall system is strictly prohibited. Window
treatment hardware must not be attached to the window frames.

NITSConstruction Rules
These rules provide a minimum guideline and shall not be construed as an all-inclusive list of regulations and requirements. Its purpose is to protect the safety and comfort of all residents and to preserve the integrity of the building structure and those elements that are community property. Unit owners are responsible for the actions of or any damage caused by their contractors.
Remodeling projects have been divided into three categories, which are defined on the following pages, along with notification and approval requirements.
Category A: Projects primarily decorative in nature for which no formal construction review is required.
Category A projects do not affect any common elements, appliances or plumbing, electrical, ventilation, telephone or master antenna systems or components. Such projects shall include, but are not limited to:
1. Painting/Wallpaper
2. Installation or removal of carpeting
Requirements: Management should be notified in advance, if possible.
Elevator time must be reserved for carpet delivery and disposal. Category B: Projects requiring prior Management notification, Board approval and Condominium Association inspection.
Category B projects may include items from Category A in addition to items which may affect common elements, appliances or plumbing, electrical, ventilation, telephone or master antenna systems or components. Such projects shall include, but not limited to: 1. Replacements of kitchen cabinets
2. Removal and replacements of plumbing fixtures or faucet 3. Refrigerator installation involving icemaker or water faucet
4. Dishwasher or microwave hood installation (require hardwire per City Ordinance) 5. Alteration, termination or re-routing of plumbing, electrical, ventilation, telephone or
master antenna pipes, conduit, wires, ducts or other systems components
6. Removal, relocation or alteration of existing walls or construction of new walls, 25
partitions or soffits
7. Installation or refinishing of hard surface flooring (marble, ceramic tile, hardwood flooring etc.)
8. Installation of a whirlpool tub, wet bar, etc 9. Installation of French doors
Requirements: Written Board approval is required prior to the commencement of any demolition or construction activities. Such Board action may take up to three weeks. Contractors and owners must abide by further requirements, changes, etc, if made a part of the Board approval. Inspection by Management representative and the Association's architectural representative is required prior to closing up of any walls or other areas concealing plumbing or electrical work, or flooring underlayment.
Items that must be submitted to the Board
The following items must be submitted to the Board through the Management Office:
1. Drawing of demolition and proposed changes, sealed by a licensed Architect if required by the Chicago Building Code
2. A written scope of the work - all specifications
3. A list of all contractors and subcontractors (names, address, phone numbers) so management can verify authorization to enter the building and units, and submittal of the contractor's City of Chicago license number
4. Certification of Insurance for all contactors and subcontractors confirming compliance with all insurance requirements.
5. Approximate dates construction will start and finish 6. Copies of all required permits
7. Certification of occupancy (upon final inspection)
Items 1 through 5 above must be submitted prior to the Board for review and approval. Item 6 may be submitted after Board approval, but must be submitted prior to starting demolition or construction. Item 7 shall be submitted within 30 days of completion of the work, but in no case more than 180 days after Board approval.
Category C: Projects requiring prior Management notification, Board approval and signing of a License Agreement.
Category C projects may include items from Category A and B, in addition to modification or extension into Common Areas space. Such projects shall include, but not limited to:
1. Eliminating or moving unit entry doors 2. Combining of units
3. Modification of any building structural elements
Requirements: Includes Category 'B' requirements, plus a signed License Agreement
Remodeling Guidelines
1) General Conditions
A. Architectural Fee: An architectural fee will be charged to the unit owner for review of the plan, as required by each specific project, and inspection during construction.
B. Insurance: The Certificate of Insurance must be submitted to Management before work begins. Insurance required will be written with a company having at least an "A" policyholder's rating and a minimum Class 10 Financial rating as listed in the Best Insurance Guide, latest edition.
During the term of Contract, the contractors will, at their expense, purchase and maintain insurance in accordance as follows:
I. Worker's Compensation
A. Basic policy including occupation disease-statutory limits B. Employer's liability-statutory limits
C. Contractors having offices or places of hire outside the state of Illinois shall attach or otherwise show an "All State" endorsement
II. Public Liability (Comprehensive Form) A. Minimum Limits:

C. Freight Elevators and Dock Area: Transporting of all materials or debris must take place through the designated elevator only and most be scheduled in advance through the management office. Workmen must use the freight elevator at all times. All materials and equipment must be loaded and unloaded in the loading zone area and immediately transported to the unit. Contractors' vehicles must be removed from the loading zone area after unloading. Failure to comply will result in the vehicle being towed at the vehicle owner's expense and the worker being barred from the building.
D. Work in Accordance with Plans: All work is to be performed in strict accordance with the final plans that have been submitted and approved by the Condominium Association Board of Directors. If changes to the approved plans are to be made, the Board must be notified immediately and plans must be resubmitted for approval before construction can proceed.
E. Work in Accordance with Applicable Codes: All work will conform to and be performed in accordance with all appropriate requirements and permit restrictions of all government agencies having jurisdiction. Permits, where required, must be obtained and copied to the Management Office.
F. Work in Accordance with Declaration: The work will conform to and be in accordance with the Printers Square Condominium Declaration of Covenants, Conditions, Restrictions, and Easements and Association Rules.
G. Qualifications of Contractors-Evidence: The Unit Owner or his/her agent must be able to provide evidence that all work is to be performed and completed by qualified individual capable of performing all work in a safe and work-man-like manner.
H. Inspection of Work: Management personnel and the Association's architectural representative subject all work to inspection. Management reserves the right to stop or cause to delay any work that has not been approved or which deviated from the approved plan.
I. As-Built Plan: Within 30 days after completion of work, the owner must supply Management with a final as-built plan. As-Built plans shall be drawn at a 1/4inch scale in reproducible medium.
J. Exterior Alteration: No alterations may be done to the exterior of the Unit, unless explicitly approved in writing by the Condominium Association Board of Directors.
K. Damage to Common Elements: The Unit Owner is responsible for any damage or dirt caused by the work to the Common Elements or any other unit. Any damage repair or cleaning done by Management will be charged to the Unit Owner. Contractor is to place clean mats throughout the corridor where carpet may be subjected to damage or dirt. Corridor vacuuming is to be done at the end of each workday. At no time may any work take place in the Common Elements. Delivery and removal of materials and debris must be confined to carts and dollies appropriate for transporting over carpeting. Any cart or dolly must fit easily through the Common Elements doorways. No materials shall be kept in me Common Elements.
L. Dumpster Use: Prior arrangements are required for the building's dumpster to be used for the removal of construction debris. A charge will be applied for dumpster use depending on the quality and type of construction taking place. No dumpsters may be brought into the building or parked adjacent to the building other than the building's dumpster. A charge will be applied for use of a roll-off dumpster, per fees listed:
i. 5 yards open top S255.001 ii. 20 yards open top $305.001
iii. 30 yards open top $385.001 1
prices are subjected to change based on refuse company's fees
M. Garbage Chute Room: The use of the residential floor garbage chute for the disposal of construction debris is strictly prohibited. Severe fines will be imposed against Unit Owners whose contractors violate this rule.
N. Restrooms: Unit Owners must provide their workmen usage of private bathroom facilities. Public restrooms are not available for use by workmen.
0. Lunch and Breaks: No eating will be allowed in common areas or on the sidewalks surrounding the building exterior. All food wrappers, bags, bottle and cans must be disposed of properly immediately after eating. If Management finds it necessary to cleanup, the Unit Owner will be back-charged for this service. P. Building Access: Every working day, personnel names, company name, and unit
number they are working on must be identified by all trades-people by signing in. Failure to comply will result in inaccessibility to the premises.
- Trades-people may enter the building through the designated entry area only.
- At no time will any trade-people be allowed to enter the following areas: Laundry Room
Management Office Occupied Units
Q. No Smoking: This building, including all corridors and lobbies, are a smoke-free zone. Any person caught smoking will be told to leave the building immediately. R. Deliveries: Contractors will be responsible for all their own deliverers. Building
security will make reasonable attempts to contact the appropriate people when a delivery arrives. If no one is available to accept the delivery, it will be rejected. Management will not take any responsibility whatsoever for any deliveries for contractors.
S. Water Riser Shutdowns: A written request must be given to Management five foil business days in advance of any desired water riser shutdown. Management will schedule all water riser shutdowns. Shutdowns are only available from 10:00 a.m. through 3:00 p.m., Tuesday through Thursday. One riser shutdown will be allowed at no charge. Cost for each additional request is payable in advance to the Condominium Association through the Management Office. (see attached form)
T. Telephone, Cable TV and Master Antenna Shutdowns: A written request must be given to the Management Office five full business days in advance of any
telephone, Cable TV or master antenna shutdown. Management will schedule all system shutdowns. Shutdowns are only available from 10:00 a.m. through 3:00 p.m., Monday through Friday. One riser shutdown for each system will be allowed at no charge. Each additional request will be payable in advance to the Condominium Association through the Management Office.
2) Working Hours
Normal working hours for construction are:
=> 9:00 a.m. through 5:00 p.m. Monday through Saturday
Trades-people will not be allowed in the building before 8:00 a.m. No loud construction work should commence before 9:00 a.m.
Permission to work other than normal work hours may be requested by submitting a description of the work to the Management Office seventy-two (72) hours in advance for review and approval. No work will be allowed outside of the normal working hours without written Management approval.
3) Electrical
A. A licensed electrician must perform all electrical work in a safe and work-man-like manner.
B. Electrical panels must have an unobstructed clearance of thirty-inches minimum. Adjustable shelves and removable closet rods are considered obstructions.
C. No wall, floor or ceiling electrical boxes may be buried after removal of a receptacle or fixture until all wiring has been removed.
D. Electrical panels must be covered or protected at all times during constructions. E. Ground Fault Interruption receptacles must be used in all bathrooms, kitchen, wet
bars and all other areas where water is used or present. All work must comply with city electrical codes.
F. All steam shower, sauna or whirlpool electrical components and enclosures must be approved by the Building Management or its agent prior to installation in the unit.
G. All work to be completed on telephone lines must be completed by a qualified low-voltage telephone line specialist as approved by Management.
H. All work to be done on cable TV lines must be completed by a building approved cable company.
I. Channeling of support columns and shear walls is not permitted.
J. Channeling of floor slabs shall not exceed 1 inch in depth or the depth of the reinforcing bars, whichever is less. In no case shall slab reinforcing be cut or disturbed in any way.
4) General Carpentry
A. A qualified carpenter must complete all work in a safe and work-man-like manner.
B. A minimum of one layer of 1/2” gypsum board each side over 3 5/8" metal studs spaced 16" on center is required for all interior partitions.
C. A minimum of two layers of 1/2”gypsum board each side over 3 5/8" metal studs spaced 24" on center with no less than 2" OFC friction fit sound batt insulation or similar material is required for all party walls between units. D. A minimum of two layers of 1/2” gypsum board each side over 3 5/8" metal
studs spaced 24" on center is required on all corridor walls. All wet locations require minimum 1/2”green board or Durarock.
G. Debris may not accumulate on the job site. Daily removal of debris from the job site is required. At no time are flammable materials to be stored on the job site.
I. Weather-stripping or door sweeps may not be applied to outside of unit entry doors.
5) Plumbing
A. All plumbing work is to be completed by a licensed plumber in a safe and workman-like manner.
B. The relocation of water risers, water lines, open site relief drains or venting stacks is strictly prohibited.
C. Any connections made to the building venting or plumbing risers must be pre-approved and must be inspected and approved in writing by the Association's architectural representative prior to the walls being closed up. D. Individual shut off valves are required for all newly-installed fixtures. E. Dielectric unions are mandatory on all domestic plumbing fixtures.
F. Any drain line that exceeds a five-foot run from the fixtures to the main waste line is required to be properly vented.
G. For Whirlpool, Jacuzzi, Sauna and Spa installations, manufacturer's specifications indicating weight of "tub" must be submitted for Board approval, and such items must be approved for use by the City of Chicago and comply with all city codes. In a maximum loaded state, loads must not exceed the specified floor slab capacities.
H. Garbage disposals are allowed in specified units only and only with Board approval.
6) Mechanical and Structural
R. Any work to the common mechanical chase or penetration of the structural columns is strictly prohibited.
S. Connections to any venting system other than for the purpose of exhausting a dryer or microwave hood are prohibited.
T. All construction, including raised floors, partition walls and decorative finishes must be detailed to permit removal of and service to HVAC units.
Also, a minimum opening of 2" must be maintained in front of all HVAC units for return air.
U. Superimposed live loads shall not exceed 40 pounds per square foot.
V. In no case will the cutting of reinforcing bars in concrete structural elements be allowed.
7) Finished Flooring Acoustical Requirements
In order to minimize the transmission of sound between units, all hard flooring such as stone, wood, ceramic tile or vinyl must be installed over an under-layment that satisfies the following specifications:
(a) Wood
(i) Laminate 1/4 inch thick cork or other material approved by association architect to the entire concrete slab surface with mastic
(ii) Place one layer of 3/4 inch fire treated plywood on top of the cork
(iii) Install wood floor on top of the plywood making certain that the nails do not penetrate the cork
(b) Ceramic Tile and Stone Tile
(i) Laminate 1/4 inch thick cork or other material approved by association architect to the entire concrete slab surface with mastic
(ii) Install the tile floor
(iii) A sealant is required at the perimeter of the entire floor. This joint must be filled with an electrometric or acoustical sealant.
(c) Maximum Latexing Allowances
When a light floor finish is used, such as 3/4 inch wood, or 3/8 inch tile, a latex thickness of 3/4 inch maximum, 1/2 inch average within a structural bay can be applied to the concrete slab for the purpose of leveling out the area.
When a heavy floor finish, such as 3/4 inch stone is used, allowable latex thickness is limited to 1/2 inch maximum, 3/8 inch average within a structural bay.
8) Miscellaneous
(d) Remodeling construction must be completed within six (6) months of Board approval, or the documentation must be resubmitted.
(e) All units shall have smoke detectors in accordance with applicable City of Chicago codes and laws.

Riser Shutdown Request
The Management Office of Printers Square must be contacted in writing and must approve water/riser shutdowns. Water/riser shutdowns must be scheduled 5 business days in advance (please note - notices must be given on Monday through Friday between 9:00 a.m. -5:00 p.m.). The Management Office, located at 740 S. Federal, Suite 141, is open Monday through Friday 8:00 a.m. - 5:00 p.m.
The owner of the unit requesting the riser shutdown hereby agrees that they are responsible and will pay for any damages caused to the common areas or units as a result of the work herein described. Licensed and insured contractors must do all work. Certificates of Insurance must be submitted to the Management Office and must name The Printers Square Condominium Association as additional insured.
Water riser shutdowns cause calcium deposits in faucet aerators. It is suggested that you unscrew the aerator located at the tip of the faucet and wash it out. This will improve the water flow from the faucet. It is good practice to clean out the aerators at least once a month.
The first riser shutdown will be allowed at no charge. However, all subsequent shutdowns will require a fee. Also, there is a fee for any re-scheduled riser shutdowns by the unit owner. This page and the attached forms must be signed, completed and returned to the Management Office.
All information and fees must be submitted to Management prior to approval and scheduling the riser shutdown. Make check(s) payable to Printers Square Condominium Association.
