(7) EXECUTIVE SUWARY Boston's market for industrial space was greatly influenced by the local and regional economic performance over the past year. To provide added incentive for increased market activity amidst the recession, industrial space owners and brokers adapted shifts in their marketing strategies. These included cuts in industrial rents in most neighborhoods in the City and improvements made to the City's stock of industrial space. Specifically,. Boston's low-end industrial space (Type. III). was upgraded over the past year. space and to increase Boston's supply of rent for quality industrial space in EDIC's neighborhoods as Allston/Brighton, Charlestown, East. to improve the City's inventory of industrial quality industrial. space (Type. I).. The average. Marine Industrial Park as well as in Boston, and Roxbury became more competitive over the past year.. As a. result of. these changes,. demand. Boston's industrial sites remained stable. The and low-end industrial market was particularly for. performance of the industrial R&D encouraging during the past year. Over the past 12 months, available industrial R&D space in Boston increased by only less than 1% while available (vacant) low-end industrial space declined by 37% over the past year. As Boston's industrial R&D space (Type II) and low-end industrial space became more marketable, total supply declined by 11% and 20%, respectively, over the past year.. These changes are expected to further improve Boston's industrial real estate market. Reduced industrial rents and upgraded supply of industrial space are expected to make Boston more attractive to industry. These market conditions can particularly be vital in attracting new-technology R&D-based industries into the City.. demand demand over the. Although. Boston's quality industrial space (Type I) generated continued 8% increase in demand was outpaced by the 15% increase in the supply of Type space. The recession and sluggish real estate market continued to shift the marketing strategies used by property owners and brokers. Several owners upgraded their low-end industrial space into quality space while the sluggish commercial real estate market continued to lead many owners and brokers of commercial space to lease their space as industrial, thus, increasing the supply of Type space in Boston. for. past year, the I. It contains 195 detailed profiles of available industrial space - buildings and land -- located in Boston's neighborhoods, as well as in EDIC's Marine Industrial Park.. The. site profiles. presented. in. the SITEFINDER are based on information provided by. brokers or owners of industrial sites in the City. These information are updated quarterly by EDIC's Research Department and presented in the SITEFINDER annually..

(9) order to effectively assess the industrial real estate market in the City of Boston, EDIC has classified leasable industrial space into the following three categories: In. TYPE. I:. price. and. Quality industrial. space (no major renovations needed). at. a reasonable. with favorable lease terms.. space with amenities and by high-tech and/or R&D firms.. TYPE II:. Industrial. TYPE III:. Industrial. lease terms. (i.e.,. of high quality. space which requires some less than 5 years), or. is. --. space. primarily. used. has unfavorable an area undergoing use. capital investment,. located. in. changes.. Of the City's industrial (Type I) space, 4.8 million square feet. in. available.. The 15% increase in the supply of Type space over the past year was largely due to the upgrading and therefore, reclassification of low-end industrial space to quality space and to the continued shift in the marketing strategy of space which were previously being marketed as commercial space and are now being marketed as industrial space. The expansion rate in the supply of Type space has, however, not been matched by demand I. The average rent for quality industrial space in EDIC's MIP dropped to $4.06 per square foot. This is lower than the average rent for all Type space in the entire City of Boston. I. TYPE The.
