January 2015 Data

1. The median price for all North County home sales – attached and detached – remained at $510,000 in

January 2015.

a.

Detached homes in North County remained at $575,000 in January 2015, but was up 0.97

percent year-over compared to $569,500 in January 2014. Year-over median SFD prices have

increased each month since summer 2012.

i.

Detached home prices OUTSIDE North County increased 2.22 percent to $460,000

in January 2015 compared to $450,000 in December 2014. Year-over non-North

County median price increased 6.73 percent compared to $431,000 in January 2014,

continuing 33-months of year-over median price increases.

b.

Attached home prices in North County increased by 1.13 percent to $343,000 in January

2015 compared to $339,154 in December 2014. Year-over SFA North San Diego County

median price increased 1.78 percent, compared to $337,000 in January 2014, continuing 36

straight months of year over price increases.

i.

Non-North County attached home prices decreased 1.49 percent to $325,000 in

January 2015 compared to $329,900 in December 2014. Year-over non-North

County SFA median price increased 14.04 percent, compared to 285,000 in January

2014.

c.

The number of North San Diego SFD listings (active and contingent) increased 0.44 percent

in January 2015 compared to December 2014, and increased 6.69 percent year-over

compared to January 2014.

The number of sold North San Diego County SFD units dropped 33.12 percent in January

2015 compared to December 2014. Year-over sold SFD units decreased 0.19 percent

compared to January 2014.

Median days-on-market for single-family detached homes sold in North County

increased to 40 days in January 2015 compared to 30 days in December 2014.

The HomeDex affordability percentage for all homes in North San Diego County – attached

and detached remained at 33 percent in January 2015 compared to December 2014.

Single-Family Detached Home Prices by Region of San Diego County

• The median-priced single-family detached (SFD) home in San Diego County

increased one percent, from $500,000 in December 2014 to $505,000 in January

2015, and increased 6.32 percent year-over from January 2014.

• North San Diego County SFD median price remained at $575,000 in January

2015, and increased 0.97 percent year-over from January 2014. East San Diego

County median SFD home price increased 2.47 percent, from $405,000 in

December 2014 to $415,000 in January 2015, and increased 8.21 percent

year-over from January 2014. South County median SFD price increased 5.45 percent,

from $412,500 in December 2014 to $435,001 in January 2015, and increased

1.43 percent year-over from January 2014. San Diego Metro median SFD price

increased 1.43 percent, to $551,500 in January 2015 from $543,750 in December

2014, and increased 8.14 percent year-over from January 2014.

• The number of SFD homes sold in San Diego County dropped 28.93 percent from

December 2014 to January 2015, but year-over sold SFD units increased 1.85

percent compared to January 2014.

• North San Diego County sold SFD units fell 33.12 percent from December 2014

to January 2015, and decreased 0.19 percent year-over compared to January 2014.

East San Diego County sold SFD units dropped 34.95 percent in January 2015

from December 2014. South San Diego County SFD units dropped 9.55 percent

from December 2014 to January 2015, and increased 16.67 percent year-over

from January 2014. San Diego Metro sold SFD units decreased 25.23 percent

from December 2014 to January 2015, and declined 0.90 percent year-over

compared to January 2014.

Housing Affordability in San Diego County – Single-Family Detached Homes

• The percent of San Diego County households able to afford the county’s

median-priced SFD home was at 33 percent in January 2015, according to HomeDex

TM

affordability index.

• The North San Diego County affordability percentage remained at 28 percent in

January 2015. The East County affordability level decreased to 43 percent in

January 2015 from 44 percent in December 2014. South San Diego County

affordability decreased to 41 percent in January 2015, from 43 percent in

December 2014. San Diego Metro affordability was at 30 percent in January

2015.

Single-Family Attached Home Prices by Region of San Diego County

• The median-priced single-family attached (SFA) home in San Diego County

increased 0.61 percent, from $330,000 in December 2014 to $332,000 in January

2015. The median SFA price increased 8.85 percent year-over, compared to

$305,000 in January 2014.

• The North San Diego County monthly median SFA home price increased 1.13

percent, from $339,154 in December 2014 to $343,000 in January 2015, and

increased 1.78 percent year-over from January 2014. The SFA median price in

East San Diego County declined 0.44 percent, from $225,000 in December 2014

to $224,000 in January 2015, and increased 11.44 percent year-over compared to

January 2014. South County median SFA price increased 4.64 percent, from

$280,000 in December 2014 to $293,000 in January 2015, and increased 18.65

percent year-over compared to January 2014. The San Diego Metro SFA median

price decreased 2.63 percent, to $370,000 in January 2015 from $380,000 in

December 2014, and increased 13.85 percent year-over compared to January

2014.

• The number of SFA homes sold countywide dropped 31.31 percent from

December 2014 to January 2015, and dropped 17.04 percent year-over compared

to January 2014.

• The number of North San Diego County sold SFA units declined 27.27 percent in

January 215 from December 2104, and declined 9.09 percent year-over compared

to January 2014. East San Diego County SFA sold units dropped 47.25 from

December 2014 to January 2015, and 25 percent compared to January 2014.

South San Diego County sold SFA units decreased 29.63 percent from December

2014 to January 2015, and decreased 22.97 percent year-over compared to

January 2014. San Diego Metro SFA sold units decreased 30.75 percent from

December 2014 to January 2015, and decreased 19.61 percent year-over

compared to January 2014.

Housing Affordability in San Diego County – Single-Family Attached Homes

• The percent of San Diego County households able to afford the median-priced

SFA home in the county was at 54 percent in January 2015, according to the

HomeDex

TM

affordability index.

• North San Diego County affordability remained at 52 percent in January 2015.

East San Diego County affordability increased, from 70 percent December 2014

to 71 percent in January 2015. South County SFA affordability decreased, from

61 percent in December 2014 to 59 percent in January 2015. The San Diego

Metro area affordability was 48 percent in January 2015.
