Terms & Conditions

1. This application is subject to the Landlords approval, a signed tenancy agreement and satisfactory references being obtained.

2. This completed application shall be accompanied by payment of the tenancy administration fee as per the following Tenancy Fees Schedule. This can be paid by cheque, cash or online banking to our bank account:

This payment is subject to 1. above and does not constitute in any way an agreement to let. This fee or any other fees will not be refunded if you withdraw your application or if references prove unsatisfactory.

3. An invoice will be sent to you detailing the balance payment payable by the tenancy start date. We recommend this is paid by online banking to our above bank account or by cash. We do not accept personal cheques and card payments. 4. In view of the confidential nature of the information supplied and required, we may be unable to give any explanation

if we are unable to provide you with the tenancy requested.

5. The rent will be payable calendar monthly by standing order and will exclude all rates and services unless otherwise agreed.

6. A deposit will be paid at the start of the tenancy and will be registered with a tenancy deposit protection scheme for which information will be supplied. The deposit will be held either by ourselves, the Landlord or the Landlord’s chosen tenancy deposit protection scheme until all conditions of the tenancy have been complied with at its end. 7. If during the tenancy you wish to change occupants then this will be subject to the fees in the Tenancy Fees Schedule. 8. Landlord’s insurance does not cover tenants’ possessions. As a result, we recommend tenants insure their own

belongings. For this purpose, you will receive a call from MARAS Letting Agents Solutions offering you a free tenant’s insurance quote. Please tick the following box if you already have insurance and do not wish to be called:

Tenancy setup fees

Tenancy Administration Fee – up to two persons – three or more persons – guarantor

40% of one month’s rent plus £40 per person plus £45 per guarantor Tenancy check-in and check-out fees

Check-in fee will be invoiced prior to and payable by start of tenancy.

Check-out fee will be invoiced upon receipt of your notice to vacate and be payable prior to your vacating.

A deposit is payable at the start of the tenancy which is refundable at the end of the tenancy subject to compliance with the terms of the tenancy agreement.

The amount of the deposit may increase under special circumstances such as pets etc. Ask for details.

Approximately equivalent to 1.5 times the monthly rent.

Fees during tenancy

Other fees and charges may apply during and at the end of the tenancy depending upon circumstances. These will be specified in the tenancy agreement.

If a change of parties is requested during the tenancy, this will require creating a new tenancy for which this Schedule of Tenancy Fees will apply.

These fees are non-refundable if you decide not to proceed or references are unsatisfactory.

Complaints Procedure

For your information, JubileeLets is a member of The Property Ombudsman (TPO) scheme and subscribes its Code of Practice for Letting Agents. Full information about the scheme can be found at www.tpos.co.uk.

It is the Agent’s aim to provide the highest standards of service to both Landlords and Tenants. However, if you have a complaint in regard to any aspect of our service then in the first instance you should write to the Managing Director, JubileeLets, Trym Lodge, 1 Henbury Road, Westbury on Trym, Bristol, BS9 3HQ . Your complaint will be investigated in-house and replied to within seven days.

If you are not satisfied with the response to your complaint then you may refer the complaint to The Property Ombudsman (see above) by whose decision both parties will be bound.

Tenant Declaration

I give my consent to the information being used by credit card companies, credit reference companies, existing/previous landlords/letting agents/employers/accountants etc. The information can also be used during any tenancy for the

How to find us

We are located in the middle of Westbury on Trym Village on the corner of High Street and Henbury Hill, diagonally opposite the White Lion public house

From Bristol, come down Falcondale Road, turn right at the traffic lights into

Stoke Lane. When you come to the roundabout in the centre of the village, go straight on into High Street. After about 300 yards you will come to a crossroads on the left of which you will see a large white building where we are with a sign in the garden – ‘Rombourne Executive Serviced Offices’.

From Cribbs Causeway (M5, junction 17), follow directions to Bristol (A4018). After about 2 miles, the dual

carriageway ceases and the road starts to drop downhill and then after about half a mile bends to the right. About 100 yards after this bend, turn left at the traffic lights into Henbury Hill. After about 300 yards you will come to a crossroads. Turn right into High Street and we are immediately on your right in

the large white building with a sign in the garden – ‘Rombourne Office Centre’.

Parking

Please note that there is no parking at Trym Lodge. Restricted parking is available in High Street or Henbury Road. Alternatively, there are two car parks close by. The closest is in Westbury Court Road, which runs off High Street by the Post Office. The other is in Westbury Hill about 50 yards up on the left from the roundabout.
