PROPERTY MANAGEMENT CONTRACT

In consideration of the covenants herein contained and the sum of $__ 100.00 paid to Neves Group as an acceptance fee,

___________________ ___________,Social Security/Tax ID___ _________ _____________________________________________________________,Social Security/Tax ID___________________________________ herein called the “Owner”, and Neves Group Property Management, INC herein called the “Agents” agree as follows:

1. The Owner hereby employs the Agents exclusively to rent, lease, operate and manage the properties known as: 1. ___ ___________________________________________ 2. ______________________________________________________________________________ 3. ______________________________________________________________________________ 4. ______________________________________________________________________________

upon the terms hereinafter set forth for the period beginning on ___ ____ and ending on December 31, 2013 . This agency may be terminated on any date subsequent to the date hereof, by either party giving to the other party a 30 day written notice previous to such date of termination. The beginning of the 30 days will be the 1st day of the following month. If Owner terminates this agreement while a lease is in effect there will be a $_100.00__ termination fee per lease. This contract will automatically renew unless terminated in writing by either party. 2. The Owner hereby gives Agents the following authority and powers and agrees to assume the expenses in connection herewith:

a.) To advertise the property for rent with written advertisement and signage. b.) To sign, renew and/or cancel leases for the property

c.) To make (or cause to be made) and supervise all reasonable and necessary repairs/alterations; to purchase reasonable and necessary supplies and subtract amount from monthly payment to owner, providing receipts to Owner.

d.) To make contracts for electricity, gas, fuel, water or rubbish hauling and other services as the Agent shall deem advisable, provided that Owner assumes the full responsibility and obligation of any contract so entered into by the Agents.

e.) Agents shall be responsible for the collection of all payments made by Lessee(s), and , on occasion when delinquency and legal collection efforts are necessary, Agent shall have the authority to enforce the Owners rights as stated in the Lease. Owner shall be responsible for all attorney fees for all collection efforts.

3. The Owner further agrees:

a.) To hold Agents harmless from any and all damage suits arising out of the management of the premises except for Agent’s willful misconduct. b.) To pay all costs incurred in connection with the premises, including, but not limited to, court costs, attorney’s fees, maintenance expenses,

sums due on contracts and any other expenses which may arise out of the operation, leasing, management, and maintenance of the premises.

c.) Owner agrees that Agent shall put utility Landlord leave on agreements into Owner’s name c/o Neves Group Property Management. Including where applicable: Ameren IP, Ameren CIPS, Ameren CILCO, Illinois American Water (IAWC), Urbana-Champaign Sanitary District (UCSD)

d.) To maintain a minimum balance of $__350.00___ with Agent for Owner’s obligations under this agreement. Should said balance fall below said amount, Owner will promptly replenish said amount upon notice from Agent.

f.) The Owner agrees to obtain sufficient liability insurance as reasonably determined by Agent and to name Agent as additional insured. Owner agrees to send a copy of the additional insured form to Agent.

4. Agents accept the employment and agree:

a.) To use due diligence in the management of the premises and to provide the services of their organization for the renting, leasing, operating, and managing of the premises.

b.) To render monthly operating statements of receipts, expenses, and charges and to remit to Owner receipts less disbursements monthly before the 15th of the month. All such operating statements shall detail the amount of monies collected for the month, any necessary maintenance expenses, and the amount of management fee that has been deducted. Owner further agrees to reimburse Agent promptly upon receipt of monthly statements for any services or repairs which cause a deficit when disbursements exceed receipts. Agent will provide Owner a written statement detailing such deficiency and Owner shall reimburse the Agent for such deficiency within thirty (30) day after receipt of such statement. The operating statements should be sent to:______ __________ Any monies not reimbursed to Owner within 30 days will accrue late charges of 24% of the unpaid amount.

c.) To keep security deposits in a separate account.

d.) Agent shall provide an annual record of all income and expenses, ready for year-end tax purposes. Agent shall submit records to the Owner within thirty (30) days after the end of the fiscal year.

Contract signing instructions:

1. page 1--Write your name and social security number or tax id number 2. page 2--Enter the date that you want Neves to start managing your property 3. page 2, 4b--Enter your mailing address

4. page 2--sign the contract

5. page 3--fill out owner information sheet

6. page 4--this is a checklist of other information and instructions, please go through this and check off each item

7. page 5--fill out the property information sheet, this is the sheet that we use when making sheets to give prospective tenants and what goes on the website 8. page 6--Ameren IP leave on agreement **you only need to sign it and put your social security number at the bottom, we will fill out the rest.

9. page 7/8--section 8 forms, we need these if we ever want to allow section 8 tenants in your property. fill out the starred blanks and sign. Attach to the contract:

1. Please provide a copy of a blank check so we can do automatic deposits each month for you. 2. Please provide a copy of your US photo ID

3. Copy of your homeowners/condo association covenants

4. If you have any special instructions, please attach a separate sheet

5. If you have specific companies you want us to use for HVAC, plumbing, electrical, etc? Who and contact info. 6. Did you attach any copies of appliance/mechanical/home warranties?

7. Fill out and attach a Landlord Revert form for each property

8. Fill out the HACC paperwork if you want to be able to accept Section 8 for each property 9. Fill out a property information form for each property

Then you need to send me the original contract & documents along with a check for the start up fee + operating funds to 801 W. Bradley, Champaign, Il 61801. I also will need keys, one set for the office, one set for maintenance and tenant keys, garage door openers, garage access code.

For you to do:

Contact your insurance agent and have Neves Group named as your property manager and have the insurance company fax a copy of the deck page to us. Fax 217-359-2865

Call Ameren IP 1-800-755-5000 and IAWC 1-800-422-2782 and add Neves Group as a someone who has access to your accounts.

Information:

We do bi-monthly safety inspections on each property. You will be billed from maintenance for these. Usually about $15 + materials/ unit.

You will be sent an email with a link to set up your Buildium account. Buildium is the online software we use to manage your properties.

Property Information Sheet—We use any info you can give us on your property to create information sheets that you can view on the website and we give potential tenants this information when they come for a showing. Please give us any information you can to help in the marketing of your property. A separate sheet is needed for each property
