An opportunity has arisen within the Estates Department for a Maintenance Assistant

to contribute to the delivery of a planned and responsive maintenance service within

NHS Orkney.

The individual will be responsible for carrying out semi-skilled electrical, mechanical

and building maintenance, and minor repairs as instructed whilst complying with

safety standards and procedures. This involves working across all NHS Orkney

properties but predominately the Balfour Hospital site.They will also cover the

Portering Team when required.

The successful applicant will have experience of working in a multi-skilled team and

knowledge of electrical and mechanical systems. It is essential that the successful

candidate fully understands all relevant Health and Safety Legislation and holds a

driving licence. They must have the ability to work with minimal supervision but be

aware of their limitations. Knowledge of NHS Orkneys sites would be an added

advantage but is not essential.

JOB DESCRIPTION

1. JOB DETAILS

2. JOB PURPOSE

To be a member of the Estates Maintenance Department and carry out semi-skilled electrical,

mechanical, plumbing and buildings maintenance, and minor repairs, as instructed whilst complying with safety standards and procedures.

To cover the Portering Team at short notice during sickness, holidays and times of extreme work load.

3. DIMENSIONS

Maintenance services are provided to all NHS Orkney properties, predominately the Balfour Hospital site.

5. MAIN DUTIES AND RESPONSIBILITIES

Responsible for carrying out semi-skilled planned preventative maintenance (PPM) activities on NHS Orkney premises, under the control of the Maintenance Supervisor, including processing of work dockets, time sheets, test reports using hand held technology necessary to comply with statutory legislation and best practice. E.g.

 Recording temperature data loggers

 Fire systems both passive and active

 Emergency lighting systems

 Lighting installation – cleaning

 Recording calorifier temperature daily

 Utility meter reading

 Carry out annual stock take

 Carry out minor preparation and painting works

Responsible for carrying out semi-skilled reactive maintenance activities on NHS Orkney premises under the control of the Maintenance Supervisor – e.g

 Clear drain blockages

 Minor repairs to beds and trolleys

 Replacement of faulty lighting lamps

 Minor repairs to sanitary ware

 Minor repairs to building fabric – gutters and gullies etc

 Repair and/or assemble furniture, shelving and racking

 Minor repairs to electrical/mechanical equipment

Check and monitor levels of cleanliness within plant and boiler rooms, keeping areas clean and tidy Undertake other appropriate responsibilities/duties consummate with the role as directed by the maintenance supervisor

Assist craftsmen of all trades in the maintenance and repair as and when required Liaise and work with other trades/disciplines including external contractors

Liaise with maintenance supervisor regarding equipment failures and request the supply of spare parts At all times to carry and fully utilise NHS Orkney communication devices e.g mobile phone

Work efficiently with minimum supervision.

Cover the Portering Team undertaking all aspects of Portering Services as required. On occasion to cover Night Porter/Security as required.

Work overtime as and when required

Diagnose and repair faults on non complex electrical and mechanical services and equipment, deal with new situations as and when they arise, passing on appropriate knowledge to others

Assemble and install non complex electrical and mechanical services, plant and equipment as required Carry out installation, repairs and planned preventative maintenance on all aspects of non complex electrical, and mechanical services and equipment

Use own initiative, knowledge and experience when installing all aspects of non complex electrical and mechanical services and equipment in accordance with current guidance and legislation

Participate in the Estates Maintenance Permit to Work Systems Drive NHS Orkney vehicles as and when required

Carry out all work in accordance with the Estates Maintenance Department Risk Assessments procedures and advice note systems

Use all relevant tools, machinery and equipment to comply with current Health and Safety Legislation

7. ASSIGNMENT AND REVIEW OF WORK

Work will be assigned on a day to day basis by the Maintenance Supervisor, who will line manage the post.

The post holder will have a core set of responsibilities each month with additional tasks being added and removed as projects move on. The post holder will have supervision available at all times.

9. MOST CHALLENGING PART OF THE JOB

 To contribute to the delivery of a planned and responsive maintenance service within NHS Orkney

 Expected to have knowledge of hospital site, systems and equipment

 Work in hazardous areas taking all safety measures to prevent danger, avoid injury and prevent damage to equipment

 Mortuary work.

 Contact with patients who are seriously injured.

 Contact with patients who are terminally ill.

 Contact with sick children.

 Constant interruptions

 Covering other duties/ areas in times of staff shortages.

 Collecting equipment in the community when an open casket is in the home (regular occurrence)

 Dealing with bereaved relatives in the community.

 Dealing with difficult patients/relatives (possible unwillingness to accept equipment after agreeing to do so with community nurses)

Healthcare Support Workers Induction Standards

What are they and why have they been introduced?

The Mandatory Induction Standards have been introduced by the Scottish

Government to ensure that all members of staff joining NHS Scotland meet minimum

standards to protect the public. By demonstrating that you have the knowledge and

skills needed to meet the standards you contribute to the high quality of care which

patients and other service users expect.

The 14 Induction Standards underpin work you will do as a healthcare support

worker. They focus on the basic things you need to know and do to ensure you are

working safely. With support from your employer, you should be able to meet the

standards within 3 months of starting in a full time post (or longer for part-time

workers). The HCSW Induction Standards help you to understand and show how

you help to protect the public in your everyday work.

Why do these standards apply in my role?

The Scottish Government’s definition of a Healthcare Support Worker covers staff

that, in the course of their day to day work, will be:

a. Playing a role in direct clinical care to patients

b. Providing indirect clinical services

c. Providing a service directly to members of the public

d. Dealing with patient identifiable data

e. Maintaining equipment or premises used by patients

f. Preparing or delivering goods or services for/ to patients and the public

Who will help me meet the standards?

A reviewer will help you meet the standards during your induction period. This may

be someone you work with closely or your supervisor, or it could be a member of

staff from another department. You will meet with your reviewer regularly to plan and

record your progress.

What will my reviewer do?

You will work together with your reviewer to make sure all the information you need

has been covered during your induction period. Whoever your reviewer is, their role

is to:

- Help you plan what you need to do to meet the standards

- Meet with you to discuss progress and review your plans

- Confirm that you have met all of the standards

What happens once I have met the standards?

The Mandatory Induction Standards are covered in the first three months of being a

healthcare support worker in NHS Scotland. Once they have been met there is a

local process of recording this which is ultimately reported to the Scottish

Government. The next step is that all new healthcare support workers will commit to

working to the Code of Conduct. The Code of Conduct outlines the values which

should underpin the work of all staff in HCSW roles and all are expected to adhere to

it.

How do the Standards relate to the Knowledge and Skills Framework (KSF)?

The Mandatory Induction Standards have been linked to the KSF system and should

be seen as the first step on your learning journey. Everything that you will do to meet

the standards will contribute to your KSF development review discussions and you

can demonstrate what you have learned and if you have any gaps in your

knowledge.

What happens if I do not complete the Healthcare Support Worker Induction

Standards within the allocated timescale or adhere to the Code of Conduct?

Compliance with these standards is a condition of employment and is essential for

patient and public safety. Non compliance with the standards could compromise your

employment.

Where can I find out more about the Mandatory Induction Standards?

All new healthcare support workers will be allocated a reviewer during their induction

period. Your reviewer will support you as you work through the standards. You can

also read more background information on the internet via the Scottish

Government website or the Healthcare Support Worker Toolkit.
