A homeowner loan is a loan which is secured against a residential or

residential buy-to-let property. The benefits of a Shawbrook homeowner loan, as opposed to a personal loan, is that you can tend to borrow a larger amount over a longer period of time.

Spread the cost of school fees over affordable monthly repayments. Arrange the loan at any time, we are not restricted to school term dates. Have the loan paid directly to them

Borrow up to £500,000 for up to 25 years. In addition to school fees parents have the option to raise additional finance to cover other large expenditure such as home improvements, the purchase of a new car or a family holiday.

Overpay the loan with lump sums without cap or penalty, reducing the term of the loan and the interest payable.

Top up the loan at any time to cover unexpected expenses such as school trips, instruments and uniforms.

Leave their existing financial investments, including a mortgage, in place. Pay the loan off in full with just 28 days’ notice and a £195 fee which is added to

the outstanding balance.

Typical homeowner loan scenario

The client has three children at private school and has recently purchased an old barn in Suffolk that has been converted into a living space. The client would like to borrow £175,000 over 25 years to fund the children’s school careers as well as to finance the building of a mezzanine level on the barn, and install a custom-built kitchen. After a conversation with the client’s IFA they were advised to take out a homeowner loan with Shawbrook Bank. What is a homeowner loan?

A homeowner loan is a loan which is secured against a residential or residential buy-to-let property. The benefits of a homeowner loan, as opposed to a personal loan, are that you can tend to borrow a larger amount over a longer period of time. The downside however is if you do not keep up repayments your home may be at risk.

How much can I borrow?

£3,000 - £500,000 (more considered).

How long can I borrow it for?

From 3 to 25 years.

How is the loan paid back?

By monthly Direct Debit.

What rates do you offer?

Can I take out a loan for other purposes than for school fees?

Yes absolutely. You can borrow up to £500,000 (more considered) for any purpose. Common uses for a secured loan are home improvements, consolidation of finances, purchase of a new car and to clear a tax bill.

Can I overpay my loan?

Yes, you can pay lump sums off your loan or increase your Direct Debit, reducing the term of your loan. There is no cap to the amount you can overpay and no penalty charges.

Can I pay my loan off early?

Yes, you pay off your loan whenever you like. All you need to do is to give 28 days’ notice and pay a £195 fee which is added to the outstanding balance.

When can I take out a homeowner loan?

You can take out a Shawbrook homeowner loan at any time.

Can I top up my loan?

Yes, you can top up your loan whenever you need to.

Is the loan paid to me or directly to the school?

All our loans are paid directly to the applicant – i.e. you the parent.

Can I use my residential buy-to-let property as security for the loan?

Yes, call us to discuss your requirements. We do not lend against commercial buy-to-let properties.

Can I withdraw from the agreement?

You can cancel your loan at any time, right up to the day of completion i.e. when the loan is due to be paid to you without penalty.

Is Shawbrook Bank regulated?

Yes. We are authorised by the Prudential Regulation Authority and regulated by the Financial Conduct Authority and the Prudential Regulation Authority.

Will you perform credit checks?

We will undertake a credit check to assess your financial stability before we approve the loan.

Will my personal information be stored securely?

Yes, any personal information will be stored securely in compliance with the Data Protection Act.

Are there any age restrictions on your loans?

Applicants must be at least 21 years of age. Maximum age is 80 at the end of the loan term.
