We manage over 1000 properties through our sister company, Rynew Property Management, and often we get calls from frustrated landlords and tenants, who cannot get hold of their letting agent, especially when their boiler breaks down in the winter or there is a loss of water. So we decided to do it better ourselves.

For example, as well as phone and email, you can talk to us by text – which is often the quickest and most convenient way to communicate with both landlords and tenants.
And we don’t just talk to landlords; we make an extra effort to stay in touch with your tenants. We ask tenants, too, to ask us questions and hold us to account - as a happy tenant who is being listened to is far more likely to be a paying tenant.

From the moment you take us on, we want to be an indispensable partner, getting tenants into your property as quickly as possible. But your first question will almost certainly be “How will you find me the right tenant?”, as there are few bigger dangers to your income than uncollected rent.
To make sure you get the right people in your properties, we not only carry out credit and employer checks, but ask for references from former landlords (where
possible) so that unreliable tenants are weeded out from the selection process.
“What’s the management fee going to be?” Is the next question on a landlord’s lips. Too many agents entice you with low rates then give you a low rate service, but our view is that you get what you pay for. Don’t expect a Ferrari if you paid for a Skoda!

Keeping Costs
Down
Inefficient and lazy management leads to higher costs for landlords. One poorly-managed property can cost you hundreds or even thousands of pounds. To prevent these costs we will carry out regular inspections, and when work is needed, use local contractors so there’s no huge call-out charge. We have an extensive list of trusted contractors from our property
management business to ensure the best deal, and we will never take a commission on their work – what they charge is what you pay. All of the contractors we use are Safe Contractor Accredited. This means they have been vetted and put through vigorous checks to ensure they comply with current Health and Safety Legislation.

Your Property
We will market your property within 48 hours of receiving full instructions. We use rightmove to market your property as they are the UK's largest online property portal. We will take professional photos, create market leading floor plans, and can arrange a host of other products to help you get set up and ready to let.
As a landlord, you will want to attract reliable, professional tenants, and we use a number of techniques to reach
these people via social media, finding the parts traditional marketing methods can’t reach.
As Matt Hodkinson of Influence Agents has said, “Some letting agents are leveraging the popularity of social media and the new technology that comes with it, to really make a difference in how they let properties, in shorter periods of time, and for money”.

If things do go wrong with your property (and we know that they do!) you will be guaranteed a speedy response. We operate a 24/7 support service, on top of our core hours of 9-5 Mon-Fri, to handle out of hours emergencies. We also have a text message service so we can keep you and your tenant updated about any ongoing issues, whenever and wherever you need to be contacted.
Being a new company, we have invested in the latest technologies to help us deliver a modern, dynamic service at all times. All of our software and servers are hosted on the cloud, meaning that we can access and update data anytime, anyplace – and that your data is safely backed up.
Through our online portal, you can view your account and see what transactions have occurred and any works carried out. The system can even provide you all the information you need to fill out your tax return.
