Morrison Hershfield (MH) has been active in the field of building envelope engineering for over 30 years including over 20 years in British Columbia and is recognized as a leader in the industry across North America.

We are well known for our architectural skills and technical excellence in the field of building envelope design, and those who work with us are familiar with our flexibility and commitment to an overall teamwork approach. We believe that there are many ways to achieve the end result of an optimal performing and economical building envelope.

At MH, we believe that the combination of knowledge and experience is our greatest asset. Through our involvement in research and development together with our field investigation and testing of a wide range of enclosure failures over the years, we have developed a keen understanding of the fundamental principles that dictate the performance of enclosure and roofing assemblies. Over the years, our team of professionals has used this knowledge on the renewals of many building structures to assist our clients in achieving broader service scope, high performance durability & cost-effectiveness.

MH has a team of professionals who are recognized experts in their fields and who have significant consulting experience in support of the maintenance, renovation and renewals of residential buildings. Our experience includes the design and specification for building renovations: complete renewals of exteriors including recladding, window replacement and reroofing. As well, we have completed extensive works that involve replacement of mechanical and electrical equipment. Conducting estimates, preparing feasibility studies, condition assessments, and preparing capital replacement plans are all services we provide.

Our experience with the assessment, rehabilitation and upgrading of existing buildings has shaped our team into one with a strong client focus.

The engineering team at MH recognizes that a successful renewals program relies on strong professional assistance in the evaluation of proposed repair strategies for each element of the building and the development of an appropriate design within the budget constraints.

Property managers and owners are responsible for ensuring that their buildings are in a good state of repair by managing their capital assets and planning renewal activities. Depreciation reports (also known as Reserve Fund Studies) are an important part of the asset management process.

A depreciation report is prepared to estimate the repair or replacement cost and the expected life of major common elements. A depreciation report includes a physical component inventory and evaluation of property that the owners are responsible to maintain or repair. It provides a summary of repairs and maintenance work for common expenses that usually occur “less often than once a year or that do not usually occur”. Finally, depreciation reports include financial forecasting which will provide contribution scenarios that are a realistic assessment of the funds required for the purposes of undertaking major repairs to or replacement of the major common element building components. The multi-disciplinary team at Morrison Hershfield draws from its extensive experience with residential construction, rehabilitation and life cycling/costing and work with owners to prepare the depreciation report and associated funding scenarios. Using our technical and management skills, our in-house team of structural, mechanical, electrical, and building envelope experts ensures an objective, reasonable and balanced assessment of the common elements for capital expenditure forecasting.

New homes in BC must be built by licensed builders and be enrolled in a mandatory, third-party warranty insurance plan that meets the requirements of the Homeowner Protection Act. This mandatory warranty coverage includes a minimum of 2 years on materials and labour, 5 years on the building envelope and 10 years on the structure.

To be covered, the defect must be reported in writing to both the warranty provider and the building developer before the applicable warranty coverage expiry dates. Obvious defects may be easily identified by homeowners, but it is prudent to have a professional review full systems to ensure that they are functioning as intended. These reviews help identify potential problems. Morrison Hershfield can assist the strata in discovering and documenting defects that may be eligible for coverage. Our multi-disciplinary team is available to assist with all aspects of the warranty: building envelope, mechanical, electrical and structural.

During the design stage of building enclosure remediation projects, consideration may be given to changing the appearance and/or colour of the building. Many of our clients have found that these changes provide significant improvements to the value of their buildings, and the costs for undertaking the changes during the remediation are minimal relative to the costs of the entire project. Morrison Hershfield is an RCABC Accepted Inspection Firm and members of our staff are Registered Roof Observers (RRO) accredited by the Roof Consultants Institute. We are involved at the beginning stage of the project design and then direct all construction activities through to completion.
