NEWSLETTER IS LEGAL NOTICE Your monthly newsletter is “legal notice” to the membership. If and when

possible, notices of work being done throughout the association will be

attached to your newsletter, or articles of interest to everyone, as well as, Board Resolutions are placed in your

newsletter.

Off-site homeowners are required to supply a copy of the newsletter to their tenants as well, so they are aware of what is happening at the association. We thank you for keeping your tenants informed, as well.

SMOKING & CIGARETTE ENDS

There have been several complaints of some residents smoking and tossing their cigarette ends out into the common areas, but no specific address has been given of the resident that continues to do this. If you observe this activity, please e-mail

YEAR-END FINANCIALS & INSURANCE RENEWAL CERTIFICATE Attached is the 12/31/13 Treasurer’s Report on the association’s financial status, along with a copy of the association’s insurance renewal certification. Please keep this with your files, as you will need to present the insurance renewal to your

mortgage holder and/or if you are refinancing or selling your home.

In order for resident to receive the parking permit tags, we still need homeowners to complete the attached Resident Emergency Registration form and either mail, email or fax this to:

All vehicles parked within the HOA require the parking permit tag inside the vehicle. If you notice any activity of vehicles parking in fire lanes (in front of garages), please contact Management Solutions 24-hours day or night at: 4386 or 925-584-4401. You will need to supply the vehicle’s make, model, license number that the unit address that it’s parked in front of in order to get the vehicle towed, which will be done at the owner’s expense.

PARKING RULES REMINDERS

The Brooktree Square Homeowners’ Association require every vehicle parked within the H.O.A., to have the new hanger tag visible on the rear-view mirror displayed If not, the vehicle will be automatically towed without warning or notice and at the owner’s expense.

•All residents are required to complete and return a Resident / Vehicle Registration form to Management Solutions, in order to receive parking permit tags

•Replacement parking permit tags: First Replacement Fee - $15.00 Second Replacement Fee - $50.00 (These are for the new hanger tags)

•All vehicles parked within the association must have current license and registration •No stored vehicles allowed

•No inoperable vehicles allowed

•No vehicles with flat tires, up on blocks, jacks etc.,

•No vehicle maintenance is permitted. (Only exception to this is to get the vehicle running enough to drive it to a repair shop)

•All vehicles must be moved every 96-hours (This is a new City Code as well as, an association rule)

•No vehicle can be rear-end parked, due to the exhaust damaging landscape and/or going in through open unit windows

•No parking in front of the dumpsters or recyclable enclosures •No parking in fire lanes (This is an automatic $250.00 fine)

•Only two vehicles permitted to park within the association and owner’s must park in their deeded spaces or garages

•No storage is allowed in any garage that will not permit vehicles to be parked in them

PET RULES REMINDER Residents with pets, please observe our pet rules:

•All pets must be on a leash and under the owner’s control at all times within the common areas of the association.

•All pet owners must pick up their pet’s waste immediately.

•No pet is allowed to be kept on patios, balconies or in a garage left unattended. •No pet is allowed to be tied up in any of the common areas of the association. Also, please do not allow your dog to bark constantly, as this is a noise disturbance to other residents. You may want to purchase an anti-bark collar for your dog to avoid a violation letter and/or a possible fine.
