 Existing client owned 25MVA capacity sub-station supplied by two diverse Grid connections - station is mapped for upgrade to 50 MVA from a third diverse gird connection.

 Fibre connectivity is available through multiple providers from the adjacent Western Digital Corridor.

 Lands are available for lease or sale with potential for “options” on adjoining Lagan lands *

 Potential available (subject to planning permission) for on site wind energy of c. 9Mw

Sustainability Agenda” across all their activities:

• On-going energy reviews to reduce the use of fossil fuels and lower carbon production

• A Bio Diversity Park has been established at Kinnegad as part of its Biodiversity Action Plan for the lands.

• Site comprising 3.96 Ha site forms part of the extensive 300 Ha. Lagan Group grounds at Kinnegad, Co. Westmeath, Ireland

• Serviced by excellent transport links via the nearby M4/M6 Motorway

EXISTING SUPPLY.

The Power supply to the site is existing .

• Uniquely Lagan group own the 25MVA Sub-station which is located only 1km from the Data Centre site.

• Excess capacity of 15MVA and is supplied via two independent Grid connections at 110kV.

• Existing sub station c 10km. to Derryiron and c 28km.

• The Sub-station is road-mapped for an upgrade to 50mva by EireGrid in the near future at which time it will be further enhanced with a third Independent Grid connection.

POWER AVAILABLE TO DATA CENTRE

The facility presently exists to install two diverse grid connections directly into the Data centre. This is not an option with the majority of other available DC sites.

GREEN POWER

Ireland has met its EU target of generating 22% of energy requirements through renewables and is on track to achieve 40% by 2020.

Western Digital Corridor;

• The Western Digital Corridor consists of a 48 fibre and a 144 fibre optic cable system extending from North Dublin to Galway, and on to Limerick over a distance of 332kms.

• The high capacity Dublin - Galway fibre routes are lit today and owned by Eircom, BT and ESB Telecom .

Site and Proposed Development

The overall size of the site is c. 3.96 Ha. The Outline Planning Permission (Meath County Council Planning Register No. TA 120328) includes for a two storey data centre including ancillary plant rooms, office

accommodation and related services comprising a gross floor area of 5,304 m2. The maximum height of the buildings is 10.6 M.

Facility;

The external construction will be steel frame with cladding and glazing chosen to match local buildings and planning criteria. The features of the building and internal layout are as indicated on the accompanying drawings included with this information pack.

Internal Architectural;

Internal construction will utilise Unibond 100mm metal faced, 1hr Fire rated interlocking wall panels. These panels require no finishing as they are powder coated (white) at the factory. Doors and doorframes to all Data halls and plant spaces will be of steel construction with internal locking mechanisms and “masterkey” locking system in addition to electronic locks.

Basis of Design.

The design criteria for the facility will be based around end users specifications .

The site has the capability of having a full “Tier IV”

infrastructure as defined by the Uptime Institute.

M+E Infrastructure;

Power density and cooling topology are all user definable however the site is ideal for a high power density, free-cooling option. There is 15MVA*

immediately available from the on-site Sub-Station and an upgrade is planned in the near future by the Network provider.
