The delightful village of Wald-am-Arlberg is situated in the Arlberg mountain range which lies within the exclusive Vorarlberg province of Austria. The village offers superb snow sure skiing set in unspoilt surroundings and on your doorstep lies the family friendly Sonnenkopf ski area which is also covered by the Arlberg ski pass. The Arlberg ski region offers over 280km of piste on one pass and includes the famous resorts of Lech, Zürs, St. Anton, St. Christoph and Stuben which are only a few minutes drive away and boast some of the best nightlife and après-ski in the world.

Wald am Arlberg is 1 hour 20 minutes from Innsbruck Airport, 1 hour 10 minutes from Friedrichshafen Airport and less than 2 hours from Zurich Airport. For more information on this region please scroll to the end of the brochure.

– Arlberg Apartments

Construction of the Arlberg Apartments is due to start in April and they will be complete for Christmas. The apartments will be located at the entrance to the ‘village’ with unobstructed views of the mountains to the front and views of the landscaped gardens and chalets to the rear. This development is in the village of Wald am Arlberg and only moments from the local shops and restaurants. The apartments are just a 3 minute drive to the family friendly ski area of Sonnenkopf or a 20 minute drive to St Anton and Lech, all of which are also accessed by the ski bus which comes every hour to take you to the slopes.

The Arlberg Apartments are located in two buildings named Anton and Belinda and comprise 18 residences. Each apartment ranges in size from 1 to 3 bedrooms but they can also be easily combined to form a much larger apartment if required. The buildings are to be built in a traditional Austrian style and to a very high standard. They will have wood shingles on the walls which is typical of this region, as well as chunky overhanging roofs, wooden balconies and pretty window shutters. Each apartment will also have its own private parking place in the underground car park.

The apartments range in size from 44m2 to 82m2 and have generous living areas, kitchen, balcony, modern bathrooms; some with en-suite, and a lockable cellar compartment.

Optional furniture packages are also available and the developers have appointed interior designers to provide every comfort for owners should you wish for your apartment to be fully furnished on completion. The Arlberg Apartments will also benefit from a gourmet restaurant and bar with lounge area on the ground floor offering modern European as well as traditional Austrian cuisine. This is very convenient as breakfasts, lunches and dinners will also be served here so your apartment will have all the convenience of a hotel. In the summertime there will be tables and chairs on the terrace for owners and their guests to relax with a coffee or glass of wine and enjoy the views.

There will also be a swimming pool and spa area with sauna, steam room, beauty treatment rooms which can be used for a small charge. There will also be a janitor service, village shop, and sports shop.

No Rental Obligation

– complete flexibility

You can either choose to buy your apartment as a private “holiday home” or as a holiday “rental-home” the choice is yours. If you wish to rent your property out on a commercial basis so that it pays its way, there are also tax advantages as you may reclaim part of the VAT. Private Holiday Home – For owners wanting to make the maximum use of their apartments and have complete flexibility, they can rent their chalet privately to friends and family.

Rental Holiday Home – For owners wanting to maximise the potential income their apartment could generate by renting through a tour operator whilst it is unoccupied. There can be tax advantages to this, please see our Austrian fact sheet for further information. If you would like to rent your apartment in this way the developer has an operating company that can deal with your rentals.

Which ever option you choose, the dedicated management company can deal with the hand-over of keys for your guests, and a laundry and cleaning service will deal with the change-over when your guests have departed if you require.

The plot of lands where the Arlberg Apartments are to be built

Bank Finance

Austrian banks will fund up to 60% of the purchase price and can usually lend up to a period of 25 years. Variable interest rates are currently at around 3%, although it is possible to have 1-year or 5-year fixed rate mortgages too.

If you are taking a mortgage the fees involved add up to approx 4% of the value of the loan you will be taking. These comprise a bank set up fee of around 2%, an appraisal fee of 0.5% and you will also need to pay a 1.5% mortgage registration fee. All the financing fees can be incorporated into your mortgage if you like.

Purchase Costs

Purchase costs for buying a Vorarlberg Apartment work out about approx 8.1% of the gross purchase price. The Purchaser will be required to pay the notary fees after the contract of sale has been signed and the notary has sent off all the papers to obtain the foreigner purchase permit. Fees are calculated as follows:

Purchase Tax ‘Stamp Duty’ is 3.5% of the purchase price Entry to the Land Registry is 1% of the purchase price Notary’s fees – 2.6%

Winter & Skiing - Wald am Arlberg

The Sonnenkopf ski region is just a 2 minute drive from the Arlberg Chalets and Apartments and boasts excellent modern facilities with over 30km of groomed slopes between 1000-2300m including the challenging Vermalen run, providing skiing and snowboarding for all levels of ability. The magical themed “Snowman Land” offers children fun skiing lessons in their own private area ensuring visitors of all ages will be kept happy. Snowshoe hiking, off piste helicopter skiing and delightful sleigh rides are also on offer.

The après ski scene in Sonnenkopf is low key but none the less delightful with a mountain restaurant, Bundt hut and ice bars offering good food and hot chocolate. For those seeking to party until the small hours the nearby resorts of Lech and St. Anton have plenty to offer!

Winter & Skiing - St. Anton

Glamorous St. Anton has become the place to be for the advanced skier seeking a more challenging piste. The 120km of slopes lie between 1305-2650km, and the majority of them are red or black with over 40 fast modern lifts servicing them. The off-piste skiing in this area is legendary but should only be attempted by expert skiers or those with a guide. With an exciting terrain St. Anton has naturally become a Mecca for snowboarders ever seeking new thrills and is described by the World Snowboard Guide as “The best resort in Austria, with great freeriding for advanced and intermediate riders.” The large outdoor ice rink is open for skating or you why not try your hand at curling? For some really winter magic the hour long journey through the Vernwall Valley in a horse drawn sleigh is a must.

Winter & Skiing - Lech

Winner of Entente Florale “Most beautiful village in Europe 2004”, this picturesque alpine village with an exceptional snow record is one of the most exclusive resorts in Austria. A millionaire’s paradise, the Lech region has 117km of virtually treeless piste between 1450-2450m, all maintained by over 28 snow cannons. The exhilarating runs are suitable for all levels of ability, and serviced by 32 lifts including many modern chair lifts with heated seats. For snowboarders Lech offers serious snow-park action with its Boardercross, air park, half-pipe, quarter pipe, 360-degree steep-curve, waveride, and funpark with fun boxes, slides, pro-jump, jump, and inverted jump. Other winter sports available include ice skating, curling, sledging, paragliding, winter hiking and cross-country skiing. Undoubtedly something for everyone!

Après Ski - St Anton

It is perhaps not surprising that the Orient Express stops at St. Anton – this is the playground for the rich wanting to party late into the night! With over 60 restaurants and bars it is as famous for its après ski nightlife as it is for it’s fabulous slopes. Fresh from the slopes people often meet at one of the piste-side bars such as “Mooserwirt” when you can drink and relax until 8pm, then you simply ski down into the town where a vast choice awaits you. The most popular bar is undoubtedly “Kandahar” which serves exquisite Thai meals and lets you party until 6am, but there is plenty on offer here for every palate.

Après Ski - Lech

With more award winning restaurants than any other village in Austria, Lech is proud of its upmarket Après Ski scene. The village has 64 restaurants many of which are located in hotels but open to off-site guests. “Fux” is perhaps the most fashionable place to be with two restaurants serving a choice of Asian cuisine or the steakhouse diner offering a variety of meats including bison, ostrich and crocodile. Downstairs there is a stylish jazz bar offering an extensive range of cocktails, malt whiskies and cigars. Lech is home to over 30 bars including the hugely popular Tannberg ice bar and the champagne bar at Hotel Montana is also a favourite with visitors.

Summer – Wald am Arlberg

In summer Wald am Arlberg is a popular choice with cyclists and hikers. Mountain bikes are readily available to hire for those who wish to explore the 41km of cycling trails, all of which are well signposted. If walks through the beautiful scenic mountains appeal to you then you can ride on the gondola to the heights and visit follow the “Alpine Flower Nature Trail” across Sonnenkopf Plateau, and enjoy a drink or meal at the mountain restaurant while gazing down across the Klostertal valley.

Summer – Sankt Anton

The unspoilt valleys surrounding St. Anton offer visitors a host of activities to enjoy throughout their stay. There are 300km of signposted hiking trails and a further 200km of mountain biking routes, 2 swimming pools, golf, horse riding, mountain climbing and the incredible “Supersauser” summer toboggan run is not to be missed - a gondola will take you to 1400m then once in your toboggan you will speed down a 800m track full of sharp twists and over valley bridges – simply thrilling! The new “Arl-rock” sports centre is very popular with families and offers tennis, volleyball, bowling, indoor football, squash and climbing. For those who like to take things slower, in the centre of St. Anton is the famous Arlberg wellness centre with 3 swimming pools, saunas, solariums, gym and many indulgent treatments available.

Summer - Lech

During the summer months Lech becomes the ultimate resort for relaxation. A great favourite with families is the vast 60m heated forest swimming pool with giant slide and large paddling pool for children. Hiking and mountain climbing are of course very popular, or if you feel like viewing the spectacular scenery from a height you could try tandem paragliding decent from 2330m! There is also a golf academy, tennis, trout fishing and a small bore rifle shooting range to ensure you can easily find plenty to keep you occupied.
