St. Patrick’s Bridge
Calgary, Under Construction (Expected 2013)
Architect: RFR Owner: Calgary Municipal Land Corporation Project Cost: $25M Size: 180m, 3-span arch
Halsall, together with design partner RFR Architects of France, was selected from among 33 national and international proponents to provide structural engineering services for this new pedestrian bridge. The bridge is a key component in the redevelopment of Calgary’s East Village neighbourhood. It will link St. Patrick’s
Island with the East Village to the south and the Bow River pathway system to the north.
South Ridge Emergency Services Building
Okotoks, Under Construction (Expected 2012)Architect: IBI Group Owner: Town of Okotoks Project Cost: $11M Size: 30,000 ft2
Halsall is providing structural engineering services for this new three-storey
emergency services building that will accommodate Municipal Enforcement Services, the Fire Department and the RCMP. Targeting LEED Gold certification, the structure comprises structural steel with composite steel floors, concrete shearwalls and spread-footing foundations.
Renaissance ROM
Toronto, ON, 2007
Architect: Daniel Libeskind/B&H Architects Owner: Royal Ontario Museum Project Cost: $200M Size: 150,000 ft2
Halsall, together with ARUP, provided structural engineering services for the ROM’s dramatic expansion project. This included a new sloped crystal wing that is intimately connected to the existing historic building. Close to 3,000 tonnes of steel, 3,000 tonnes of steel pieces, 40 tonnes of bolts and 9,000 tonnes of concrete were used to construct the crystal. The project won an Award of Merit at the Canadian Structural Steel Construction Awards.
Credit Valley Hospital / Peel Regional Cancer Centre
Mississauga, ON, 2010Architect: Farrow Partnership Owner: Credit Valley Hospital Project Cost: $350M Size: 750,000 ft2
When the architects chose to feature wood in the hospital’s public spaces, Halsall was engaged to create a structural design that would enable 2 ½-storey curved, tree-shaped glulam wood columns to support the roof. We also helped develop and test a new, state-of-the-art fire suppression system to allow use of combustible materials in a hospital setting. The project has won numerous national and international awards.

GREEN PLANNING AND DESIGN
Halsall is a market leader in helping clients

We have worked on over 500 green building projects, including new building development projects, green building benchmarking and retrofits for some of Canada’s premier office towers, and over 1M ft2 of tenant fit-ups.

Calgary City Centre
Calgary, Under Construction Client: Cadillac Fairview Scale: 850,000 ft2 Building Type: Commercial Office TowerFor Cadillac Fairview’s flagship office development in downtown Calgary, Halsall is working to achieve an aggressive energy performance target of more than 40% energy cost savings over code. The combination of high-performance curtain wall, efficient lighting strategy and a well-designed mechanical system is contributing to the building’s modelled performance.

As part of 20 Vic Management’s long-range Energy Master Plan, Halsall was engaged to do an Integrated Energy Assessment (IEA). Combining a traditional energy audit with retro-commissioning, energy management and energy capital planning, the IEA enabled 20 Vic to identify energy conservation measures to support its commitment to continuous energy performance improvement.
University of Calgary Downtown Campus
Calgary, 2012 Client: University of Calgary Scale: 170,000 ft2Building Type: Institutional
On this project, Halsall used full building energy simulation to validate design assumptions and improve overall performance of the building envelope and the mechanical and electrical systems. As a result, the building is expected to save over 30% of energy costs compared to the Model National Energy Code for Buildings reference building. The project was awarded the 2012 Calgary Downtown Association Vitality Award for enhancing urban design and contributing to the neighbourhood’s transition to mixed-use development.

In addition to managing GWL’s pursuit of LEED EB certification, Halsall is supporting the client’s commitment to sustainability through retro-commissioning. This is enabling GWL to identify potential energy savings.

CAPITAL PLANNING
Halsall provides capital planning services for all types
of commercial, retail, industrial, institutional and
multi-residential facilities. Capital plans provide property
owners and asset managers with a financial forecast
for the capital renewal projects that will be required
to maintain a property.
Capital planning is typically completed at the time a property is purchased (usually called “physical due diligence”), when a property is refinanced (to provide the lender with assurance regarding the condition of the asset) or simply as part of a proactive planning process.
Halsall also provides Reserve Fund Studies for Condominium Corporations and Performance Audits for new condos.

London Towers
Calgary, 2012 Client: StoneCap Realty Partners Service: Pre-Purchase Due DiligenceHalsall provided pre-purchase due diligence reporting on this 21-storey, 369-unit condominium and connected parkade which are part of a combined four-tower residential high-rise and low-rise commercial complex. As this was a newer building, we were able to minimize our client’s obligations by identifying a number of concerns that still had warranty coverage.
Scotia Centre Complex
Calgary, 2011 Client: Scotia BankService: Vendor Report and Capital Planning
When offering this 42-storey office tower for sale, Scotia Bank relied on our property condition assessment which included a full review of the structure, building enclosure, site work, elevators, and mechanical, electrical, plumbing and active fire safety systems. Scotia Bank ultimately retained ownership control of the building and the capital report will continue to be used to plan for future costs associated with maintaining this Class “A” building over the next 10 years.
Fairmont MacDonald
Edmonton, 2003-2011 Client: Fairmont HotelsService: Capital Planning
Halsall has been providing capital planning support at this historic hotel since 2003. Having done a complete review of the building’s unique features and components, we were able to assist Fairmont in planning for their eventual replacement. We have also provided restoration services for certain aspects of this building which is designated a Municipal Heritage Resource by the City of Edmonton.
The Windsor
Calgary, 2011Client: Windsor Condominium Corporation 0715716 / Simco Management (Calgary) Inc. Service: Reserve Fund Study
Built in the 1970s as a rental property, this three-storey, 42-unit complex was converted to condominium units in 2007. In 2011, after the first five-year update window had passed, Halsall was engaged to do a Reserve Fund Study. By providing the Condo Corporation with three different funding scenarios, we were able to assist them in custom-tailoring their fees and funding plans to reflect their specific needs.

Taylor Family Digital Library
Calgary, 2011 Client/Property Manager: University of Calgary Owner: University of CalgaryScale: $1.2M
When a major hail storm damaged the newly installed PVC membrane during the late stages of construction of this six-storey high-tech library, Halsall was engaged to design a roof replacement. Our solution allowed the University to maintain as much of the existing roof system as possible, thereby minimizing extra costs and reducing the amount of material being sent to landfills. We also worked closely with the University to facilitate the work within a tight schedule so the library opened to students on time.
Edmonton Clinic North
Edmonton, 2011 Client/Property Manager: University of Alberta Owner: University of AlbertaScale: $130M
Halsall was part of the design team, providing cladding engineering services on this five-storey clinic on the University of Alberta campus. Optimum performance of the curtain wall system was achieved through advanced technology and rigorous testing at the design, installation, construction and commissioning phases. A full-size mock-up test of the system prior to fabrication, and weekly reviews to identify and resolve breaches of the air barrier, saved our client from having to undertake costly and disruptive repairs after the clinic opened.
The Core Parking Garages
Calgary, 2008 – Present Client/Property Manager: 20 Vic ManagementOwner: SITQ/AIMCO Scale: $2M
In 2008, when the three parking garages serving TD Square, Holt Renfrew and The Bay were beginning to deteriorate, Halsall was engaged to evaluate their condition and recommend repairs. As these three properties make up Calgary’s only downtown shopping centre, maintaining their garages in good condition is an economic imperative. Halsall’s solution involves a multi-year phased repair program for each garage, allowing the garages to continuously operate throughout the renewal process.
Chateau Lake Louise
Lake Louise, 2003-2008 Client/Property Manager: Fairmont HotelsOwner: Oxford Hotels Scale: $4.5M
Halsall was engaged from 2003 to 2008 to evaluate, recommend and oversee cladding and roof renewal programs at this iconic Canadian landmark that welcomes 3.5 million tourists annually. Halsall managed these projects to ensure minimal disruption while respecting the heritage nature of the building facade and site.
