1978 single storey masonry facade building (2710m²) with flat roofs has an 1982 masonry addition (67m²) for bulk storage and yard storage, the total building area not including the mechanical mezzanine (93m²) is 2777m².

This heath care centre is no longer a hospital, but a Long-Term Care facility for medically stable people who need 24/7 nursing care. In general, the type of care it provides can include personal care, feeding, bathing, medication administration and attending to medical/nursing needs.

The Health Care site is approximately 100m east for Roadway 893 and the landscaped area covers approximately 1.3 hectares (extent of property lines is unknown and may extend from first Avenue along the south side of the building north to township road 512).

In general this facility and its elements are in acceptable condition.

General Summary:

Structural Summary:

The building structure consists of deep concrete foundations (assumed to be pile and grade beams as no foundation details were available). The superstructure consists of steel columns, beams and joist in combination with concrete block bearing walls. The floors are of concrete-filled steel floor deck on steel joists over a crawlspace. The non-load-bearing walls are of steel stud type with gypsum board cladding.

The structural elements of this building are in good condition.

Envelope Summary:

The exterior façade consist of a combination of brick and prefinished metal cladding. The windows and public use doors are commercial grade sealed glazed units in aluminum frames. Utility doors are hollow metal doors in pressed steel frames. Overhead doors are painted metal insulated doors. The roofing is conventional built up roofing system at all flat roof areas with prefinished metal roofing being used at all pitched roofs. The foundation insulation is visible at some locations.

In general the building envelope is in good condition.

Interior Summary:

The flooring is predominately linoleum with epoxy coved bases forming boarders. Carpet flooring with rubber bases are installed in the administration areas. Epoxy floor and quarry tile flooring and bases are installed in combination in the kitchen and prep room areas. Painted concrete floors are confined to service rooms. Most walls are either painted concrete block or gypsum board surfaces are painted. Some have ceramic tile wall finishes in wet areas. Protective wall coverings are installed within some corridors and along some walls in the patient rooms.

The building interior in general is in good condition.

Mechanical Summary:

The facility is heated by two gas fired hot water heating boilers that supply perimeter finned tube radiation, force flows, unit heaters and a heat exchanger. The heat exchanger heats the glycol for the heating coil in the air handling unit. The air handling unit is made up of supply air fan, glycol heating coil, cooling coil, mixing section and filter section. There is a rooftop makeup air unit for the kitchen. Domestic hot water is heated with hot water (from the boilers) coils in the bottom of two storage tanks. There are showers in a few of the rooms and a central bathing room with an institutional bath tub.

The water closets are floor mounted and flush valve and there are both counter mounted and wall hung lavatories. There are water softeners for the facility.There is an oxygen system, medical air and vacuum system.

Pendant hung, surface mounted, recess mounted, and wall mounted fluorescent light fixtures with T8 lamps and electronic ballasts. LED exit signs.

Surface and wall mounted incandescent light fixtures at entry vestibules. Wall mounted high pressure sodium light fixtures installed to illuminate patios. Notifier fire alarm system with horn/strobe alarm units. Keypad security door access system to exterior doors of building. NEC telephone system. Rauland nurse call system. Cat 5E data system.
